Five Palms ~ Condo w/ porch overlooking the Folly River

One of Folly’s Best! Five Palms is a riverfront condo located in the Mariner’s Cay community. Enjoy the views of boaters and dolphins on the Folly River right from your porch. Mariner’s Cay is a private community that provides guest access to a pool and tennis courts. This 2 bedroom 2.5 bathroom condo is the perfect spot for four guests looking for a Lowcountry getaway. It is conveniently located 5 minutes from the beach and 20 minutes from downtown Charleston.

This spacious condo is two stories. The first floor features a living room with cozy furniture and a TV with streaming services. The kitchen is stocked with appliances to make your favorite dishes and the dishwasher adds ease to your vacation. Gather at the dining table or on nice evenings, dine on the screened-in porch. Upstairs there are two bedrooms with a king bed and two twins. Both full bathrooms have shower/tub combos. The master bedroom has a balcony that overlooks the river. There is an in-unit washer/dryer.

Five Palms is on the second floor of an elevated building. The neighborhood has a gated entrance. There is provided parking for 1 car and 1 gate access card. This community prohibits motorcycles or boat trailers and smoking on the property. Five Palms is not pet-friendly. Please note, the tennis courts are closed for repairs. While we manage this property we do not manage the maintenance of this building or elevator. All photos are current and accurately depict the property. Please book with confidence. We had a wonderful stay at this winter beach condo. The views were absolutely beautiful—peaceful, expansive, and even more special in the quieter winter season. The condo itself was comfortable, quiet, clean, and exactly as described.What really stood out, though, was how kind, helpful, and responsive the owners were. From booking through checkout, they were quick to communicate, thoughtful in their responses, and genuinely cared about making sure our stay was great. Any questions we had were answered promptly, which made everything feel welcoming even when I was confused about how to get access to the gate key. If you’re looking for a relaxing beach getaway with stunning views and hosts who truly go above and beyond, this is a fantastic choice. We would happily stay here again!

Had a fantastic time. Property very close to beach but close enough to walk ! Quiet , peaceful, gated environment to relax after exploring Charlestown proper ( 15 minutes away via car ), or Folly Beach ( 5 min by car, 10 minutes walking). Heated outdoor pool and beautifully landscaped grounds.Did I mention how quiet & peaceful? Outside balconies overlook beautiful tributary from the ocean, and abundant wildlife ( birding ) to view in the marshes.Be sure to go to Folly Beach for soul cleansing sunrises, and the ocean is safe to play in/ surf/ boogie board / swims !

Great location - enjoyed looking at the water from the patio - the A/C unit was out and temp units were installed, they were noisy and had trouble keeping up in the afternoon due to high temps - the property manager made it right with a credit on our charges and a discount - really good folks to deal with - easy drive to Charleston and the beach

Was not very impressed with the rental unit. Smelled very musky and there was mold on the ceiling in the main bedroom closet. They need do some repairs to update and fix wall and ceiling issues. Freezer shelf had rust all over it.

All about the location and view

The location is great for accessing the beach, restaurants and shopping. We really enjoyed the porch and view. The boat dock on the Folly River with dolphins swimming by now and then. Egrets fishing along the edge and boat tailed grackles fussing in the five palms. The interior of the condo is functional and was clean and well stocked. We had concern about the integrity of interior steps. The condo could use updating.

Five Palms is a very nice condo, great amenities and perfect location overlooking the river. One can enjoy the bird life in the palm trees, viewing dolphins in the river, and poolside respite from the heat.

Great Place on Folly!

This was my first stay on Folly. We chose it because it was close to Charleston and much more reasonable. It was perfect for this reason. We did go down to Folly Beach for dinner twice. It was great. If you like night life, there was a lot of that. It was walkable for anyone in shape.

Property was as advertised. Very Clean. Even the screened patio was very clean and had a beautiful view of the river/bay. Well stocked with everything we could need. A mile walk to the beach or short drive. Also very convenient to James Island.
