TERMS AND CONDITIONS

Standard Terms and Conditions of Temporary Holiday Accommodation

Please ensure that you read and agree to the terms and conditions below before check in.

1. STRICTLY NO SCHOOLIES, BUCKS TURN, HENS NIGHT OR GATHERINGS OF YOUNG ADULTS UNDER 25 YEARS. You are agreeing that your group is either a family or corporate group.

2. Variances can be agreed on but only by arrangement with the owner in writing.

3. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond. Noise outside must be kept to a minimum after 11pm. Neighbours will call the police if they are disturbed

4. Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.

5. Parties and Functions are strictly prohibited.

6. Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.

7. Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10am

8. Deposit of 25% nonrefundable is required to secure the booking. Payment of the rental deposit constitutes the clients acceptance of these Terms and Conditions.

9. If you are booking directly to host the balance of the rental amount must be received in full 28 days prior to occupancy. If not the owner has the right to cancel the booking and attempt to re let it.

10. Cancellation if caused by the client, money paid is not refundable unless the house is re-let for the entire period. If a refund is made due to the property being re-let then a $200 cancellation fee will apply paid directly to the host.

11. The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.

12. The price charged is for domestic use only and not commercial.

13. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this will result in loss of bond and/or additional payments.

14. Bond is payable at the same time as the balance amount. The bond will be refunded within 14 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared, disturbance to neighbours Please note that no responsibility will be taken by the owner if account details supplied by the guest are incorrect for bond refund.

15. Loss - the owners take no responsibility for the tenant's personal property. Return of personal property returned is minimum $50 (depending on size and weight)

16. Variations to these conditions may only be made by prior arrangements with the owner in writing.

17. EXCESS RUBBISH - Extra Large bins have been purchased to allow for large family groups. Re-cycling (yellow) and General Wast (red) Capacity of 1 bin per week. Any excess rubbish is the responsibility of the guests. A $200 will be charged for excess rubbish left at the house

We were in Torquay for the Great Ocean Road Nike ride and wanted a home that was large and spacious enough for 3 families. This house ticked all the boxes for us and was close enough for us to ride to the starting line. Very enjoyable stagy and we will be back again.

Fabulous!

Great house for a large family group. Everything we needed and more was provided for a very comfortable stay. Quiet location, plenty of parking, lots of space for us all to spread out and an easy house to have toddlers in. Apart from the step up at the entrance it would be a very accessable house for wheelchair users. Thanks Maureen - it couldn't have been better.

Spacious, clean, neat and tidy home in a quiet neighbourhood

We celebrated Christmas here and we couldn’t have been more comfortable. Everything you could ask for was supplied from cots, high chairs to games and toys in the games room. There was plenty of room for our large extended family to enjoy together without feeling crowded. indoor and outdoor dining provided different areas for meals and several living areas provided space to spread out. Within walking distance to supermarket and cafe and a short drive to beach, would highly recommend and definitely stay again.

Amazing house with lots of space with everything you’ll need for a great getaway 😊

We all had such a great getaway as the house was perfect for our families đŸ„° even the teens had the best time . Was handy having the basketball courts across the road , they all loved that also the games room which were they spent most of the time in when in the house . Fantastic rental. Very clean, can sleep so many, comes with so many amenities and facilities and everything is clearly labelled. It is definitely a house above the rest. Thr owner has thoughtfully provided everything you could want. We will definitely be staying here again.

Lovely big home for big groups. The owner is very kind and communicates promptly. Everything labeled and plenty of storage. Games room a hit with all ages. Not located within walking distance to beach. Ample parking as school is opposite. Enjoyed our stay.

Loved our stay at this property. Highlights included 3 living spaces, jacuzzi, well furnished, amenities, plenty of DVDs and board games, safe and secure, kids-friendly.

Great house for families

The house has three great rooms for couples. The other rooms with bunk beds are basic but fine for young children. The kitchen was fantastic - very well stocked with cooking equipment, utensils and coffee machine. Pool table, table tennis table and books were a hit. Despite being advertised as sleeping 17 it could really only sleep 14 - the other 3 were thin mattresses on the floor and a couch. The location wasn't great - a bit suburban and had to drive to the beach. Overall a great family holiday set up.
