Annex Apartment flex space upgrade option:

River Road Loj also has an annex apartment side to the home which served prior as the owner's apartment wing, but as of spring 2027 is available as extra space as an upgrade option for entire-home rental space. This 700 sq. ft. annex apartment includes a luxury rustic twig queen bed, work area with views out the window directly to Whiteface Mountain's summit, a walkout balcony with epic views of Whiteface Mountain and across the Ausable River stream valley, a 5th full bathroom, an entire well equipped 2nd kitchen in the home with 2nd refrigerator, dishwasher, stovetop, and more, and a 3rd stone gas fireplace and additional sitting area, with views out to Whiteface Mountain. This side of the home has double doors that can open to the main portion of the home, yet is double-doored and double walled for enhanced privacy and soundproofing. This apartment is perfect for extended families or larger groups, where some members need a bit more space away from the rest of the group. Pricing only includes the 'core' rental home of 4 bedrooms, with the upgrade option to include this space for larger groups, for $200 extra per night. Otherwise the annex will stay closed off and empty - you'll still have the entire property to yourself.

Shared duplex-style layout from present through early spring 2027: Main house is entirely private with separate guest entrance; owner unit is fully self-contained, and accessed via a separate exterior entry door. The owner may be residing there during your stay, but will fully respect your privacy with little to no interaction besides a quick hello or in passing with the driveway.



Construction noise potential: The forested neighboring lot to the side of us recently sold, with plans to build a new residential home about 80 feet away (with about 25 feet of woods between us), so there is potential for construction noise from present and throughout 2027, during work hours. Visually there is enough trees between us you won't be able to see anything, and there is no impact on our amazing mountain mountain view, which will remain as a 120 degree panorama, with no other homes in site.  No refunds or discounts will be offered due to neighbor's construction noise. We do not offer cancellation contingencies or free cancellation exemptions due to neighboring lot construction.
