Welcome to The Longhorn, a one of a kind home where the Texas frontier meets the Green Mountains. This 5br retreat blends rustic luxury with bold Longhorn-inspired deco. Spend quality time with friends and family in the open dining and living area. Gather around the fireplace, the large dining table, or relax in the hot tub. With five bedrooms and three bathrooms across three levels, there's plenty of room to spread out and unwind - located just minutes from Sugarbush and Mad River Glen.

Please message through the booking medium or email before calling or texting for fastest response. Available during normal hours M-F 9-5 and for emergencies during reasonable non sleeping hours.

The house is located in a private neighborhood in the woods in Fayston, VT Please respect the neighbors and keep noise to a minimum, especially later in the evening.

Access to the entire home and property. Four wheel drive and snow tires are required for safe travel in winter months in this region of Vermont.

In the main living area, enjoy an open space with a family dining table, a large couch, cozy fireplace, and a thoughtfully designed kitchen. There is a bedroom with a King bed on the primary level as well as a shared bathroom. Upstairs, you'll find three bedrooms, one with a King, one with a Queen, and another with two singles, as well as a bathroom. On the lower level, a bunkroom with 4 XL twin beds, a bathroom, and a living area with couches and a kitchenette.




An AWD/4WD vehicle with snow tires is required during winter.
There is very little public transportation in the Mad River Valley. All of our guests typically drive at least one or more vehicles.

This home is not pet friendly.

Important: Please note that in the winter months, we do require all cars to have 4WD or AWD and snow tires. We are not responsible for maintaining the town road as that is maintained by the town. The driveway will be plowed and sanded to Vermont standards which means it will not always be plowed for small amounts of snow. During winter, all private Vermont driveways do have a base cover of snow on them. It will also be sanded as needed or available, we cannot guarantee that this will be always sanded to the remote nature of the surrounding area and limited resources. That being said, any vehicle with 4WD and AWD and snow tires (not all season tires), will have no problem making their way to the property. We are not responsible for towing costs or damage to vehicles.

This home is not pet friendly.

The property is located close to Mount Ellen ski area at Sugarbush Resort in Fayston, VT.



Bookings made through an "Instant Booking" option within 7 days of the Check In date may be canceled without penalty to the host and with a full refund to guest, if the cleaning company can not be scheduled in time due to short notice of the reservation made. The host holds the right to cancel reservations made with the "Instant Booking" option without penalty if there is any suspicion of an upcoming party planned on the premises.

RELEASE & WAIVER OF LIABILITY AND INDEMNITY AGREEMENT IN CONSIDERATION for being permitted to enter premises and property for vacation rental or any other purpose, the undersigned, for himself/herself, his/her personal representatives, guests, children, heirs, and next of kin, acknowledges, agrees, and represents that he/she has or will immediately upon entering, and will continuously thereafter, thoroughly inspect such areas and his/her continued presence constitutes an acknowledgment that he/she has inspected house, deck and entire property and he/she finds and accepts such areas as being safe and reasonably suited for the purposes of his/her use, and he/she further agrees and warrants that if, at any time, he/she feels anything to be unsafe, he/she and all guests will immediately leave the area and advise appropriate persons.

THE UNDERSIGNED hereby RELEASES, WAIVES, DISCHARGES AND COVENANTS NOT TO SUE the host or homeowner or listing company personally and as company or corporate representatives, their members, managers, operators, officials, officers, directors, employees, owners and lessees of the premises, all for the purposes herein referred to as “releases”, from all liability to the undersigned, guests, representatives, assigns, heirs and next of kin for any and all loss or damage, and any claim or demand thereof on account of INJURY to the person(s) or property or resulting in DEATH of the undersigned or guests, whether caused by negligence of the releases or otherwise while in or upon the area.

THE UNDERSIGNED hereby AGREES TO INDEMNIFY AND SAVE AND HOLD HARMLESS the releases and each of them from any loss, liability, damage, or cost they may occur due to their presence in or upon the area and whether caused by the negligence of the releases or otherwise. WARNING: Use of or fireplace/wood stove insert carries risk that may result in serious injury or death, and unsupervised use by children is prohibited.
THE UNDERSIGNED hereby ASSUMES FULL RESPONSIBILITY FOR RISK OF BODILY INJURY, DEATH OR PROPERTY DAMAGE due to the negligence of the releases or otherwise while in or upon area. THE UNDERSIGNED hereby certifies that he/she and guests (they) have adequate insurance to cover any injury, illness or damage that may be caused or suffered while in or upon area, or else agrees to bear the costs of such damage or injury. The undersigned further that he/she/they have no medical conditions which would interfere with use of hiking, climbing stairs or else assume and bear the costs of all risks that may be created, directly or indirectly, by any such condition and expressly acknowledges such physical activities are dangerous and involve the risk of serious injury and/or death and/or property damage. The undersigned further expressly agrees that the foregoing release, waiver and indemnity agreement is intended to be as broad and inclusive as is permitted by law and that if any provision is held invalid, it is agreed that the balance shall, notwithstanding, continue in full legal force and effect. Any dispute, controversy or claim arising out of or related to this Agreement or the interpretation of this Agreement shall be settled by arbitration in accordance to the rules of the American Arbitration Association, except to the extent modified below. The place of arbitration shall be Washington County, VT.

THE UNDERSIGNED HAS READ, UNDERSTANDS THE RISKS, AND VOLUNTARILY SIGNS THE RELEASE AND WAIVER OF LIABILTY AND INDEMNITY AGREEMENT, and further agrees that no oral representations, statements, or inducements apart from the foregoing written agreement have been made. Cancellations: Also, stating that you have reviewed and agree to the terms and policies stated on the Rates/Reservations page on the listing. If there are any uncertainties please purchase one of the vacation protection plans offered online prior to arrival. Bugs and pests: The home is located in a rural area in the Vermont mountains and although we perform regular pest control on the cabins we cannot guarantee it to be pest free of all bugs and animal and pests. We cannot compensate for the presence of pests, insects and animals. We also ask that all guests respect nature that you Do Not feed wildlife. Road conditions: Recommend four wheel drive in Winter/snow months with snow tires. We do not refund due to weather conditions. The road will be plowed as soon as the local plow person has done so and at his discretion. The owner or host is not required to help remove a stuck vehicle or reimburse for any towing on or off the property. No refunds will be given for tow services required by the renters. Code of conduct rules must be followed by all guests: In appropriate conduct/behavior includes and not limited to violence, verbal or physical abuse, violating all part of this said agreement, act or acts that threaten the safety to others, loud music, repetitive noise that disturbs others, annoying to others or unauthorized services, programs or gatherings. Guests will be asked to leave and no refunds.

**If personal items are left on the property, MRVRM is not liable for their return or collection of said items. Should we locate any items in question, there will be a $75 minimum charge to accommodate for time involved obtaining the item, packaging, shipping, and cost of travel to and from the post office and property.**

**If a guest requests to move previously booked dates to a later date, that decision is subject to approval by MRVRM and additional costs will likely be incurred for doing so depending upon the lead time of such request.**
