The Waters Edge HOA does not allow ANY pets of any kind, including service dogs, emotional support animals or any other documented pet.

Welcome to 81 Water Edge! This 3 BD/3BA townhome is located in the riverfront community of Waters Edge that offers the best of both worlds, from communal swimming pool and a fishing pier, to a 10-minute walk (3 min golf cart ride) to the beach! This townhome accommodates 8 guests and features hardwood floors throughout the entire house. The main area offers an open concept kitchen/dining and living room that leads to a screened in river view porch. The main bedroom is located upstairs and opens to a private river view deck complete with a table and chairs for your enjoyment. Each of 3 bedrooms have access to a private bathroom and provide plenty of storage space for guests.

Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historic exploring, the famous Downtown Charleston is only a 25 - minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island!

Contactless Check-In: This home offers a keyless entry system, and we will provide the code before your arrival date.
Parking is provided for 3 standard size vehicles (parking inside the garage). Garage opening is 7' tall and 9' wide
The community pool is open April-October from 8am-10pm (exact dates can vary depending on weather) and the fishing dock is open year round.
No grills, food trucks, or catering services that have to set up outside for service or preparation are permitted per HOA guidelines.
We do not provide beach equipment, but anything available at the property is yours to use.
Check-in time: 4 pm. Check-out time: 10 am.
The Folly Beach noise ordinance is from 10 pm to 8 am.
No pets allowed. Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are not allowed in properties unless specifically designated in writing as “pets considered” and approved by our office.
No smoking is allowed in or outside of the house.
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
The occupancy can be at most 8 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

22 miles to Charleston Airport.

The HOA has created a mandatory quarterly Pest Control service schedule. Please note that if you a current guests during the service, you must allow them access to the property to avoid a fine from the HOA. If you are not at the property, we will have to give them access to complete the service. We apologize for any inconvenience this may cause and will do our best to give advance warning to all guests as the HOA alerts us of the service times or any changes.

Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable.

Everything was clean. All essentials were there. Enjoyed the screened in porch and a short walk to the beach and restaurants. Nice quiet neighborhood. Nice to have a pool in the development but it was cold! We enjoyed our stay!

Great spot. Enjoyed having enough room for 3 kids and four adults as well as a garage for a car and rented golf cart. Nice kitchen. You could walk to Center Street (main Folly Beach) and the beach. The pool key wasn’t available which was not great but I’m sure that will get remedied soon.

Review

Overall the property was very good. Issues...1) No more than one person can take a shower at a time. We were told there is a water pressure issue in the neighborhood. Six adults would struggle to stay in this property as it would take an hour and a half for all to shower assuming 15 minutes per person. Luckily we had 4 children and 4 adults. 2) The HOA is so strict about parking that you can't even leave a car or golf cart in the driveway for over 15 minutes or so without getting a warning (and possibly towed). I can't imagine who has time to go around there and police the area so often...it's a bit over the top.

Great family getaway

Our family had a great time on our vacation. The property manager was prompt to respond throughout the booking, re-booking (due to hurricane) and check-in process. The kids were so glad they still had access to the pool in Sept/Oct too! Walking to the beach, restaurant and shops was so easy, especially with the wagons provided by the property. Only notes for possible improvement was that the floors were dirty upon check-in and having a few more kitchen staples (like salt, coffee and a proper knife) would be nice!

Great location and view!

This unit was centrally located in Folly Beach. The furniture in the bedrooms and living room was great. The unit was nice, but I would suggest the owner/property managers provide more hangers, replace pots and pans, check the electrical wiring for the under cabinet lights in the kitchen, and replace the kitchen sink. It was the perfect size for our family.

Very nice stay. Not as close to beach as I thought but it was walkable. Very clean and spacious. It was a little hard to turn left onto folly road when we were leaving out in the afternoon. Busy street.

Great property. Location was perfect. We had small children with us so we chose to get a golf cart and that was probably a great decision. If all adults; probably could get away with no golf cart, if not carrying lots of stuff. The only problem- water pressure dropped significantly when more than one person would use a water source in the house. We all just planned accordingly to minimize the issues. I would highly recommend this house.
