E401 is a penthouse offering the privacy and the unique feature of having no neighbors on either side. High ceilings in every room and a vaulted ceiling in the Great Room emphasize the open feeling. You will enjoy the beautiful views of the mountains, palm trees and a sneak peek at the ocean. Sleeping Giant, illuminated by the sunrise each morning and again by the reflected glow of the sunset in the evening, is visible from the lanai and two balconies.



The high quality of construction of this newer resort is evident throughout the suite, ceiling crown molding, large baseboards, heavy solid core doors, Peruvian tile, central A/C and much more. The stylish interior includes a cook’s kitchen with a Wolf glass cooktop and oven, Sub-Zero refrigerator, GE profile microwave, granite counter tops, and African mahogany cabinets. There is also a generous supply of dishes, utensils, and pans for you to use. Family and guests will enjoy dining inside or outside on the sheltered lanai.



Two bedrooms; one with a king-size bed and one with two double beds provide sleeping for six, (No sofa bed in the living room). The master bedroom has two sinks, a large soaking tub, and a separate shower. The second bedroom has a bathroom with two sinks and a huge soaking tub. The third bathroom, accessible from all rooms, has one sink and a shower.



E401 is located on the fourth floor (top floor) with easy elevator access. The tropical lagoon pool area features a lazy river with a cave, waterfall, two waterslides and a sand bottomed cove for the little ones to splash in. One of the three sand bottomed hot tubs is a bit cooler so the whole family can enjoy a soak. Other on-site amenities include concierge service, fitness center, business center, two BBQ stations with multiple gas grills and access to Oasis on the Beach (exceptional oceanfront restaurant). Just beyond the pool area is the picture-perfect ocean beach. Lie on the sand on your striped towel or relax in one of the many lounge chairs, both of which are provided by the resort. Some people swim and snorkel here, but it is a bit rocky so you may choose to do this at one of the many nearby beaches.



Waipouli Beach Resort is a great location if you enjoy walking! Flanked by an epic coastline and threaded together by the public bike path (just under 10 miles round trip), this centralized location is the social hub of Kaua’i. Having recently experienced a trendy transformation, Old Kapaa Town maintains its historic charm, yet boasts novel offerings for shopping fun. We couldn’t have picked a better location to vacation. Conveniently located from restaurants, shopping and excursions. Only a 55 min drive to Tunnels Beach and only 35 min to Poi Pu. The room was spacious and clean and we loved having the top floor.We will be back again in the future and we hope to be able to secure the same room again. Thank you!

Fantastic Kauai Condo

I cannot stress enough how wonderful this condo was for my family of 5. Check-in and communication with the owners was easy and they respond quickly. The condo looks exactly like it does in the pictures. The condo is clean and spacious. All of the beds are comfortable. Location is central on the island so an easy 20-30 minute ride to south shore or north shore. Lots of great restaurants within less than 1 mile walk. Safeway right across the street for any items you may need. The pool and property and great as well. The only one downside is the beach. The beach is rocky and not a beach to lay out on or swim in the ocean, but there are plenty of other great beach areas close by. The beach at this location has great tide pools and my kids loved looking for crabs and fish in the pools when we walked along the beach. Overall would highly recommend this condo and we hopefully will be back sooner rather than later.

Everything you need!

This is the second time we've stayed at Waipouli Beach Resorts. The location makes it the perfect place for us to explore the island. Getting in is as easy as remembering a code, no key or card needed. The condo is spacious, modern and clean. It's well stocked with all the things you would expect and some extras. I appreciated the welcome coffee and snack. The property is beautiful. The kids love the pool and beach. There were plenty of lounge chairs for this mama to just lay back and relax on without feeling like I had to get up at the crack of dawn to reserve one. Safeway is literally across the street for all your grocery needs. I absolutely recommend it!

We had a nice stay. There is a gentleman at the management company who is very unpleasant and started the trip off with a bad note. But otherwise it was a decent stay. The unit was clean and comfortable. The kitchen was nice and well stocked. I didn’t understand why they had a coffee machine and coffee but no cream or sugar. Everywhere else I have stayed has had cream and sugar. So bring your own. The view is the parking lot. There are a lot of other units with much better views. The hallway noise carries into the unit, so it can be loud at times.

Our family had the best time staying in this condo. The layout was perfect for us and it was very clean. We liked having views of the ocean and the mountains (sunrises, too) and we all loved the pool and access to the beach.

Great family vacation

Our family of four stayed in the unit and it was fantastic! Perfect location halfway between north and south parts of the island and so many good restaurants in Kapa’a! The pool area was great and we used it every day. The only thing we wished was better was the hours of the restaurant. It was only open from like 3-9pm. So you couldn’t get lunch or pool drinks at all
which was strange for a “resort”. I will say we had a fantastic dinner there on our last night though. Other than that it was perfect!

