This house is perfectly located in the hot Berkeley neighborhood, across from the JimBaker Reservoir, close to the LightRail Station, restaurants, & entertainment and just a few mins to OldeTown Arvada

This house has 4 bedrooms:
Mather bedroom with a king size bed (main floor)
One bedroom with a queen size bed (main floor)
One bedroom with full size bunk beds (main floor)
One bedroom with a queen size bed (downstairs)
There is a pull out couch on the main level as well as one downstair.

Vibe: This home has a fun, modern vibe for groups ready to cook and enjoy great meals, enjoy the outdoor space with the full size pickleball court, hang out around the fire pit, and enjoy what the Denver area has to offer. There main level has a brand new kitchen with giant island, 2 refrigerators, built in drinks cooler, rich wood style and lots of room to hang. The backyard is set up to hang out and relax in under the trees in warm weather, or enjoy the indoor hot tub in any weather. The home is very central to all the major attractions of the greater Denver area - See Neighborhood Description!

Common Areas: As you enter in the home you are greeted with vaulted ceilings and an open layout for the new kitchen, large dining table, and TV upstairs living room. This is an amazing space for hanging out or making meals. This space flows into the sun room with the indoor hot tub, couches, and gaming tables. Double doors open up to the Pergola covered outdoor space with outdoor dining table, gas fire pit, large real fire circle, grill, grass area, and new full size pickleball court. The basement has another Tv and lounging area, ping pong, mini air hockey, and small play room hidden under the garage.


Bedroom Layout: There are 4 separate bedrooms and a pull out couch in the basement. There are 3 bedrooms on the main level - a primary bedroom & bathroom with a king size bed, secondary main level bedroom with a queen size bed, and a 3rd main level bedroom with full size bunk beds). There is 1 bedroom with a queen size bed and full bathroom downstairs. There is a pull out couch in the downstairs TV area.

Parking: There is 1 car garage, a large U shaped pull through driveway for up to 5 cars, and an extended parking area for larger vehicles on the side of the home. We are only allowed one curb cut so 1 side of the U shaped driveway does drive off a 4 inch curb.

PETS:
Pets are also allowed but MUST be disclosed PRIOR to booking. There are NO pets allowed on furniture or bedding. Guests will be charged $250.00 if dog hair is on couches or in the bedding. Please pick up and dispose of ALL pet waste! Any pet waste not cleaned up will result in an additional $100 clean up fee.

We really enjoyed the open space inside and accommodations for a large group of people. The kitchen island is huge! Pickleball court was used almost daily. The beds were comfortable. We had 2 minor issues when we arrived but host response time was fast and took care of everything! The outdoor table was only large enough to seat 4 but it was chilly so we didn’t plan to use that space anyway. We recommend this to others!

The home was comfortable and had potential, but it did not fully match the photos. The hosts did an excellent job of staging the listing, but the property felt more dated and less clean than expected upon arrival. The hot tub wasn’t working initially and was missing a side panel, though I was able to reset it and get it heating again. The paint on the ceiling near that area was peeling, and the air hockey table was unfortunately not functional. There was also a lingering smell throughout the home and a bit of dust in several areas. Overall, it served its purpose, but guests should be aware that the photos present the home in a more polished condition than what you’ll find in person.

Stayed for a destination wedding for our daughter in Red Rock. House was very convenient to downtown, groceries, and light shopping. Property was very clean and well stocked. Enjoyed the easy access to walking path just across the street.

Didn’t get to play on the pickleball court but absolutely Loved that right across the street was a 1.4 mile loop around a lake. We walked/ran every morning we were there. So much room in the house for all of us to have privacy.

Family vacation

My family of 7 arrived to celebrate my husband’s birthday and attend a Rockies game for the July 4th holiday. The house itself is very spacious and looks just like the pictures. We arrived close to 5pm and found the inside of the house very warm. The temperature outside was in the 90’s and the thermostat was set to 78. That with the skylights in the living room and the ceiling fan not working, it made it difficult to cool down. We did lower the thermostat but the house really didn’t cool down until the next morning. Fortunately there was a fan in one of the closets so that helped. The basement stayed cool though so if your fine hanging out in the basement then you will be fine. We did communicate the heat issue with the owner. He suggested closing the basement vents. The kids enjoyed the hot tub and the pickle ball court but the air hockey table did not work, nor did the outdoor firepit so if you are counting on using those then you might wanna confirm they are working. The house is in a good location however there is lots of construction going on right in front of the house. Not sure how long that will last. Overall our stay was good.

Our family loved the property-the location close to Regis, the pickleball court, the patio, the hot tub, and the living/tv. Manager was great w/ communication and answered our questions promptly. Our family thought it was the best vrbo we’ve stayed in the Arvada area.

Everything was very clean and neat. There was a lack of batteries in the upstairs remote and the air hockey table doesn’t work but other than that, it was perfectly accurate. The pickleball court could use some maintenance though, the net looks broken.

Great stay as usual!

This is our fourth year staying here for national western stock show, we work it every year. It always feels like coming home, there’s plenty of room for all of us staying and plenty of parking for our trucks. Definitely recommend!

Amazing family get-away!

Our extended family stayed here for Thanksgiving and it was PERFECT for a large food and games centered gathering. We had 5 people working in the kitchen and it was a perfect space!The pickleball and ping pong were a huge hit as well.Easy to get into downtown, and out to Red Rocks.Thank you for the perfect gathering spot!

Great location super close to red rocks and not far from meow wolf. It comfortably slept our group of 10. Definitely take advantage of the pickleball court and the basement! Also, kitchen and outside area is great for group meals.

Not as nice as pictures

The bathrooms had hair on the floor when we walked in. They did not look cleaned. The rooms smelled like pee. The bedding was yellow not white like its supposed to be. Bring your own blankets because there are not a lot. Both bathroom doors squeak. So if you plan on using the restroom at night plan on everyone waking up. The train is close so plan on that keeping you up all night. The kitchen was nice. It took my husband a half an hout to sweep the leaves off the pickle ball courts to use it.

The drive way was hazardous and caused damage to our cars. The showers all needed some sort of repair. The kitchen and living space was great and the outside space was amazing. The beds all slept well. Would be a great space for a celebration.

Great Location!

We loved staying here. It was a great location. We visited Denver, Boulder, Golden and Red Rocks. 30 minutes or less to any of these locations. This house would be great for a large group. Great kitchen for thanksgiving or Christmas. The hot tub was nice and the teens loved playing pickle ball. The basement was perfect w hockey table and ping pong. Good times had by all.
