If you don’t feel like enjoying the community pool, simply sit back and relax in your own private heated pool Polynesian themed pool area with a Tikki bar in the patio or have a nice sunset family dinner in the private backyard. It even features a smart flat screen TV and outdoor fan to cool off in the hot weather. Weber grill and 2 sun loungers provided. Jetted hot tub spa also available for relaxation. The natural landscape facing the pool creates a tranquil pool side retreat
-We have weekly pool service to maintain water chemistry and cleanliness
-Pool/Spa ( aka hot tub) can be heated by request for $35/day for entire duration of stay
-We cannot guarantee pool heat temperatures due to weather conditions.
-NO lifeguard in the private pool. Please supervise all children and use at your own risk
- Privacy screen installed in the patio lanai area
- No other houses facing the pool to the south thus creating a private retreat
-Despite our best attempts with a screened in pool it is impossible to prevent every silly little bug who tries to take a swim in the pool...and fail.
- pool screen/gate should be closed all the time when not using the pool
- please keep patio door closed at all times to prevent the air-conditioning unit from auto shut off and to conserve electricity
- pool towels provided. Please do not use regular bathroom towels in the pool

WHO CAN STAY:
-Guest booking must be 25+
-Can host up to 14 guests. Note: theme rooms are twin size beds. No adults allowed on top bunk
-No pets allowed

PARKING:
-Driveway can fit 1 car max, additional parking available opposite to the house in unmarked parking spaces

GARBAGE DISPOSAL:
- Trash is removed by HOA at 10 am daily
- Please place tied garbage bag completely inside trunk at the entrance of the house
- Garbage cannot be spilled or left outside the trunk which will result in a fine that will be directly billed to the guests by us.
- Make sure that the trunk must be closed completely
- Suggestion is to place garbage bag in the trunk the day of the garbage collection prior to 10 am in the morning to avoid attracting animals fishing in the garbage at nights.
- You can dispose extra garbage or garbage at various times in the dumpster located in the community within walking distance

CHECK IN/CHECK OUT:
-Early check in / Late Check out is $100 depending on availability. Our cleaner needs adequate time to properly clean and disinfect each turn and therefore it is often difficult for us to make these accommodations but we will try our best if possible
-Unauthorized late checkouts will be charged $100/hour

SMOKING/DRUGS
-Not allowed
-Extra cleaning charge and air purification fee will be $500 if there is smoke in the house
- No parties allowed

PESTS and BUGS
-We subscribe to pest control through the HOA.
-One of the BEST defense is to not leave doors wide open and invite insects into the air-conditioned interior.

SECURITY CAMERA
-We have a doorbell camera facing front of house and driveway cameras facing driveway. These cameras are activated by motion and will record anyone that walks in front of them. These recordings are saved and can be reviewed and shared with the booking platform. If we believe that house rules are being violated, we have the ability to access these cameras in real time
-We do not have the time nor the interest in routinely monitoring the camera. Guests should not rely solely on this camera for security as it is not routinely monitored. Please continue to practice common sense safety actions such as closing and locking doors.
-There are no cameras inside the house, in any private areas, or pointing at the swimming pool.

REFUNDS
-You will be asked to leave early with no refunds if parties are held or unauthorized pets are snuck in
-Hurricane season is June 1st to November 30th in Florida. According to platform rules - please consider purchasing travel insurance to protect yourself. Only mandatory city evacuations qualify for refunds
