River Perch on the Cacapon: private home on 27 acres and 1200 ft of riverfront

Take it easy at this unique and tranquil getaway on the Cacapon River just 2 hours from downtown DC. This newly remodeled private home is situated on 27 acres with 1200 feet of river front to explore. The home has 3 bedrooms, 2 full baths, living room, sunroom, stainless kitchen and a full length porch with outdoor dining for 10. Watch the bald eagles fly overhead or just listen to the music of the Cacapon run past your house. Our high speed WIFI makes it ideal for remote work.

We provide everything you need, including all linens, bath towels/hand towels/washcloths, extra ‘river’ towels, paper towels, toilet paper, fully equipped kitchen for the discerning chef including basic spices and sugar, shampoo/conditioner/body wash, hand soap, and dish soap/detergent.

In addition to the 3 bedrooms (2 with queens and 1 with 2 twins), there is a queen pull-out couch for an extra guest or two. Ascending the stairs from the driveway, you will immediately be able to take in the incredible river views from the deck that spans the entire front of the house.

Maximum of 2 dogs permitted for an additional fee

Guests can enjoy fishing, kayaking, swimming, and more just a few hundred feet from the front of the home! Or enjoy the river by just sitting on the edge of the river in the comfortable river chairs provided by River Perch.

As River Perch is near many national forests, national parks, and state parks, it makes a great starting point for exploring this part the Appalachian and Blue Ridge mountains. Shenandoah National Park (48 miles), Cacapon Resort State Park (26 miles), Lost River State Park (42 miles). Hiking in the George Washington National Forest or the Nature Conservancy's Ice Mountain are less than 20 minutes away.

Our German friends loved this house - the beautiful stretch of the Cacapon, the comfortable bedrooms and spacious living areas. The kitchen is well equipped and allowed them to prepare some Thanksgiving dishes as well as breakfast each day. Glenn was a terrific host and easy to communicate with throughout the stay. Thank you!

Simply put, this property is amazing! The scenery and surroundings are so tranquil and beautiful. My family and I enjoyed making s'mores at the fire pit, while listening to the river. We also enjoyed tubing and fishing the river as well. The house itself is well equipped and has all the modern amenities you could want or need. The host is easily one of the best hosts I've had in all of my travels and vacations. He is extremely attentive and responsive and gives great advice and recommendations on what to do in the local surroundings.We loved every aspect of our vacation at this beautiful location and we plan on making it a yearly trip!

Glenn was super communicative and answered all our questions beforehand. He was so nice and even provided s'mores kits and brought us some of his garden's produce as we were leaving. The property is wonderful and at a perfect place on the river. You can ride the rapids over and over on the provided tubes or put in further up and take a leisurely float to the house, which we did many times. You can hear the gentle rapids on the porch, and it's very peaceful. The house itself has literally everything you need including a hose under the porch to clean off after the river, a washer and dryer, a fully appointed kitchen, toilet paper and paper towels, and plenty of river towels. Glenn told us many cool things to do in the area, but we were having so much fun at the house that we only left once to go to a restaurant he recommended, Bonnie Blue. It was delicious. We will try to come back next year!

Wonderful Getaway

The visit was amazing! Although we had high expectations based on previous reviews, we were not disappointed. The house is very modern and spacious. The deck and the view of the river can't be beat and we wouldn't change a thing. We also got to meet Glenn who was incredibly responsive. We'll definitely be back with more family.

Amazing gateway weekend location!

We had an amazing stay at this property! The house was even better than expected—spacious, spotless, and beautifully designed with everything we needed for a comfortable getaway. The beds were incredibly comfortable, and the outdoor space was perfect for relaxing and enjoying the peaceful surroundings.Glenn was an outstanding host—super responsive, friendly, and quick to answer any questions we had before and during our stay. Beautiful getaway!

We had a wonderful 5-day getaway at the River Perch! The three kids spent hours on the river each day, we went tubing and kayaking, we got to see our dog enjoy her first real swims, and then we got to relax in the very cozy, very clean house with the beautiful front porch view of the Cacapon. Glenn made sure we had everything we needed throughout our stay and was incredibly friendly, helpful, and welcoming. Highly recommend this spot for a trip away!

