THE BUILDING
You're not just booking an apartment — you're staying inside a piece of Detroit history. Kirby Manor was built in 1925 as a Classical Revival landmark and is listed on the National Register of Historic Places. The building played a meaningful role in Detroit's civil rights story: in 1937 it was purchased by Great Lakes Mutual Insurance, one of Michigan's largest African-American-owned businesses, and became one of the first buildings in the city to provide quality housing to Detroit's growing Black middle class at a time when housing discrimination was widespread. In 2019–2020, the building was fully and beautifully renovated — its gorgeous brownish-red brick façade, stone entry portico with Doric columns, and soaring ceilings are all intact. You feel that history the moment you walk through the door.

We want every guest to have a great stay and every neighbor to remain happy. These rules are non-negotiable and violations may result in immediate cancellation without refund.

No Smoking — Anywhere on the Property
Smoking, vaping, and cannabis use are strictly prohibited inside the unit, in hallways, stairwells, and anywhere inside the building. This is a historic building with shared spaces and zero tolerance for smoking. Violations will result in a minimum $250 cleaning fee and may result in immediate removal.

No Unauthorized Guests
The reservation is for registered guests only — maximum 6. Visitors not on the booking are not permitted to stay overnight under any circumstances. If you'd like to add guests, please message us before arrival to update your reservation. Unauthorized overnight guests will result in a $250 penalty fee and may result in immediate cancellation without refund.

No Parties or Events
This is a residential building with long-term neighbors. Parties, large gatherings, and events are strictly prohibited. Music must be kept at a reasonable volume after 10:00 PM. Violation of this policy will result in a $500 penalty fee and immediate removal from the property without refund.

No Pets
Pets are not permitted in this unit. Any evidence of a pet on the property will result in a $500 deep-cleaning fee regardless of whether damage occurred.

Check-in / Check-out Times
Check-in is after 3:00 PM. Check-out is by 10:00 AM sharp. Early check-in and late check-out may be available — message us in advance and we'll do our best to accommodate.

Keyless Entry — Treat It with Care
You'll receive your access code prior to arrival. Do not share the code with anyone outside your registered party. Please ensure the door is locked whenever you leave.

Trash & Cleanliness
Please dispose of trash in the designated bins before checkout. Leave the space in the condition you found it. Excessive mess or damage beyond normal wear and tear will be charged accordingly.

Building Quiet Hours: 10 PM – 8 AM
Out of respect for neighbors in this historic residential building, please keep noise to a minimum during quiet hours.

We provide a starter set of essentials — toilet paper, paper towels, dish soap, toiletries, and basic kitchen supplies — to get you settled in. For longer stays, guests are responsible for restocking supplies as needed.
