Extraordinary 4,000 sq ft vacation home that blends the best of rustic and contemporary styles in a private setting. Southern Charm is located on the southwest side of San Marcos, Texas down a long-shaded driveway tucked back in a grove of tall oak trees. San Marcos is centrally located between Austin, San Antonio, and New Braunfels making the list of nearby activities endless.
Enter to the intimate sitting area with brandy leather chairs strategically placed in front of the bar stocked with stemware. Walk in farther to the cozy living area that has a massive 12-foot long sectional sofa, 65” Smart TV, and wood-burning fireplace. Just off this room is the fully stocked country kitchen with double islands, stainless appliances, and ice maker. Just off the kitchen is the elegant dining area that has a 9-foot solid pine dining table that seats 10 placed beside another wood-burning fireplace. Also located on the first floor is one full bathroom offering a walk-in shower and a bedroom that has two queen size beds.
Make your way upstairs to the enormous master bedroom. The king size bed sits opposite of the sitting area that has a queen size sofa sleeper and a 55” Smart TV. There is also a door leading out to the upstairs deck, a luxuriously done walk-in closet, and ensuite bathroom with jetted tub and walk-in shower. There are three more bedrooms located upstairs, each with a king size bed. Also, upstairs is one more full bathroom with a bathtub/shower.
The outside grounds are absolutely magical! Enjoy a morning cup of coffee swinging on the long front porch. Watch the kids swim from the fully shaded upstairs deck with steps right to the pool. Or cool off in the swimming pool complete with shallow sitting pool great for toddlers to play and splash in. Surrounding the pool are 4 chaise lounges, a picnic table, and an outdoor dining table that seats 6. There are commonly red birds and hummingbirds fluttering around and deer grazing in the field. This property has such a peaceful atmosphere, a great place to relax and recharge!
HEATING POOL: The pool can be heated from October - March. Advance notice is required if you would like to heat the pool. There is an additional charge of $125 per day to cover the propane usage/cost it incurs.
CHECK-IN/OUT TIMES: Check-in time is 4:00 pm and check-out time is 10:00 am. Luggage storage is unavailable while the home is being prepared for your arrival. We recommend making travel plans accordingly.
SELF CHECK-IN REQUIREMENTS: All reservations will be required to sign a rental agreement and provide Hills of Texas Lodging with a valid credit card to be placed on file for their stay. In lieu of charging a damage deposit or non-refundable damage waiver, a temporary hold of $500 will be placed on a credit card upon arrival for incidentals (just like they do at hotels). We are basically just verifying with your financial institution that sufficient funds are available in the event they were needed to cover property damage(s). If there are no property damages, the card will not be charged.
AGE REQUIREMENT: Everyone participating in the reservation must be over age 25 or if accompanied by their parent or legal guardian.
MAX OCCUPANCY: The maximum capacity for this home is 14 guests (including children). No visitors or day guests are allowed. Only the guests registered in this reservation are allowed onsite. If it is discovered that guests are over occupying the property, it will result in eviction.
PET POLICY: Pets are not allowed at this property under any circumstance.
