**(October-May) Please note, the spa is always heated; however pool heating is available at an additional cost of $100 per day. We can heat the pool to 85 in any weather but it is expensive with natural gas. There is no pool fee in the summer months. The pool has an electric rolling safety cover that should be closed at all times when not in use for safety and heating reasons.

All of our vacation rentals are fully furnished and have a kitchen with appliances including a refrigerator, microwave, oven, stove, electric kettle, traditional drip coffee maker (ground beans), toaster and blender. Certain properties may have specialty appliances such as a crockpot or Keurig coffee maker. Please check the property description for your specific vacation home to confirm.

Kitchen:
Properties are equipped with the following items to accommodate the max occupancy of the home: basic dining, cooking and serving essentials including plates, bowls, silverware, wine and drinking glasses, cooking utensils and kitchen accessories such as can opener, wine opener, measuring spoons and more. We also provide some basic spices including salt and pepper. No other cooking essentials or supplies are guaranteed to be provided (oil, sprays or other cooking ingredients, foil, cling wrap, etc.). No coffee or pods are provided and are not guaranteed.

House Supplies:
Your home will be stocked with an initial supply of trash bags, paper towels, kitchen sponge, hand soap, dish soap, dishwasher pods, toilet paper, and laundry detergent.

Listing does include Washer & Dryer.
The property is equipped with a specific quantity of bath and pool towels to accommodate the max occupancy of the home. The bathrooms are stocked with shampoo, conditioner and liquid body wash. There are also fully equipped laundry rooms with washer, dryer, ironing board and iron.
Pet policy: maximum 2 dogs! You must notify me before bringing pets. Please make sure to clean up after your pets. My cleaners are not expected to do this type of pet clean up.

Liability Waiver:
You understand that swimming and use of Spa/Hot tub/Jacuzzi is at your own risk and that special risks may be involved with swimming and use of Spa. You accept full responsibility for any bodily injury arising from swimming and hold owner harmless. You understand there are potential dangers that swimming and may present to children who are not carefully supervised, as well as the danger to any person swimming and if a person has health risks, or if a person swims, while intoxicated or using any kind of drugs or medication, or while pregnant. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and for the consequences of those in your party. You agree to waive any claim whatsoever against owner for accidents or claims arising from swimming and use of Spa. All VRBO Guests in my party acknowledge and agree that they have read and understand this waiver and they acknowledge that confirming below constitutes a binding and enforceable contract between VRBO Guests and VRBO
Host.

By using the baby gate/fence at this rental property, you agree:

To assume all risks associated with its use, including injuries from improper installation or wear.
To release, indemnify, and hold VRBO Host harmless from any claims or damages arising from use of the gate.
To ensure correct installation per manufacturer's instructions and regular checks for safety.

By using the gate, you acknowledge understanding and agreement to these terms.

Sauna Use Guidelines
Welcome to our relaxing sauna! Enjoy the authentic Finnish-style sauna experience with heated stones and ambient lighting. This is a private outdoor sauna perfect for unwinding after a day of adventure. Maximum capacity: 4 guests. Sessions limited to 15-20 minutes to ensure safety.
Important Operating Instructions
To ensure a safe and enjoyable experience, please follow these guidelines at all times:

Follow posted instructions only: Operate the sauna exactly as described in the laminated guide located inside the sauna door. Do not deviate from these steps.
Temperature control: Set the thermostat to no higher than 80°C (176°F). Allow 30-45 minutes for pre-heating before use.
Hydration and timing: Drink plenty of water before and after. Exit immediately if you feel dizzy, overheated, or uncomfortable. Children under 12 and pregnant guests are not permitted without adult supervision.
Clean up: Remove any debris from benches and floor after use. Refrain from using lotions, oils, or sprays inside the sauna.

Strict Safety Warnings

NEVER touch the heater or coals: The electric heater and stones reach extremely high temperatures (up to 300°C/572°F) and can cause severe burns on contact. Coals are not for handling—do not add, stir, or adjust them yourself.
No loose clothing or towels on heater: Keep all items away from the heating elements to prevent fire hazards.
Supervision required: Never leave the sauna unattended while in use.

Hold Harmless Agreement
By using the sauna, you acknowledge and agree that sauna bathing involves inherent risks, including but not limited to burns, dehydration, heat exhaustion, slips, falls, or allergic reactions. You confirm that you are in good health and have no medical conditions that could be exacerbated by sauna use (e.g., heart conditions, low blood pressure).
You hereby release, waive, and hold harmless the host, property owner, and VRBO from any and all liability, claims, demands, or causes of action arising from injury, damage, loss, or death resulting from your use of the sauna, even if caused by negligence, to the fullest extent permitted by law. This includes agreeing not to sue or pursue legal action for any sauna-related incidents.
