King Suite + Sleeps 10 - Cozy Deltona Home

When you walk into the home, you’ll immediately notice the open, welcoming layout that makes it easy to cook, relax, and spend time together. This space is designed to be comfortable yet functional.

The king suite includes a private en-suite bathroom, plus a desk and mirror for working remotely or getting ready. Two queen bedrooms offer cozy comfort for family or friends. The living room has a full-size sleeper sofa, and a queen air mattress is provided to accommodate larger groups, sleeping up to 10.

The fully stocked kitchen includes cookware, utensils, and a coffee maker for easy meals at home. You’ll also find Smart TVs, 1 Gig Wi-Fi, and bright, modern updates throughout. The home has been thoughtfully refreshed to balance space, comfort, and style.

Guest Access
Guests have private access to the entire home. The garage is not available as it is used separately.

Use the private entry for easy check-in. Enjoy the shared backyard, perfect for relaxing in the evening. Park on the left side of the driveway (fits 2–3 cars) or on the street. A smart lock is provided for quick, secure entry. Every detail has been set up for a smooth, comfortable stay.

House Rules

No smoking or use of fire inside the home. This includes vape pens, marijuana, candles, incense, or sage. Violation will result in a 200 per day charge.

No parties or events of any kind, including social gatherings.

No loud music

Quiet hours begin at 10 PM

Local residents must contact the host before booking

Guests must provide a valid working phone number

Pets: Allowed only at the host’s discretion. If approved, fees apply: 25 per night for 3 nights or less, 100 for reservations over 3 nights, 100 per month for long stays. Only one pet per reservation. Unauthorized pets: 75 per night plus immediate removal without refund.

Late check-out fee of 50 per hour applies after 10:00 AM if not authorized.

A small deposit hold will be placed on your credit card before arrival to cover accidental property damage. It will be released after checkout.

Property inspections: Report all issues, including inadequate cleaning and damage, within 24 hours of check-in. The host reserves the right to enter the property to perform inspections, repairs, or maintenance.

Guests with reservations over 30 days must sign the standard lease agreement and complete a background check before check-in.

Third party amenities such as hydro, gas, internet, Roku, Netflix, and other streaming devices are beyond host control. For reliable internet, bring a personal hotspot. Service interruptions do not qualify for refunds.

The host is not responsible for accidents, injuries, or illnesses on the premises. Use of property or community amenities, including pool, spa, BBQ, or gym, is at your own risk.

The host is not responsible for loss of personal belongings or valuables.

Minimum handling fee of 50 plus shipping and packaging applies for returned items. Requests must be made within 48 hours of departure.

Mail service is not supported. All packages will be rejected. Consider a temporary mailbox at UPS or USPS.

EXTERNAL CAMERA - For your safety and security, we have an exterior camera at the front entrance of the property that records video and audio. No cameras are inside the home. Disabling, obstructing, or tampering in any way with any of the safety or security devices will result in a $250 fee for each occurrence and cancellation of the remainder of your reservation with no refund.

Do not burn candles, incense, or open flames.

Excessively dirty units will incur an additional cleaning fee.

Lost house key, fob, or parking pass will result in a 250 replacement fee.

Violations of the house rules will result in immediate removal from the property without refund of remaining nights.
