We are always here to help however we like to give our guests their own space so we will check in with you after you arrive to make sure everything is ok for you and then you will know how to reach us after that if you need us.

West Chester is a great area with lots to do and see and only a 25 minute drive from downtown Cincinnati and a 20 minute drive to Kings Island theme park and 15 minute drive to the premium outlets and about 8 minute drive to liberty center which has something for everyone

If you have a car you are all set.and if not uber cars take typically less than 5 minutes to arrive.

BECAUSE WE LOVE OUR GUESTS AND NEIGHBORS, WE WANT EVERYONE TO HAVE A GREAT TIME. THESE RULES ARE FOR THE COMFORT AND SAFETY OF ALL OUR GUESTS.
1) No smoking of ANY kind allowed inside the property, out of windows or close by the entrances. Penalty $250 FEE, asked to leave immediately and no refunds will be issued.
2) No pets allowed. $250 fee per pet, asked to leave immediately and no refunds will be issued.
3) No parties or events allowed. Please note there is an exterior camera recording sound and movement. Quiet time outside on weekdays / weeknights is 9pm-9am and on weekends 10pm-10am.
4) Arrival & departure Check in time is any time after 4pm and check out is anytime prior to 10am.
5) No eating allowed in the bedrooms.
6) No parking or driving on the grass
7) Please remove shoes when inside the home (Unless there is a health issue that prevents this)
8) Be transparent. We ask that you provide the names of all guests that will be staying at the home as part of reservation. Should there be any changes to this list please advise as soon as they are known. We can add additional people to the reservation prior to check in at a rate of $15 pp per night. >>STRICT RULE you are not to have more people in the home than indicated on your reservation. >>We do not allow extra people beyond the people listed on the reservation. If we find that you have broken this rule you will be asked to leave immediately with no refunds issued and or charged a fine of $55 per person per night. This rule is nonnegotiable. There is no charge for infants (Under twelve months) any children over 12 months must be included on your reservation. rules for the type of property.

Our recent VRBO stay in Ohio, from Fri, Apr 12 to Sat, Apr 14, was nothing short of fantastic. From start to finish, the experience was seamless and exceeded our expectations in every way. One of the standout features was the host's exceptional communication and high reply rate. From the moment we booked, they were incredibly responsive to our inquiries and made the booking process effortless. Throughout our stay, they remained readily available, addressing any questions or concerns promptly. Additionally, the host's attentiveness extended to ensuring our comfort during our time at the property. Any minor issues that arose were quickly fixed, showcasing their dedication to providing an exceptional guest experience. The property itself was clean, well-maintained, and equipped with everything we needed for a comfortable stay. The location was convenient, allowing us to explore the area easily. Overall, our experience with this VRBO stay was outstanding, thanks in large part to the host's hospitality and attention to detail. We will certainly be back when we're in town again and highly recommend this property to anyone looking for a hassle-free and enjoyable stay in Ohio.

Review for #3076964 Ashwood Arbor (by same hosts)

We were supposed to stay here for 3 nights over our spring break but severe storms hit and sump pump failure 36 hours prior to trip prevented us from staying here. Owners were very prompt and letting us know and they moved us to another of their properties, #3076964 "Ash**** Arbor". They did not change reservation so I cannot review under that page. This is a small 1950's style ranch that has had some renovation work done to it. It looks pretty nice. There are just enough things that make it not so nice. The rooms are smaller but there was more space than hotel options. Yard was great for kids to play in. Bedrooms were clean but mattresses were on the cheap side (more springs, less padding). Bathrooms are OK but showers are more challenging if you are 6' or taller. Kitchen is where we found issues. Basic items like hand towels, tongs, wine opener were not available. Two saute pans were smaller, no longer "non-stick" and bottoms were warped so bad that they could not sit flat on burners. We purchased/donated a new pan just so that we could cook. Refrigerator is 20-25 years old and has hinge issues. The water dispenser and icemaker do not work. Dishwasher is not screwed into counter so it tips forward every time door is opened. Either it or sink leaked into basement BR. Owners went in to fix 30 hours after notification. Property could be so much better with a little more work and attention to detail.

