Desert light fades gold behind the Santa Rosa Mountains as you settle into the hot tub, the evening air cooling around you while the golf course stretches out quietly beyond the backyard fence. This Indio retreat sits right in the heart of Coachella Valley - festival grounds a 15-minute walk away, golf courses and Old Town La Quinta just a short drive. Whether you`re here for a long weekend or an extended desert stay, the space is built to make it easy to slow down.

Living spaces
The living area centres around a 65` TV and an indoor fireplace that earns its keep on cooler desert nights. Ceiling fans and air conditioning keep things comfortable across all seasons. A dedicated workspace and Wifi are available if you need to stay connected between plans.

Sleeping arrangements
The home sleeps up to 8 guests across 3 bedrooms. Bedroom 1 has 2 full beds and a 50` TV. Bedroom 2 offers a queen bed and a 50` TV. Bedroom 3 includes 1 queen bed and a 50` TV. Essentials, extra pillows and blankets, clothing storage, and an in-home washer and dryer are all provided for comfortable shorter or longer stays.

Kitchen & dining
The kitchen is fully equipped for cooking your own meals - 6 burner gas range, oven, refrigerator, microwave, dishwasher, toaster, blender, and a full set of pots, pans, dishes, and silverware. Coffee options include a Keurig, a traditional drip coffee maker, and a Nespresso machine. Granite countertops and generous prep space handle group meals well. The dining table seats 6, with 4 more at the oversized kitchen island. A spice rack, salt and pepper are provided. Note: no other cooking supplies are included (oil, sprays, foil, cling wrap, or similar ingredients).

Outdoor living
The backyard is your main stage - a private outdoor pool available all year, open 24 hours, and heated to 88°F for $50 per day. The private hot tub is also available all year, open 24 hours. A fire pit, BBQ grill, outdoor dining area, and outdoor furniture all overlook the golf course and mountain views. Four bikes are provided - ideal for neighborhood rides or the 15-minute ride over to the Coachella Festival Fairgrounds.

Community amenities & location
Set within The Gallery at Indian Palms, the home comes with access to shared tennis courts, pickleball courts, pools, and a shared gym nearby. Free parking garage on premises accommodates 2 vehicles. Self check-in via keypad means a smooth, flexible arrival. Long-term stays of 28 days or more are welcome.

Good to know
Check-in is after 4PM and check-out is by 11AM. Early check-in and late check-out are accommodated when possible at no extra charge. Pets are welcome - no cats; certain non-shedding hypoallergenic dogs are considered at a $150 per pet fee. The home is in an HOA community with noise limit requirements. Keypad entry only - no physical key. A code unique to each reservation is issued ahead of arrival. Mid-stay cleaning can be arranged for an additional fee. We do not recommend shipping packages to the property.
We highly recommend travel insurance for any unforeseen circumstances. Our cancellation policies are firm.

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-8AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!
