The New Dawn Foundation is a not-for-profit holistic health retreat center located in an historic estate house that offers it's facility for all types of retreats including family reunions, leadership & team building events/trainings and non-profit and community gatherings for health and wellness.
Our peaceful and tranquil setting on Long Island Sound is perfect for people seeking a non-commercial refuge for restoration and balance. We are 18 miles from NYC. Please note that we are NOT a boutique hotel, nor do we offer the same amenities and services of a 5 star vacation rental property or a hotel. We do not have a swimming pool or private sandy beach but we are directly on the rocky shores of Long Island Sound.
We screen guests and only rent to groups who meet the criteria of our non-profit mission. Please read this description thoroughly to ensure that this is the right property for you.
The price structure on this listing includes overnight rates for up to 15 guests after which we have an additional overnight guest rate per person per night. This will be automatically calculated when you enter the number of guests in your inquiry. If you are having a daytime program or event with additional daytime guests, depending on the group size, there will be additional per person fees TBD.
YES WE HOST SMALL EVENTS: Many non-profit, religious and good-will organizations use our facility to run weekend workshops and programs. Please submit your request by including the number of attendees, purpose of event and approximate number of guests.
HISTORY: This old-world house was built in 1900 at a time when wealthy New Yorkers came to Davenport Neck for summer vacations. For many years the property was a girls boarding school before it was acquired by the Klinghart family where it was used as a retreat center. Upon the death of Mrs. Klinghart it was donated to the Mt. Sinai School of Nursing where nurses and their friends and relatives could come for overnight restoration and reprieve. After the School of Nursing closed the property was sold to Dr. Osborn, a medical doctor in the Bronx where it continued to function as a retreat center. In the year 2000 it became a non-profit health and wellness retreat Center known as The New Dawn Foundation.
Highlights of the grounds include a stone sea wall, old stone tea house, portico, wrap-around terraces and gardens. Beautiful sunrise and sunset views over the water.
Highlights of the interior include original Tiffany stained glass windows, wooden & leather paneled dining room, ceramic fireplaces and built-in window seats, not to mention stunning views of Long Island Sound from most of the rooms.
SLEEPING OCCUPANCY & RATES: We have a total of 14 beds that can accommodate a total of 20 people for overnight sleeping.
The downstairs and outdoor areas can accommodate larger groups for daytime events. Prices vary depending on usage/season/group size.
DAYTIME OCCUPANCY: Per fire codes, downstairs 45 guests. Outdoors 60. Pricing depends on number of people and intended usage
Room Descriptions: GROUND FLOOR: sun room, living room, dining room (seats 12), parlor (seats 6 at table) kitchen (2 sinks, 2 refrigerators, stove, dishwasher, microwave, toaster oven, coffee pot, electric kettle), grand staircase with Tiffany Angel Window, 1 full bath off kitchen, 1/2 bath off living room.
Second Floor Bedrooms: Sound View Rooms I & II: 1 Queen in main room, 1 DBL in alcove, private bath with shower, sink, toilet. (sleeps 4) Note that the alcove room is not fully insulated and can be drafty in the winter. An additional space heater is provided.
Acorn Room: 1 bunk bed, 2 twin beds, shared full bath with the Garden View Room. (sleeps 4)
Garden View Room: Queen size sofa bed and shared bath with Acorn room.
Oak Tree I & II: King bed in main room, alcove room with twin bed. Private Full bath. (sleeps 3). Note that the alcove room is not fully insulated and can be drafty in the winter. A space heater is provided.
THIRD FLOOR: Two rooms share a bathroom in the hall. Sunrise Room: 1 Queen, 2 twins. (sleeps 4) Sunset Room: 1 Full, 1 twin. (sleeps 3) Shared Bath: Full tub/shower, sink, toilet

This is the third time our family has stayed in this beautiful and unique house. Beautiful location, easy access, private, roomy, tasteful, well-equipped. The hosts are really unusually responsive, helpful and supportive.
This is a beautiful property. We had a lovely time sitting by the waterfront in the mornings, enjoying the scenery while we chatted over coffee. The host was accessible and responsive , and the house is cozy and comfortable, with beautiful wood paneling throughout. It is an old house and has the quirks that old houses have. Personally we appreciate those qualities. Be aware that if you have mobility problems there are lots of stairs.
This is my third year renting the house for our annual spiritual entrepreneur retreat and it was a wonderful experience as usual. We were so excited to see that the kitchen has been renovated with all new appliances. The addition of the dishwasher was a huge help for our groups and made clean up after meals so much easier. I'm grateful to the staff and operators that keep the home organized and clean for us. We will be back again next year!
House was perfect for our large family in town for our siblings birthday. Very comfortable and gorgeous location. It is a very unique place to stay and explained well in the description, so we knew what to expect.
My friends and I were very busy from early too late. Our favorite spots were the front porch for coffee and the water's edge for a night cap. At first, we didn't know what to think but quickly fell in love with the New Dawn charm.
We enjoyed a beautiful stay at The New Dawn Foundation. The atmosphere, ambiance, and energy of the house was amazing. The view, the grounds and the condition of the house added to everyones positive experience.
We didnât use the house for an event. Just a family get a way and this house has plenty of room for our multi generational family of 13. Lots of room and character. Was nice to gather together in the large dining room or on the front porch and watch the fishing boats, yachts and hunting osprey go by.
This was the perfect venue for our 50th high school reunion. Everyone loved the setting and it gave our small group a wonderful opportunity to reconnect!
We stayed at the new dawn for my husband and I wedding weekend that was held down the street at the surf club on the sound. My family and I were all able to stay together, whilst enjoying the beautiful property. Iâd highly recommend
We booked this home for seven adults and had plenty of room! Everyone remarked on how lovely the house was in the location on the water. Great communication with the property owner. We went into the city most days and this was a great place to come back to all the comforts of Home and More!
Very comfortable stay with lots of room to spread out. Interesting older house with many unique features. We were happy to learn that they recently installed a new furnace and a dishwasher. Lots of cookware and dishes. We spread out over two dining rooms for mealtime which worked well for us.
Second time our 24 person family group stayed here, and if anything, it was even better than last year! The location is exceptional, a quiet, private beautiful Victorian era house right on the Sound. The house is roomy, immaculate and very well equipped. Nancy is on top of everything and responds essentially immediately to any and every concern. There arenât enough superlatives to describe our wonderful experience!
This is my second state at the New Dawn house and it was just as wonderful as last year. I can't think of a better place for a large gathering in the Bronx area.

