Hidden River Ranch is a unique ranch property nestled in Grand County, offering a spacious retreat perfect for large family gatherings or group getaways. Start your mornings with a cup of coffee at the kitchen table, taking in panoramic views from every angle of this stunning home.

Situated on over 47 acres with a nearby trail connecting Fraser to Granby, the ranch provides ample opportunities for exploration. After a day of adventure, unwind in the 7-person hot tub or relax on one of the two large decks, complete with a wood/charcoal grill ideal for evening BBQs.

The inviting living room features cozy leather sofas, rustic lighting, a fireplace, floor-to-ceiling windows, vaulted ceilings, and a large Smart/Direct TV—perfect for movie nights or catching up with friends. The kitchen, connected to the dining area, boasts a spacious dining table and additional bar seating, with an extra sink to streamline meal preparation.
Retire upstairs to the private primary bedroom after a day of activities. There are also two bedrooms on the main level, each with a private bathroom, and two downstairs bedrooms that share a bathroom. Smart/Direct TVs are available in all bedrooms (except the bunk room), ensuring everyone's entertainment needs are met.
For extended stays, guests have access to a washer, dryer, and additional freezer in the large garage.

The ranch's location offers proximity to popular activities including skiing, snowboarding, hiking, kayaking, and more, with attractions like Devil's Thumb Ranch, Winter Park Ski Resort, Grand Ranch Ski Resort, Trestle Bike Park, Hot Sulphur Springs, and Rocky Mountain National Park nearby.

House Rules:
- Drive Responsibly: Please adhere to a maximum speed of 20 MPH on the dirt road after turning off the highway. Speeding on the property or surrounding roads will result in eviction.
- Respect Neighbors: The property boundaries are limited to the home; please refrain from using the neighbor's disc golf course.
- No Smoking: Smoking is strictly prohibited inside the home.
- Shoe-Free Environment: Kindly remove shoes upon entering the home.
- Hot Tub Safety: For safety reasons, do not use glass near or in the hot tub.
- Occupancy Limits: The home accommodates a maximum of 10 adults and 6 children (12 years old or younger).
- Pet Policy: Pets may be considered with prior approval from the management company and are subject to a $150 additional fee.
- No Party Policy: While we welcome families, this is not a party venue. Any noise complaints will lead to immediate eviction and forfeiture of the security deposit.
- Garage Door: Ensure the garage door is shut after entering or exiting, as water pipes are located in the garage and can freeze.
- Nature's Presence: Please be aware that bugs and critters are part of ranch life; no refunds will be given for sightings.

I have to say what a beautiful location and house this is. Sunrise on one deck and sunset on the opposite overlooking a lower part of the property with a stream running through it with a heard of cattle. We had everything we needed kitchen wise and for each bathroom. A perfect place for our family reunion. If I had questions or needed help with anything, the staff was prompt in addressing anything we needed. We left behind a prized possession which was found by the maids and mailed to us promptly. WiFi worked great even with all of us using various electronicsI highly recommend this property!

Great Time at the Ranch!

Wonderful property with plenty of space and amazing views. As long as the driveway is somewhat plowed, it's a short ride to the town and slopes at Winter Park Resort. We did have a bit of an adventure one night getting stuck in the snow with a Jeep Cherokee, but it only added to our experience. (You really do need a lifted 4WD truck in the winter.) We also had a nice visit from a mountain lion! (Yes, they are around.)We definitely would return, hopefully in the summer, to enjoy this property again.

Winter retreat

A group of 16 friends got together in this house for a long weekend. It was a wonderful time, full kitchen helped us have meals at the house. Fireplace in the living room, and firewood provided was perfect. Would definitely go back.

Christmas week family vacation

The location was perfect for winter activities which included the Fraser tubing hill, skiing at Granby Ranch and winter sleigh ride. The space was quite adequate and comfortable for the 5 adults and 5 children. We cooked in and the kitchen was well stocked with all we needed. Only problem we had was the private road was difficult to navigate at dusk in the snow when we arrived. One vehicle slid off road and another couldn't reach the drive without shoveling a path. The snow plow did come everyday after our arrival and we got out and about during the daylight hours very well. Just a heads up here for future travelers.
