Please note, our neighbor does have an ultrasonic pest control machine outside that is sometimes turned on. It can be a constant noise that sounds similar to crickets to keep away snakes, rats and other animals.

Surrounded by the red rocks of Sedona to the northeast and Mingus Mountain to the southwest, its lower elevation makes it a perfect spot for your next Arizona adventure.

This prime location offers a perfect getaway that allows quick access to top restaurants, shops, attractions, and landmarks. Golfers will love that the open golf course is just across the street.

Bring your furry friends along for the exciting vacation. They’ll enjoy and run around the spacious outdoor area while you relax in the hot tub. The pet fee allows up to 2 dogs. If you have more than 2 dogs, please feel free to inquire about exceptions or additional fees.

★ HOT TUB USAGE INSTRUCTIONS ★
One of the house`s best features is enjoying the views from the tranquil deck with the luxury hot tub. Instructions on using the Hot Tub are provided in the HOUSE MANUAL, and you will receive a video upon booking.

Our cleaners clean the hot tub after every stay. We just ask that you please put the lid back on the hot tub after use and follow the hot tub protocol listed in the manual.

★ COVID-19 SANITIZATION ★
Heath, safety, and well-being of our guests are of utmost importance. For this reason, we use a thorough cleaning process after each check-out.

★ NO SMOKING INSIDE ★
Smoking or vaping (including marijuana and tobacco) are NOT allowed inside or on the patio. A $500 fee applies for any evidence of smoking.

★ NO PARTIES/EVENTS ★
No parties inside or outside the property since this is a quiet residential neighborhood. Noise must be minimal after 9:00 PM - 7AM. Violating this will result in the termination of your reservation.

★ REPORT DAMAGES ★
If anything breaks, notify us immediately through the app with a photo. Failure to report damages will result in a $150 fine plus repair costs.

★ CANCELLATION ★
Should you choose to cancel your reservation, please note that we will adhere to the cancellation policy, and a refund will be promptly initiated. Kindly be aware of a 5% deduction to cover processing fees.

★ DATE ALTERATIONS ★
We understand that plans may change, and we are happy to accommodate full date change requests made at least 7 days before your check-in date (subject to availability and potential rate adjustments). This allows us sufficient time to secure a replacement guest after reserving the dates for you.

- Please respect the peaceful neighborhood atmosphere, especially between 9 PM and 7 AM. Violations may lead to the termination of your reservation.
- Please note that mail delivery (including Amazon packages) is not possible at this property due to locked mailboxes. We kindly ask that you make alternative arrangements for any deliveries during your stay.
- Please keep doors closed: Refunds won`t be provided for bug sightings inside or outside the property, as this is common in Arizona due to seasonal bug activity.