This is the second time I have stayed with my family in this unit. The resort is lovely and well maintained. The location is convenient for us. The unit is very quiet - we've never heard our neighbours.

This was a great property for a family.

The central air conditioning welcomed, and the kitchen set up was especially nice. We didn't really use the kitchen that much but it was great to have dinnerware, glassware, and cutlery in good condition for take out meals.

A so-so option for our vacation

It fit our needs - Accessible parking; access to the unit w/o stairs; 2-BR suite with accessible bathrooms; reasonably well equipped; located near shopping & restaurants for services & our meals. However, every day at both rush hours, traffic (construction-driven) was horrible. (It's likely to be less horrific once work is completed, although likely not gone even then.) And, the online listing features balconies that are south-facing and that were, therefore, unusable on any sunny day or even on a partly cloudy day. Next, instructions for 1) our arrival and 2) our stay and 3) our departure were 1) initially vague ("Contact your rental host ..."), then untimely relative to the date of our arrival, 2) missing some information (e.g., the code for the pool gate; what to do about trash we accumulated during our week-long visit), and 3) missing any information or instructions whatever regarding the check out process. (We did what was reasonable, then we left.) Finally, we felt besieged by communications from multiple sources regarding aspects of our visit - from VRBO, from RentalHost, from Kauai Exclusive, and from different sources within K.E. We were constantly unsure who to ask for missing information (We wanted a single consistent point of contact that had some sense of continuity with our arrangements and could meet all our needs). Based mostly on that final point, as long as this complexity remains as a hallmark of the VRBO experience, we will not try VRBO again any time soon for a vacation.

Our stay at this condo was perfect four what we needed. Great location, comfortable accommodations, nice pool, and close access to the ocean! We’d definitely stay here again and would recommend to friends.

Great location, great property, but poorly stocked kitchen & no help from management

This is the 5th time we have stayed at Waipouli Beach Resort. The resort location is extremely convenient, the property is well kept-up, and it's a great place for memories to be made. The unit itself was great, beds were comfortable, and we will stay at the resort again in the future. This is the 2nd or 3rd time we have rented through VRBO with Kauai Exclusive Management. While they can be good with communication, they do not stock the condos well at all. It is the absolute bare minimum and a huge disappointment. For condos that have full nice kitchens (stove top with 5-6 burners), granite counter tops, etc., they only give 2 small frying pans. This made mornings with our kids challenging when we wanted to make simple things like pancakes and eggs. There were no measuring cups. There was one tiny mixing bowl and one huge one....again...a challenge when fixing meals for a family of just 4 people.... When I addressed the lack of kitchen items to Kauai Exclusive management, they told me someone would deliver the requested/needed items. 2 days later, we still didn't have them. I finally had to call the management company and was told that we would not be receiving the items and that the items the kitchen was stocked with was "the standard" and no additional items would be delivered. This was frustrating and disappointing -- I had thought Kauai Exclusive Management was in the "customer service" business.....their company as a whole apparently isn't. Per my interaction with their company, they do not represent the owners of their property well at all. If someone requests something as basic and straightforward as measuring cups, they shouldn't be denied that simple item (an item that is typically in every kitchen). Beyond Kauai Exclusive Management, Taylor who works for them is an absolute gem. When I spoke with her on the phone and expressed my disappointment with her company and their "standard" lack of stocking basic kitchen items, Taylor went above and beyond and took time out of her own personal schedule and used her own money to get those items (plus some special treats for our kids) and dropped them off for us. It was greatly appreciated. While she was the star performer and we truly appreciated her, Kauai Exclusive Management was a huge let-down and disappointment. Renters should just be aware --- you may have to pay money out of your own pocket for basic kitchen items to stock their kitchens....

Inaccurate description

Overall, my family of 6 had a great time! The location is okay, not great, but I previously knew that traffic around Kapaa is always bad. The online description when we booked said this was for 6 people and the room included a sofa bed. Well
 that’s not the case. There’s a king bed in one room and two single beds in the other room. No sofa bed. We discovered this the day or two before we left, as I contacted the property about something else. When I asked management about having inaccurate descriptions of the room online, they suggested I go buy an air mattress once I got to Kauai. Really???? I was also told that I should have booked directly with the property management company’s website instead of a third party website like vrbo (As I I magically know what company manages all the properties) because their website shows correct information. We ended up bringing an air mattress and pump from home, as an online search of availability of local stores (Walmart, Target, etc) showed not much available as far as air mattresses go. Other than that, the property was great! We loved the pool, the ability to rent bikes/boogie boards/umbrellas/etc directly from the hotel, the spacious room, the contactless check in and check out, and more.
