We had booked for two nights and we left after the first night. The place is uninhabitable and we needed to find lodgings elsewhere. There were no blankets and we were cold in the night, no hot water, only 3 pillows while we were four people. There were bugs all over the room and a nasty smell. There was dog poop and dog pee all over the common areas. Definitely do not recommend

I liked the convenience ans friendly staff. The plumbing needs attention. There is no parking past 8pm.
Employees dressed like they on the patio at home. Don't say anything. And nothing is clean. Bathroom dirty and the bed wasn't clean. I used my t-shirt to cover the pillow to get some sleep... need better customer service....
Village location good if you use crowded collectivo (group taxi/van). Absolutely no services and we were even locked out during the day time. Wasp nest on our door. Cockroach and cigarette butts in lobby. No water pressure. They never cleaned the sheets, trash or towels the whole week. But cheap and a local experience for stories when back home.
The bathroom had a strong smell like urine.
The gentleman in charge was not kind at all. He was somewhat rude, and would take his time to accommodate our needs.
first dont put toilet paper in the toilet ! thairs no sighns telling you , and they wont plunge your toilet till the next day . second he has the cutest dog , but dog barks alot in the morning and at night . and watch out for dog poop laying around . best part is it was buget friendly , you can catch a buss to and from holel from tulum . witch is cheeper than taxi by alot . its easy to find . and they will let you use thair microwave if your trying to keep a food budget . they only speak spanish . but will be friendly with you if you cant speak much spanish .
Excellent. Nice to be away from the bustle of Tulum but within easy reach. Lots of local shops and places to eat. Good for access to Coba. Giovanni and Angela are great hosts and cook a very good breakfast that sets you up dor a day of exploring. Perfect if you have kids, we have a 4 yr old and a nearly 2 yr old. Well recommended
Great place to stay. Off the beaten path and close proximity to the Ruins. Rural area east of Tulum near Mexican-Mayan village.Fifteen minutes to Tulum and beaches.
Staff were friendly, room was clean, bed was poor mattress on cement, pillows were very small, restaurant was not open. Had to drive 20+ km to eat. Ladder in pool broken so couldn't get in or out. couldn't get TV on. Overpriced for what we got.

Hotel between Tulum and Coba
The rooms were fine, but the hotel looks as though it is struggling to survive. One of the two rooms we booked had only luke warm water at best in the shower. The towels and linen were clean but threadbare. There were no breakfast facilities onsite. When we asked about the "included" breakfast, we were told that there was a restaurant down the road where we could have breakfast. It was over a mile away. We had to drive into Tulum for our meal in the evening.
This hotel is not close to the beach but it's exactly what we wanted and needed.
The hotel is small, quiet, very clean and safe.
We were looking for someplace like this to cut the travel time from having to drive to Playa del Carmen to the ruins in Yucatan.
Jose the manager there was always attentive to our needs, and always ready to give advise on food spots etc...
The rooms are super simple but what we needed.
Good air conditioner, 2 clean beds and plenty of hot water with good water pressure.
The TV only had one channel and usually on the channel the front desk was watching... But we didn't mind.
The hotel also has a nice clean pool with a deep end and a shallow end that we took advantage of on our last night there..
All in all a very enjoyable stay and I would definitely return again..
We loved the Palma Real. It was a little out of the way (about 13 miles from Tulum), but the price was very worth it. We had a rental car so it wasn't a big deal. It was hard to find in the dark initially because there are no street lights around, but once you get close, the hotel has a giant green sign that's easy to spot. The room was pretty good sized with tile floors and a comfy California King bed. It was cleaned and the sheets and towels were changed daily. The shower was ok - the water pressure wasn't great, but it was a clean hot shower after each day of doing tourist stuff.
This is not a deluxe 5 star hotel - so don't stay here if that's what you want. Tulum has some of the best beaches in the world and the area tends to be more eco-friendly. Hostels are popular here. It is a place to go for the best beach experiences, food, drinks, swimming, snorkeling and awesome people. There are spas around if you want to be pampered. Just don't expect that at the Palma Real. It was exactly what we wanted, however, and we would stay there again. The pool looked nice, but we didn't use it. We stayed here in April and it was quiet and clean. There were some geckos around and it appeared that they were doing some remodeling to the building. All in all, I couldn't be happier with this hotel.
This is Mexico - there are police checkpoints, bugs and mold. It's just a part of life. The negative reviews I have read all complain about these things so educate yourself before you go.
This is a basic accomodation on the road from Tulum to Coba. It's very budget friendly, no-frills option. The room has AC and TV, shelving and table with chairs. To use TV you need to leave a money deposit at the front desk. The property also has a pool and a small snack bar, neither of which we used. There is a 24 hr front desk/security person on duty. The room was reasonably clean but the sheets had stains which I didn't like. There is not much nearby in terms of cafes or grocery stores so for meals we drove to Tulum pueblo (~20 min).
We were not able to check in to the hotel because when we arrived, the receptionist said that all of the rooms were completely booked. He did not speak any English at all, which was fine, we were knowledgeable of some Spanish. We had reservations through hotels.com but the receptionist still would not help us. So we had to drive around until we found a new place to stay; we ended up paying a lot more than we had anticipated. This was a very bad experience and we will not plan to stay there again.
The room was adequate, clean and the bed comfortable. Couldn't get on to internet with wifi and I thought I had requested breakfast and been given a price. There was no breakfast. The surroundings to the hotel were untidy and poor - pool was OK, not totally clean with no decent relaxing area. No effort made here to make guests want to come back.