Nice, quiet stay

The home, a 1950's ranch, provided our family of 5 with plenty of space, each of us having our own room/bed and 2 full baths. There were some things that could be improved upon, like missing covers on junction boxes, and upgrades to carpeting and furniture that would make things more comfortable. The backyard was beautiful, and though we didn't get to use it much, would have been lovely. The people before us, did not take the trash out though, so that caused the bins to be very full on our arrival, but not unmanageable.

Ceiling paint peeling, mouse droppings under the sink, heavy cigarette smoke smell as well as smell of mold. Home is run down. Hol s in the driveway. No sponge to wash dishes. Very disappointed. Paid more for this house than a house I rented that was brand new in the same area.

Overall the accommodations are as listed. A previous guest had smoked and so the place did have a cigarette odor even though the house is a non-smoking house. The owners were very prompt and helpful and apologetic of the previous guest. The basement did leak during one of the rains and the owners quickly brought over a dehumidifier. It is well stocked with pots, plates, cups, and cutlery but lacking in baking pans. It did list a blender but did not have one.

Overall A Great Stay

First, the house is VERY clean, which matters most to me. The accommodations were perfect for what we needed (loved that there were bedrooms with twin beds, we are a Girl Scout Troop and everyone is required to have their own bed). Unfortunately, the guests before us smoked in the house, and the smell was pretty bad. However, the hosts are extremely responsive, they responded immediately to every message I sent, and they tried their best to address the issue. Also, the basement bedroom has issues with water leakage, the carpet was actually wet. I had read previous reviews and knew this was an issue. There is a dehumidfier that can be used. We were gone a lot, visiting Kings Island and other places, so we didn't want to run it while we were gone. Overall, we had a great time and would stay again.

Stay for a Family Wedding

We were in town for a family wedding and the home met our needs with three children ages 5 and under. Worked out very well. Only issues we had was the grass was high and we were hoping the kids could play in the backyard. Also the bedroom in the basement had a dehumidifier and a large fan running to soak up the moisture on the floor. We had to empty the dehumidifier three times over a weekend stay.

We felt this property was an old house with new “makeup” on. Not great construction- miscommunication about basement being separate entrance from the house. Drove up and raccoons had tipped over trash from previous renters- trash and dirty diapers all over the deck. Owners did come and clean that up. Very interesting rental that need some extra TLC for us to stay in again.

The property we rented ended up having a leak due to heavy rains the night before. Unfortunately, we weren’t notified until check-in. This definitely threw a wrench into our plans, but they were able to move us to another suitable property. Renters should be aware that the finished basement is separate from the rest of the house (a locked door between the two). We had to go through an outside door to get into the basement. It was fine, it just wasn’t what we expected.

Nice Stay

We stayed her for a girls weekend. It was nice and clean. The host was very easy to contact. The house rules & expectations were easily accessible. The downside was the house promised wifi and the wifi/internet did not work the entire weekend. The TV had Roku and was set up through the internet, so with it being down we also were not able to watch TV. I did notify the host, she told us where to find the information, but it still did not work the entire weekend. The only other thing was the beds were kind of uncomfortable..Other than that, this was pretty close to shopping centers and grocery stores. I would book again.

Obviously I should’ve known when booking this property that I was going to be getting what I paid for. So many things are falling apart, chairs, bed frames, tables, decorations. The outlets didn’t have covers, there was random exhaust pipes just blowing air from holes in the ceilings. Every drawer I opened just had random junk in it. One of the beds had what looked to be blood stains on the side of the box spring. Overall big space but obviously the bare minimum had been done.

Conference visitors

We were a group of 6 attending a local conference. This house worked well for us with four bedrooms and 6 beds. We enjoyed the porch and also watched an evening session the big TV in the basement.
