Main Home:
Spanning a luxurious 2000 sq. ft. over two floors, the main home features four spacious bedrooms, two cozy living areas with fireplaces, and stylish bathrooms. This open-concept space is perfect for families or groups, with ample room for everyone to unwind.

Highlights:
Kitchen: A fully equipped kitchen with elegant marble countertops, a large French door fridge, coffee station, cookware, dinnerware, and utensils for all your culinary needs.
Dining: Enjoy meals together at the dining table set for eight or dine alfresco in the private backyard with a garden setting for four and an umbrella.
Living Areas: Two inviting living rooms with plush sofas, fireplaces, and smart TVs, offering streaming apps for a fun movie night.

Sleeping Arrangements:
- Master bedroom with a king bed, ensuite bathroom, workspace, and a single cot.
- Three additional queen bedrooms.
- Sleeping options include two queen sleeper sofas in the den, a double bed, a twin-over-double bunk bed, and a twin daybed that opens into a king-size bed.
- On sunny days, guests can fire up the BBQ in the private yard or explore Mississauga's vibrant nightlife, with bars and restaurants just minutes away. For larger groups, an additional basement suite is available upon request.

Basement Guest Suite:
The lower-level suite is cozy and comfortable, ideal for small families or couples. It has its own separate entrance, ensuring privacy, and is furnished with two queen beds, two pull-out sofas, a smart TV, and a breakfast area. This suite shares access to the laundry facilities and the driveway.

Guests in the main home have private access to the top two floors, the backyard, and all listed amenities. The basement suite, if booked, is accessed separately, and the laundry room and driveway are shared.

Additional Amenities:
Guests enjoy free Wi-Fi, free parking, complimentary coffee, a washer/dryer, and starter toiletries (soap, toilet paper, shampoo, conditioner, and body wash) for convenience.

Safety:
Security Cameras: Exterior cameras monitor the entrance 24/7 for guest and host safety. No cameras are placed inside private spaces.
Noise Monitor: A noise monitoring device tracks decibel levels, but it does not record or capture conversations.
Location:
Close to local amenities, bus stops, shopping, and major highways (401 and 403).
Short walk to the bus stop at Trelawny Circle at Mount Carmel Secondary School.

House Rules:
- A refundable security deposit of at least $200 or 20% of the booking price is required for guests without prior reviews. The deposit covers potential additional cleaning, damages, or unauthorized late check-outs.
- An additional pet fee of $100 applies per stay for dog guests.
- Please review all house rules for a seamless stay.

BOOKING REQUIREMENTS
- Guest must be at least 25 years old
- Guest must must be verified by Airbnb at the time of booking
- Guests are required to provide ID and contact information to host electronically.
- Local guests must inquire before booking
- Guests are required to sign rental agreement and provide ID and selfie as part of the self check in process in order to receive the check in Instructions


① Please follow check-in and check-out instructions carefully.
② Check-In anytime after 4 pm on the day of arrival.
③ Check-Out time by 11 am on the day of departure. Late check-out fee:Authorized - $25, Unauthorized - $50 per hour
④ Do not exceed the number of guests or visitors specified in your reservation.
⑤ Quiet Hours begins at 10pm
⑥ No loud music.
⑦ No shoes inside the home.
⑧ No eating or drinking in bedrooms. Please enjoy your meal in the dining room.
⑨ Do not burn candles, incense, or any other open flames.
⑩ Do not bleach or use any colouring agents in the sink, tub and shower area.
⑪ Accidents, injuries, and illnesses that occur on the premises will not be the host's responsibility. Use of Community Amenities, including the barbecue grills, and fitness centre, is at your own risk.
⑫ Communication/Messaging: If you have any needs or issues, please contact us through the Airbnb Message Center only.
FEES: lost keys: $85, lost garage door opener $50, lost parking permit $35
⑬ No Smoking of any substance or kind anywhere in the home or in the common areas on the property. Cigarette butts must be disposed in the trash and not on the grounds. Failure to do so will result in a $500 fee.
⑭ Additional guests or visitors beyond those listed on the reservation will incur a fee of $50 per night per person.
⑮ Pets: Pets are permitted at the host's discretion. Please inquire beforehand. If permitted, there is a pet fee of $99/per per/per stay that will be requested through the Resolution Center must be paid prior to check-in. Only dogs are allowed as of the moment. Failure to clean up after your pet will result in additional cleaning fees at the time of check out.
⑯ No parties, events, birthdays, bachelor or bachelorette stays; this includes all "social gatherings" regardless of definition or purpose. If violated, reservation will be canceled and payment will be forfeited. A $500 charge is applied if Security is discharged to the property.
⑰ Disabling, obstructing, or tampering with any safety or security device will result in a $250 charge per incident and cancellation of the remainder of your reservation without a refund.
⑱ Please leave any used linens on the floor, lock the doors, close the windows, wash dishes, put trash in the bins outside, and return any keys before you leave
⑲ Lost TV Remote control will result in a $100 fee per remote missing.
⑳Report any broken, damages or missing items to allow time to fix it during your stay/before their next guest arrives. Failure to do so may result in additional charges.
㉑Noise violation resulting in police visit or neighbour complaint will result in $300 fine per occurrence.
②② Any tampering with smart devices such as cameras and wifi equipment is strictly prohibited. Violation will lead to the immediate termination of your stay without a refund.
㉒ Guest agrees to promptly notify the host of any issues or concerns that arise during their stay. The guest further agrees to provide the host with reasonable access to the unit in order to address and remedy any reported problems in a timely manner.

SMOKING: We are a smoke-free-home, including the front and backyard. This includes vaping. If you smoke, leave the premises (meaning NO smoking outside the home either). We charge $500 for smoking outside and $2,000 for smoking inside + all restoration, cleaning, and remediation costs.

Any smoking or drugs on the premises, your stay will be cancelled and you will have to leave the property immediately
