**SPECIAL CONDITIONS FOR INCLUSION OF THE STUDIO**

We have just added an external studio to the listing located on the ground floor which can be included at an EXTRA COST. It has a separate entrance and no internal connection to the house, so it is accessed via the front garden. The studio has its own powder room with toilet and basin. The advertised price for the property is for 6 guests inside the main house. You are more than welcome to use the studio but please just make sure your guest numbers are 7 or 8 as this will trigger the additional cost of $100 per night to be added. So if you are on a girls weekend of 4 gurests and all want separate beds, just change your numbers to 7 to open up the studio. If you are a family and need somewhere to work from home or study without using the bed etc then by all means please just enquire about your options to use this space and we will try and accommodate.