Old house, beautiful location on the Sound in New Rochelle, NY. The owners are a not-for-profit who are kind and helpful throughout. House is old and has lovely period touches. House well stocked with linen and towels; kitchen had all items needed.
Suggestions:
1. Some of the bathrooms do not have latches or locks. Needs to be fixed.
2. Some sinks slow to drain.
3. A dishwasher would be a great addition.
4. Uber found it difficult to find the house. They either overshot it or fell short of the house. Also signage on
Davenport Avenue needs to be larger and easier to spot while driving.
All in all, a great stay for our family.
I recently spent a couple of days celebrating my birthday with friends in this place, and it was an unforgettable experience. The house was beautifully furnished with a rich, wooden interior and stunning Tiffany stained glass windows. The expansive lawn offered breathtaking views of the bay, and the cozy pergola provided the perfect spot for relaxation. The elegant tableware added a touch of sophistication to our meals. Overall, it was a charming and memorable stay in a truly special setting.
Nancy, the host, was incredibly gracious and responsive throughout our stay. She promptly answered all of my questions and made sure we had everything we needed. Her warmth and attentiveness truly enhanced our experience.

The house was perfect for our family gathering. The views are amazing and the outdoor area is incredibly beautiful. The history of the property is unique and makes for a special place.
The only downsides are that the AC units took a while to get the house cooled off, and the pots / pans weren't super clean (there's no dishwasher). The house is old - built in 1900 - so there's lots of intricacies that come with an older place.
But besides that there's lots of beds and rooms to sleep a large group, and the outdoor views are unbeatable.
We stayed at the New Dawn for a Memorial Service. The setting on the water was so peaceful and private, yet easy access for those of us traveling by public transportation from Manhattan and La Guardia airport. We had chairs lined up facing the water for a Celebration of Life Ceremony. The whole downstairs layout was just wonderful with indoor and outdoor areas for people to gather, sharing memories and grief. Food platters from Costco were easily arranged and the weather was perfect. It was so quiet at night, and the beds were very comfy. Loved all the views and old world charm.
If you want to host a large group (10-15 people) and want to do so in a place that feels like home, this house is perfect! It has a wonderful worn and rustic feel while still being modern enough and well-maintained. It is definitely lived in but very clean with all of the necessary amenities and appliances like microwaves, blow dryers, coffee makers and things like that. We had a group of about 7 with some visiting workshop leaders throughout our 3-day stay and the home never felt crowded. There was plenty of space to spread out and if we did get crowded we could have easily held some of our workshops outside. The porch is pretty spacious and so is the lawn. I was provided with a very detailed welcome packet of house rules and instructions on how to access/use everything. The wifi does not extend to the 3rd floor, but that was communicated to us before we arrived, so we were prepared to work around that. If I could offer any advice to the next guests I would say 1) be mindful that finding the location will be tricky for folks like Uber drivers or visitors. So you might consider bringing an outdoor sign or banner to place at the mailbox at the beginning of the road that heads back to the house. 2) we had a minor inconvenience when booking due to the booking calendar not being correct. So I would reach out for assurance that your preferred dates are truly available before making any plans. But other than that, it was a 5 star experience for rustic house living!
The listing stated sleeps 20 however there was a charge of an additional $25 per guest over 15 guests. Somewhere on the listing should have mentioned additional guest fee
We had the most amazing time during our stay. We were able to really enjoy the home for it's characteristics and beautiful views. It was the perfect fall weekend with the trees starting to change, low tide and gorgeous sunset on the sound. The house is a lot to take in at first. There are lots of rooms, stairs and bathrooms, but after a while you find your place and get comfortable. It's close to several restaurants, fast food chains, so you shouldn't have an issue finding nice places to eat.

Some things to consider: the refrigerator is old and not very clean, there is not a dishwasher. There are no electrical outlets in most of the bathrooms and the wiring is not updated . I would not let that deter you from staying because the setting and character of the home outweigh the negatives,
