Room was basic, clean and had good connectivity. I stayed for 3 nights and slept well. The car park always had a space when I arrived back. Staff were very nice. The pub next door serves good quality food. I had the carvery which was very good. I only had a couple of cold items from the breakfast each morning the service was good and I could eat and get on my way quickly.

Room was basic but fine. Just every staff member we encountered at hotel and the pub next door were rude or just couldn’t be bothered. The guy on reception were the only one who actually even acknowledged you. The food in pubs ok but portion sizes are ridiculous so small.

Breakfast was ok but could be better if cooked fresh for each person and not left over hot plates for all to collect but other than that the hotel was fantastic cleanliness was fantastic room was perfect and the bed was the biggest bed I have ever seen all in all one of the best hotels I have ever stayed in

Our 2nd stay here to attend a concert at in Manchester. Can't really fault it, comfortable rooms with nice beds and shower. Attached bar was very festive at this time of year and a good place to have a drink. Breakfast was good. Recommended!

The room was clean, however the carpet was worn with stains one of the towels was stained. Check in and out very easy the lady on reception was lovely. Breakfast the scrambled eggs were unbelievably runny, black pudding still pink not cooked through. Toaster not very good, the rest was ok. Staff lovely.

We stayed at this hotel for two nights and had a great experience. The room was clean and comfortable, with a really good bed that made for a restful sleep. The breakfast each morning was tasty and satisfying, with plenty of options. I also appreciated the free parking, which made everything more convenient. Overall, a very pleasant stay!

A great place to stay, we used it for an overnight to watch a band at the AO arena in Manchester. Plenty of parking space and the rooms are comfortable, nice bed and great shower. Don't expect luxury here but it does the job well for the price point. All staff we interacted with were very nice, we had lunch and breakfast here and both were good. Overall, highly recommended and we'll be back.

Having stayed at other JW Lees properties, I was a little disappointed by my stay at the Boat House. The accommodation felt like a rundown Premier Inn and my room needed some attention. The toilet bowl was damaged and the bathroom just didn't feel clean. The restaurant lacked any flair and the staff just delivered food with no interest. Breakfast was poor quality which surprised me as I would have expected a higher standard (through prior experiences). Perhaps my expectations of the Boat and Horses was unfairly higher but I probably wouldn't stay again.
