Welcome to our spacious apartment, situated in the city center of Florence, just a stone's throw from the Duomo. This inviting space features a generously sized living room, perfect for relaxation or socializing. With two cozy bedrooms accomodating up to a maximum of three guests, it's an idea retreat for both small groups, families and couples. The kitchen, boasting a lenghty layout, provides ample room to cook and it is filled with all necessary equipment to prep meals. The bathroom ensures functionality and contains all the essentials. Immerse yourself in the heart of the city, with the Duomo just minutes away, making your stay comfortable and convenient. Â
Upon arrival, our guests will find a courtesy kit to meet their first needs (toilet paper, soap, shampoo, etc.).
The apartment is located in a restricted traffic zone.Â
Check-in is by appointment from 2:00 PM to 8:00 PM. For arrivals after 8:00 PM, a supplement will be applied.
Service limitation:
Air conditioning in Italy is regulated by national laws that set a minimum temperature of 20°C and a maximum of 22°C.
The temperature values ââallowed in our apartment are 19°C (+ 2°C tolerance) up to a maximum of 21° C. Based on Decree no. 383 of 6/10/2022 of the Ministry of Ecological Transition, for the winter season, the period of switching on the systems for the Municipality of Florence is allowed from 8 November to 7 April, for a maximum of 11 hours per day.
Pay attention to your house keys. In case of loss or non-delivery of the keys, a cost of 50 Euros will be charged for replacing the lock for security reasons.
For urgent interventions caused by the guest outside office hours (from 10pm to 8am) a payment of EUR100 will be required Â
As per italian law n°214/2011 (art. 40.1) the italian police require us to report our guests' identification details. The info that guests are required to provide include a valid ID and resident address.
To ensure maximum comfort for all guests, we recommend using the shower one person at a time. The apartment is equipped with a water heater, so simultaneous use of hot water may temporarily reduce the water temperature

BY BOOKING MY APARTMENT, YOU ARE ACCEPTANCE OF THE FOLLOWING RULES: - In accordance with current anti-terrorism legislation, you will be asked to show your ID or passport during check-in to register with the Department of Public Security. If you do not have these documents or the required information, we will not be able to check you in by law. - Check-in is from 2:00 PM to 8:00 PM; - Late check-in, if agreed upon in advance, is possible at the following cost: âą From 8:00 PM to 10:00 PM, 50 Euros âą From 10:00 PM to 12:00 AM, 80 Euros âą From 12:00 AM to 2:00 AM, 100 Euros - Check-out is by 10:00 AM; - The presence of any other guests must be authorized in advance by our staff; - Parties are not permitted; - Please avoid loud noises and avoid slamming doors after 11:00 PM; - Smoking is NOT permitted inside the apartment; - Pets are allowed upon request. A supplement of âŹ20 per stay will be charged; - Cots and high chairs are available upon request, at a cost of âŹ20 per stay; - If anything gets broken or damaged, please let us know and we will come and check it; - Please keep your house keys safe. In the event of lost or failed keys, a âŹ50 lock replacement fee will be charged for security reasons. For urgent repairs caused by the guest outside of office hours (10:00 PM to 8:00 AM), a âŹ100 fee will be charged. The apartment is located in a pedestrian area and is not accessible by car. If you are planning to drive to the apartment, please contact me for information on private parking in the area. HEATING REGULATIONS: In accordance with Decree No. 383 of October 6, 2022, issued by the Ministry for Ecological Transition, for the 2022-2023 winter season, the Municipality of Florence is permitted to operate heating systems from November 8th to April 7th, for a maximum of 11 hours per day.