Perfect stopover
We stayed overnight at this hotel on our road-trip to western yucatan. It is an affordable and clean hotel with good service and friendly staff. A little away from the city but fantastic for the price we paid. Also gave us a chance to visit the nearby village and experience local food and lifestyle. Equal distance from Tulum and Coba.
This is obviously a low-cost alternative to staying in Tulum (i.e. it's about 20km outside of town), which is why we chose it. The price was right, but even for the low price, some things should have been better. For example, there was a rat running around reception when we checked in. The room had a lot of bugs (to be fair, the area has a lot of bugs). The pool was not clean. "TV" was one channel that was connected to all other TVs in the hotel. If expectations are really low, then this place is fine and a good way to save money. But I stayed in several budget hotels in Mexico, and this was probably the worst.
We planned one night, and stayed three. The hotel is small, fully renewed and looks good. The staff is friendly and helpful. There was some misunderstanding about payments (1 night Expedia and 2 nights direct) but the staff solved it professionally and easily. The pool is good, even though the tiles, both inside the room and between the pool and the room are extremely slippery when wet: be careful! Little restaurants in the nearby village are good value for money, especially La Paisana. If you like to see an authentic Mayan village that is NOT a tourist trap, drive to the roundabout near Coba, turn right and stop halfway between there and Punta Laguna. A sign at the left hand side of the road invites you to a 'zoological park': we visited the village and had the best possible experience. Punta Laguna itself is a tourist trap (expensive, very organised).
Back to the hotel: the rooms are clean, the bathroom adequate. A light near the bed would have been comfortable, as well as a roof fan (the aircon is too loud to run overnight). The only minus is the noise of the road, but despite being rather noise sensitive that did not stop us from booking three in stead of one night.
This is just not a nice place to stay. The location is bad. It is halfway between Coba and Tulum and there is no place to eat except one small palapa that closes before dinnertime. When it rained the entire lobby filled with water and the tile floors became quite dangerous. The bathroom door would not close so there was no privacy in a 3 person room. We were provided with one roll of toilet paper and one shampoo daily for 3 people. The linens are old and threadbare. None of us would willingly stay there again.
Very basic rooms, very noisy air con (almost unbearable), no food but local restaurant nearby is ok. Owner helpful and welcoming.

Ok for 1 night
The hotel was very clean and the management people were relatively friendly. The king size bed in our room was as hard as a rock as was the pillow. The TV in our room only received one Spanish channel. They did accommodate us with hot water for our tea in the morning.