Glenn, the host was truly the best. Accommodating in every way. The house was clean, spacious and located on a manicured lot. The view was awesome. Right on the river. We ate every meal on the outside covered deck. Every aspect of our stay was awesome. Our only regret was we had to leave. I can't say enough good things about this awesome property and host.

River Getaway

We absolutely loved the River Perch! The house was perfect and the location overlooking the river was amazing. Glenn was the best host. Our trip was short and sweet but he made sure we made the most of our time there. He recommended a wonderful hike, set us up for tubing, told us where to get the best burger (it was the best), and showed us a great spot for a sunset hike. It was an unforgettable trip. We loved it!

You might have thought you stayed at a place where the owner put a lot of thought into taking care of you, but you’ve never stayed here, I travel for work I book through vrbo three out of the four weeks of a month by far the best treatment and presentation by a host I’ve ever had my hats off to this host for the tremendous thought and effort he has put into you!!! Little piece of heaven on the river!

River Perch was amazing! We had a wonderful family long weekend in November with our two labs. Even in November, the kids and dogs had a fantastic time in the water- tubing, fishing and wading. The river was relatively shallow- no deeper than thigh high on my 12 year old. My husband tried to fish, but after 3 days gave up. Super quiet, clean, remote and has everything you need. The Wi-Fi was strong and reliable and the TV was fully equipped with all streaming apps. The fire pit was stocked with firewood and the gas grill was super convenient. We would have loved to use the two chimneys in the chilly evenings but they appeared to be decorative. The kitchen had everything you needed to cook with- knives, cutlery, pots, pans, cookie trays, and even some basic spices. The coffee pot (not Keurig) , toaster and microwave were also helpful to have on hand for movie night and breakfasts. Place was super clean, newly renovated with a clean, modern feel- just beautiful! And the hosts could not be lovelier. Glenn answered all our questions and even left us s’more kits and a bottle of wine for our arrival. Check in was a breeze, instructions provided were easy to follow. The little town of Yellow Spring is about 4-5 miles away and has a Dollar General, gas station and a few smaller shops in case you run out of the basics. Could not recommend this place more! We hope to be back in the spring!

A perfect stay in a serene setting

We had an amazing short stay at River Perch. Glenn is an exceptional host and the home is perfectly appointed for a relaxing stay. The house is newly remodeled and they did an amazing job. The view of the river is stunning from both of the living areas and the deck is perfect. The kitchen has everything you need to cook and was very clean. The 3 bedrooms were set up wonderfully and there were plenty of towels (and beach towels!). The river was so fun and a great spot for bird watching. We ate some s’mores down at the river over a fire which was a perfect end to an absolutely lovely stay.

Weekend with the Grandkids

This is absolutely the best rental we have experienced through VRBO so far. Mr Glenn was the best host and communication was prompt. The house is lovely and the river is even better. Our young ones had so much fun riding the available tubes down the river. Quiet and secluded but only minutes to town. We will definitely be returning.

Listen to the river flow by

My family had a lovely time. The house and location were just right. Big, well equipped kitchen, comfortable beds. Enjoy the river from the covered front porch or walk over to the riverside and sit near the waters edge. Large fun tubes available to float in the cool water. Bring a mask and snorkel and look for crayfish in the rocky shallows. We visited nearby markets in Capon Bridge and Wardensville for fresh produce and interesting local crafts. Some of us brought mtn bikes and road some nearby trails.

July 4th 2024

I booked this home for July 4 for four nights with my son mainly for fishing and the close proximity of the river. Our stay turned out to be so much more. Glenn and his wife are excellent host. We got to see their family fireworks, use their kayaks, tube down the river and Glenn showed my son how to do some fly fishing. They were also very knowledgeable as to where to venture nearby for food and unique gift shopping. The home is lovely, very clean, recently remodeled and well kept. The river is so clear we could see fish and crawdads everywhere.. It was a great retreat to return to nature. It’s nice that you can’t see any other homes and this area is very quiet, but there are people nearby so you’re not completely isolated, which was comforting for me. I definitely plan to stay again, it’s a very special place.
