Nestled on a prized stretch of A1A, just south of St. Augustine and north of Palm Coast, it’s the perfect spot for families, couples, or small groups seeking a blend of relaxation and adventure.

Step onto your private balcony and take in jaw-dropping ocean sunrises, or unwind by one of the community’s temperature-controlled pools glistening in the Florida sunshine. Shady patios and sun-dappled decks provide the perfect balance for lounging throughout the day. Inside, the fully stocked kitchen makes entertaining easy! Whether you’re preparing a quick snack or a group dinner. Between dips in the pool, beach walks, and grilling out at the community’s charcoal BBQs, you’ll have endless ways to relax and recharge. With amenities like tennis, basketball, shuffleboard, and even boat parking, there’s truly something for everyone here.

THE PROXIMITY:
This desirable slice of Anastasia Island is brimming with natural beauty and convenience. Just across the street, explore the breathtaking Washington Oaks State Park with its gardens, coquina rock shoreline, and scenic trails. A short drive south brings you to Palm Coast and Marineland for dolphin encounters, golf at Hammock courses, and even more outdoor fun. Head north, and within 25 minutes you’ll be exploring Historic Downtown St. Augustine and all its charming shops, restaurants, and cultural landmarks. For everyday essentials, Publix is just 15 minutes away, and A1A provides easy access to groceries, dining, and shopping of all kinds.

THE SPACE:
This welcoming two-story condo comfortably sleeps six. The upstairs bedrooms include a primary suite with a king bed and a second bedroom with a queen bed, along with two full bathrooms for convenience. A pull-out couch in the living room offers additional sleeping space. On the main living level, you’ll find a bright open floor plan with a living room, dining area, and a fully equipped kitchen designed for cooking together and making memories. Enjoy cable and Smart TVs throughout—perfect for streaming your favorite shows after a day in the sun. Whether you’re sipping morning coffee on the balcony, lounging poolside, or strolling to the beach just steps away, this condo makes it easy to slip into vacation mode.

THE LAYOUT- This home has a solid 2/2.5 layout.
>PRIMARY BEDROOM SUITE + BATH: Boasts a King size bed and en suite bathroom with walk in shower. This room has the laundry closet and a picture window overlooking the beach and ocean.
>GUEST BEDROOM: 1 Queen bed.
>FULL GUEST BATHROOM: In upstairs, just outside the twin bedroom with shower/tub combo.
>HALF BATH: On main floor in hallway.
>SLEEPER SOFA: Queen size, in living room.

AMENITIES: Sparkling temperature controlled pools. Beach access walkovers seconds from the condo. Patio with seating overlooking the beach and ocean. Outdoor showers. Charcoal BBQ grills on site. Washer and dryer in unit. Shuffleboard, tennis, pickleball and basketball courts plus childrens play areas with picnic tables and covered tables. Boat and RV parking/storage on site. Fitness center on site.

OPEN LIVING: The kitchen is situated adjacent to the living and dining area so everyone can be together whether lounging, dining or cooking! We outfit the kitchen with one roll of paper towels, a few starter trash bags and dishwasher pods for your first couple of days.

PARKING: There are 2 total parking spots for this condo. One spot is in front of the condo marked 164. There is one additional spot available for this unit in the UNMARKED parking spots.

LAUNDRY: We offer a set of washer and dryer in the master bedroom hall upstairs. We provide starter laundry pods + dryer sheets, iron and ironing board and some cleaning supplies for your convenience.

HISTORIC DOWNTOWN ST. AUGUSTINE: Just a 25 minute drive north is historic downtown St. Augustine! Take a tour, enjoy the rich Spanish history, the architecture, the food and craft cocktails and all that our pleasant waterfront town has to offer. BEACHSIDE FUN IN THE SUN: Our beaches are unparalleled! We really know how to enjoy what nature has blessed us with here in our quaint little St. Augustine. This home is situated seconds walk to the beach walkover! You can also drive to one of the public beach accesses in Crescent or St. Augustine Beach to park and walk on.

TURN IT UP: Want to live on the edge? There are a couple of rental shops nearby where you can rent surfboards, paddle boards, snorkeling gear, you name it! Deep sea fishing charters and boat rentals are also available in multiple places throughout town. Delivery bike rentals available via a local company. Contact me for recommendations.

*SECURITY DEPOSIT: In lieu of a traditional security deposit charge or authorization hold for a large sum, we will instead charge a one-time non-refundable incidentals fee to your stay of $99. This fee acts as insurance for minor damages and covers you up to a max of $1000 of damage. You may elect to increase your incidentals fee for more coverage ($99 for $1000, $149 for $1500, $199 for $2000 and so on and so forth). *IMPORTANT: Guests must report to us any damage that has taken place during their stay before checkout, otherwise the incidental fee coverage is null and void. In this case, we reserve the right to charge the full amount of repairing or replacing the damaged items to you. Your insurance coverage amount ($500, $1000, $1500, etc) is not the max that you are responsible for. If damages exist beyond your coverage amount we will document this with photos and professional estimates of repair, and bill you for the repairs or replacements.

Guest Access:
We do not have an elevator. You must climb stairs to enter and access the bedrooms on 3rd floor of the building.

The entrance to the condo is on the 2nd floor and requires climbing stairs to enter.

The pools are temperature controlled by the association to cool when hot outside and heat when cold outside.

The beach accesses are seconds walk from the front door.

There are 2 parking spots offered and each one requires a parking pass that we will provide to you. Please return the hang tags to the office prior to departure.

Service animals must stop by the office at check in to pickup a blue tag for your dog's leash.

The Neighborhood:
Summerhouse Beach & Racquet Club is a lovely community at the very southern point of St. Johns County near the border where you cross into Flagler County by Matanzas Inlet. Summerhouse is the final condo complex on the island before it becomes the inlet, so it is very private and is situated next to preserve. The beach accesses are plentiful and easy to access via a code we will provide. The beaches are clean and walkable here!

Drive-able within 35 minutes are the best parts of prime St. Augustine beach and historic downtown St. Augustine! To the south is Washington Oaks State Park, followed by the Hammock area of Palm Coast, both excellent for family fun!

Getting Around:
We recommend renting a car for your stay. If you prefer to travel by bicycle or would just like to rent them for fun, check out Drifters for drop off/pick up bike rentals.

Vehicles must check in at the office for parking passes the day of or the morning after check in.
Pass options:
1. 2 free passes (but you must check in at the office every time you come back to the complex).
2. $10 optional RFID card that allows you to scan at the gate and come and go without needing to stop by the office each time you come back from an outing.

Please remember that you're staying in a condo, not a hotel. Please treat the space with respect. If any problems arise, we will do our best to take action ASAP, but there is no one living on site 24/7.
