Car access only: accessible exclusively by vehicle. During winter or snowy conditions, we strongly recommend using a 4WD or AWD vehicle to ensure safe and reliable travel on rural, wooded roads.

- Routine maintenance, such as lawn care or snow removal, may occur during your stay. Weâll do our best to minimize any disruption.
- Parking is allowed only in designated areas provided at the home.
- Smoking is strictly prohibited inside and outside the home.
- Weapons of any kind are not permitted on the property.
- Electric vehicle (EV) charging is not allowed due to fire safety concerns.
- Tents, yurts, RVs, and other camping equipment are not permitted on the property.
A Note About Wildlife
Our home is in a peaceful, wooded setting where wildlife is a natural part of the environment. You may see deer, birds, squirrels, or other small creatures during your stay.
To ensure your safety and preserve the natural balance:
- Please secure all food and trash indoors or in closed and secured bins. - Do not leave pet food or snacks outside. - While wildlife encounters are rare, never feed or approach animals. - Enjoy observing from a distance and help us protect the local habitat.
Vacation Rental Agreement
IN CONSIDERATION of the rent received and the mutual promises herein, the owner of the subject property, (âOwnerâ), does hereby grant temporary occupancy to you, hereinafter referred to as âGuestâ, to certain property described below and under the following terms and conditions (âAgreementâ).
1. PROPERTY: The term âPropertyâ will refer to the one-family dwelling, grounds, land, interior and exterior furnishing, and equipment, materials, and supplies at the premises located at XXXX
2. MAXIMUM OCCUPANCY: The maximum number of overnight guests for this property is limited to 6 persons unless arrangements are made and agreed to by Owner in writing prior to check-in date.
3. OBLIGATIONS OF THE PARTIES: It is understood that Guest is responsible for all damages. The Owner is not responsible for lost or stolen items. Nor is the Owner responsible for any loss or damage to Guest`s property. Any damage incurred to the Property or house furnishings will be the responsibility of the Guest.
Guest acknowledges that at the commencement of the rental, the property is in good and substantial repair except for any defect Guest may report to Owner during the first day of the rental. Any damage or breakage caused by guests must be reported to the Owner on or before the day of departure. The Owner is not responsible for any inconveniences that may occur for which they have no control. This includes, but is not limited to power outages, adverse weather conditions, mandatory evacuation, construction, mechanical or amenity-related failures such as television, etc. No refunds will be given for occurrences beyond the ownerâs control.
4. GUEST RESPONSIBILITIES: It is fully understood that the property should be left in reasonably clean, sanitary, condition; Guest agrees to be responsible for any repairs necessary due to their negligence (or their Guestâs).
5. SPECIAL EVENTS: Guest may not throw a party or large gathering at the premises without express written permission of the Owner. A large gathering is defined as greater than six persons.
6. NOISE: Although the house and grounds are private, there are neighbors in the vicinity. Guests agree to keep noise to reasonable levels, especially during nighttime hours.
7. INDEMNITIES: Any unsafe or dangerous condition must be reported to the Owner immediately. Guest acknowledges that the use of the property is entirely at Guestâs risk. Guest shall indemnify and hold harmless Owner from any expenses, costs, damages, suits, actions, or liabilities arising directly from Guestâs use of the property, grounds, decks, stairs, fire-pit, common areas, and any other items on the property. Guest also agrees to defend the owner and his agents from any lawsuit alleging damages and/or personal injury that occurred during the Guestâs rental of the property, provided the incident was due to the Guestâs actions or negligence. Guest assumes liability associated with their Invitees, and agrees to indemnify and hold harmless Owner for any damages or liabilities caused by such Invitees.
