Our two-story townhouse comes with a swimming pool, screened-in patio and four bedrooms that feel like home. We also have amenities aplenty – from concierge services to coffee, pool floaties and noodles, and more.
And our gated resort community pulls out all the stops with a grotto hot tub, splash pad, bar & grille, retro arcade and cinema.

Sugar Palm House is located in a gated vacation home community in Kissimmee, Florida. We are tucked away from the crowds of Orlando while still being near all the theme park fun:

COMMUNITY AMENITIES
One of the biggest perks of staying at Sugar Palm House is all our neighborhood amenities – and yes, they are free. Spend time with your family at the community swimming pool or soak away in the grotto hot tub. There’s also a splash pad, sand volleyball, tennis and basketball courts, and a fitness center. And where else can you find a retro arcade and a cinema with daily show times? You can also grab snacks and sundries at the marketplace. Or enjoy taco bowls and strawberry daiquiris by the pool.

Better yet, everything is two streets over from our townhome – just a short walk away.

PATIO & POOL
Our patio is an oasis where you can unwind after a day of theme park fun. Relax in our cushioned chairs or hang out in the swimming pool with the whole family. We have arm floaties, noodles and pool towels at the ready. There’s even a built-in bench so you can relax in the water with a tropical cocktail in hand.

For your comfort, we provide a child safety fence for the pool area and a screen around the entire patio to keep bugs away.

LIVING, KITCHEN & DINING AREAS
Our open-concept living, kitchen and dining area is made for hanging out, just like at home.

Kick back on our gray sectional sofa which seats at least six. It has toss pillows and a yellow throw so you can get really cozy. A picture window brings in natural light while a 3-light mini chandelier offers a nice glow at night. Our xx” smart TV is great for watching your shows and movies. You can also gather around the coffee table to play a board game like Monopoly.

Our kitchen is filled with bright white cabinets and stainless steel appliances. Cookware and dishware? Check. We have everything you’ll need to make healthy snacks for the kids or your family’s favorite dinners. There’s also enough counter space for everyone to pitch in. And four bar stools for those who want to take it easy. In the morning, we’re happy to provide coffee and a selection of teas for you.

Over in the dining area, a picture window looks out to the patio and towering palm trees. Enjoy meals together at our 8-seater wooden table – it has Florida vibes with light blue placemats and silver bowls that resemble clam shells.

4 BEDROOMS
Our four bedrooms are peaceful retreats where you’ll get a good night’s sleep. Modern platform beds come with comfy mattresses, throws and lots of pillows. Other homey features include nightstands with lamps, accent rugs and smart TVs in every room. And, of course, there’s a room for the kids with a Mickey Mouse theme.

Please note: Bedroom 1 is downstairs and all other bedrooms are upstairs.

3 FULL BATHROOMS
Our three bathrooms give you plenty of space and privacy for your self-care routine. The master bedroom has an en suite bathroom with a double vanity and soaking tub / shower combination – perfect for relaxing baths, or bath time with the kids! The bathroom in the upstairs hallway and the downstairs bath both have walk-in showers.

And for each bathroom, we provide toiletry starter kits that have toilet paper, bar soap, shampoo, conditioner and body wash. We also supply two sets of towels for each guest (bath, hand and face).

You have private access to Sugar Palm House and all amenities during your stay. You can access our home any time with our secure, keyless entry.

The Neighborhood:
Forgot your toiletries? No worries a Gift shop in on-premises as well as stores like Target and Walmart close by. There is a lot to do for the whole family. Game room, Tennis and Basketball courts, Hot tub, Waterfall, Playground, Gift shop, Business center, Meeting room, Tiki bar, and grill and lake to walk around on-premises. There is a $180 cleaning fee. The property is thoroughly cleaned using COVID protocols before and after each stay. There is also a damage waiver fee assessed.
AGE REQUIREMENT
To book Sugar Palm House, the primary renter must be at least 21 years old. This person must stay at the townhouse and is responsible for all other guests.

RENTAL AGREEMENT
Signing our rental agreement is required to complete your booking. We will share this agreement through email.

WELCOME GUIDEBOOK
You will receive a welcome guidebook a few days before your arrival that contains all the house and neighborhood information you will need.

CHECK-IN & CHECK-OUT
Check-in is any time after 3:00 pm and check-out is by 11:00 am. We will process your payment the day of check-in and send you a code to access the townhouse.

ARRIVAL & PARKING
As our townhouse is in a gated resort community, please give your photo ID and our address to the security guard. Once your reservation is verified, you will receive a pass to display on your windshield for in and out access.

We have parking for one car in the assigned space in front of our townhouse (it has our house number). Additional cars can park in the unmarked spaces in this area, too.

PETS
Pets are not allowed at Sugar Palm House, including service animals. A fine starting at $500 will be applied if a pet is detected. Thank you for understanding.

NO SHOES POLICY
Thank you for taking off your shoes while in the house so we can preserve our floors and rugs.

SWIMMING POOL
Children must be monitored in and near our pool at all times. No diving is allowed. And young children must wear swim diapers in the pool; no regular diapers are allowed.

You are welcome to heat the swimming pool for an additional $30 per night, for a minimum of three nights. Please let us know in advance if you’d like to do so.

QUIET HOURS
Thank you for observing quiet hours between 10:00 pm and 8:00 am. This ensures the peace of the neighborhood and our standing as courteous neighbors.

SMOKING
To keep Sugar Palm House fresh and clean for all, smoking is not permitted (inside or outside). If smoke is detected, there will be a $500 fine.

PARTIES & EVENTS
Gatherings with your group are great, but parties and events are not allowed. Any evidence of such will result in a $1,000 fine and an immediate termination of your booking. Thank you for your understanding as we strive to keep Sugar Palm House in wonderful shape for all guests to come.

PROPERTY DAMAGE
If any damage occurs during your stay, please let us know as we would rather find out from you than our housekeeper. The cost to clean, fix or replace the damage at hand will be billed to your reservation. Damage includes any stained or missing items both inside and outside our home.
