1. Guests & Booking * Guests must be 25+ years of age to book * All guests 18+ must be added to the reservation; guests of any age must be disclosed prior to arrival * Parties are not permitted * Guests must not exceed the maximum occupancy for the unit booked.
2. Quiet Hours & Noise * Please keep noise to a minimum from 10:00 PM to 8:00 AM. * Some noise transfer is natural in our mid-century home with wood floors; complimentary earplugs and white noise machines are provided for your comfort.
2. Smoking & Vaping * Strictly no smoking or vaping anywhere on the property, including outdoor areas. This includes tobacco, marijuana, and electronic cigarettes. Violations will result in a minimum $1,000 charge. * This should go without saying, but illicit drugs and criminal behavior are also prohibited. * No burning candles or incense in the unit. * Fireplace is decorative only and may not be used under any circumstances.
3. Pets * Pets are not allowed in this unit. We do have two others that welcome pets, so if you are traveling with an animal, please see my profile and look for one of those!
4. Cleanliness & Respect for the Home * We ask that you keep a tidy home for the duration of your stay. We have provided cleaning supplies to assist, especially for longer bookings. * Additional cleaning fees may apply in rare cases, such as the following: excessively soiled or ruined linens, excess loose trash (unbagged), pet waste or excessive pet hair, smoke/vape odor, or other cleaning required beyond a typical check-out. * Please do not take indoor items outside, or outside items inside (furniture, linens, etc). * Please do not put away dirty linens or dishes. If you use the clean linens for the hide-a-bed, please leave them and the bin out so the cleaners know they have been used!
5. Check-in/Check-out * Check-in is 4pm or later on the first day of your stay. Your unique door code will be sent to you 48-hours prior, and is programmed to start working at your check-in time! * Check-out is at 11am or earlier on the final day of your stay. * If you would like an early check-in or late check-out, please request it through the Touchstay Guidebook (linked in the messages) at least 24-hours prior. * Late check-outs without prior authorization will be charged at a rate of $150/hr and are not prorated.
6. General Considerations * Our home is close to neighbors and shares walls, so please be mindful of noise. * Guests must climb stairs to access our home. * For packages and mail, please utilize the nearby Sip & Ship or UPS store. Do not use the house address for mailing, as we cannot be responsible for lost or delayed packages. * Violations of house rules may result in immediate cancellation of booking without refund.

Very nicely appointed, comfortable bed, fun decor. Loved the front deck and convenience to Fremont, Ballard, public transportation, and the city. Easy check in and out.
This is a dangerous place. Our car had the passenger window broken and things stolen. We had to park ablock away. The steps were long steep and trecherous
The apartment was retro and nice. Loved all the windows in the kitchen. Would sit in there in the morning with coffee. The weather was warm but it stayed cool enough with the ventilation provided. It is a number of blocks to walk into town but if you are in good health it is a nice walk. Would stay there again.
We thoroughly enjoyed our stay at the Sunbreak. We visit Seattle a couple times a year and it was such a convenient location to all our favorite places in Fremont/Ballard. Although there are other units in the building, we didn't hear any noise. We enjoyed relaxing on the (sunny!) deck and found the whole place to be thoughtfully appointed and comfortable.
Loved the house, it was so cute and the decorations are fun! I love a VRBO with some life in it and this one definitely had LIFE. Wonderful location super close to the zoo and walkable distance to shops we wanted to go to in Fremont proper. Would stay again!
Wonderful; be prepared for possible guests around you
Everything about this place was great -- very cozy, comfortable location, great host who takes obvious care and pride in the apartment. The unit is in a building that has a few other units, though, and sometimes it did feel like we were sharing a space with the unit next to / below(?) us. There's a door in the kitchen that's like one of those between adjoining rooms in a hotel, and during our stay some very adorable but very, very loud kids were staying on the other side of that door -- the sound was like we were just in the same room. They woke up at 7:15 am each morning, and so we did, too. One day it was more like 5:15 am, for some reason. We woke up to the smell of someone else's breakfast cooking one day. It smelled great, but, still. The host provides earplugs, and it worked out fine for us, but we do feel like potential guests should know the full situation when they sign on: you will be somewhat at the mercy of the lodgers around you, so be prepared. If you're good with that, this is a great place to stay.
My husband and I stayed for a week to visit our son. LOVED this place! It is in a lovely neighborhood across from a park. We enjoyed the views from the front deck and especially the sunny kitchen in the morning.
We cooked breakfasts and some other meals. The gas stove worked great and kitchen had all we needed including a coffee grinder, some coffee beans, tea bags, and strainer for my personal loose leaf tea. (I often struggle to find strainers and forgot my own, so this was a great surprise.) It was thoughtful for the owners to have a canvas grocery bag by the door so we didn't have to pay for bags.
While we brought our own toiletries, it was nice that they provided sample size items and bulk soap/shampoo and extra TP so I never felt like I had to scrimp or run to the store immediately.
We loved the decor which included some of the owner's own leather work- beautiful and unique. It got cool while we were there, but the heat worked great and the owners had a nice lap blanket for cozying up to my book on the couch in the evenings.
It was fun having families and folks with dogs use the park throughout the day and quiet at night. Parking wasn't a problem.
There is a lot to do in the area including the nearby zoo, shops (including a cool tea shop in Fremont) great restaurants (one with live jazz on a rooftop), 3 great local breweries in one block, the locks with a fish ladder that has a viewing area, several other beautiful parks with lakes (lake Union and others).
