Situated in the heart of Edinburgh, this modern and stylishly-appointed one-bedroom apartment is ready to welcome two guests or a couple with a baby (travel cot available) and is ideally located close to Edinburgh University and George Square, one of the festival fringe hubs. There are restaurants and bars within the Quartermile development, in the Royal Mile, and in the vibrant and popular Grassmarket area. Many of Edinburgh’s popular attractions are also within walking distance.

This modern and stylish one-bedroom apartment is ready to welcome two guests or a couple with a baby (travel cot available on request).

The floor to ceiling windows in the living area provide lots of natural light, aiding to the spacious and open feel of my apartment. The sitting area has a double sofa which you can relax and watch TV or plan for the rest of your day.

There is also a dining table that is perfect for enjoying a meal or using this area for laptop space.

Important information:
* Standard check-in time is 4pm onwards, and check-out time is before 10am.
* Please note that a fee of ÂŁ100 will be charged for lost keys--please be careful with them.
* My property is professionally cleaned and is set up to be remote access, ensuring there is no direct contact with anyone needed. The linen and towels are removed from the property after each stay and replaced with freshly laundered supplies. We also provide single-use and individually wrapped items such as shampoo, conditioners and soap.

From 24 July 2026, the City of Edinburgh will introduce a Visitor Levy (sometimes referred to as a tourist tax). This is a 5% charge on paid overnight accommodation.

Here’s what guests should know:

The levy is 5% of the accommodation cost, calculated before VAT

It applies to the first 5 nights only of a stay
(for example, if you stay 7 nights, the levy only applies to nights 1–5)

The rate is 5% year-round, with no seasonal variation

It applies to stays from 24 July 2026 onwards

Bookings made and paid for (in full or part) before 1 October 2025 will not be subject to the levy, even if the stay is after July 2026

Why this may feel unclear

Across Scotland, different local authorities have voted for different approaches — some areas have introduced a 5% levy, others 7%, and some have chosen not to introduce a levy at all. This means rules vary by location.

At present, there is also no standard way for booking platforms to collect the levy automatically. Local guidance suggests the levy should be included in the total price guests pay, but booking platforms, do not yet offer a clear mechanism to add this at checkout.

We, along with many hosts across Scotland, are awaiting further clarity and a more streamlined system ,ideally one where the levy is clearly shown and collected at the time of booking, as is common in many European cities.

Our commitment to guests

As required from 1 October 2025, we are legally obligated to inform guests of this upcoming levy in advance. Our aim is to be transparent and ensure there are no surprises.

We expect further guidance well before the levy comes into effect and will update our listings accordingly. By the time this applies, we hope the process will be clearer and easier for everyone.

IMPORTANT: On behalf of our host at Pass the Keys, we require guest verification facilitated by Truvi (Previously called Superhog). Upon confirming your booking, Truvi will contact the lead booker via a secure link, providing detailed instructions for the verification process.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.

Once the verification process is successfully completed, check-in information will be provided. If you opted in for a deposit, this will be refunded via credit/debit card after your stay, subject to an inspection of the property.

good stay in Edinburgh

Sehr schöne Wohnung, super zentral gelegen, alles fußlĂ€ufig erreichbar. Die Wohnung ist sehr sauber, gut ausgestattet. Die SchlĂŒsselĂŒbergabe ist etwas gewöhnungsbedĂŒrftig, aber alles in allem auch gut machbar. Wir kommen sehr gerne wieder!

Great location, poor checkin

Loved the location of this property. It was close to everything, and sized well for 3 people if needed. The accommodations were perfect, and I would definitely stay here again. The only downside was finding the key at checkin. Manager sent a picture of where the key was, but didn’t say that it was 2 blocks from the property. I searched for the key for an hour in the rain. This would be easily fixed if they gave something like a treasure map to find the key (turn right, then go 50 paces, etc). I would have been less upset if they had just made it clear that the key is nowhere near the building.

Convenient location

A very conveniently located property, close to where our family live, which allowed us to walk to their house and also collect the children from school each day. Also it wasn't too far of a walk to the centre of Edinburgh.

Nice Place, Check-in Needs Improvement

No complaints about the apartment itself. It's very clean and well located. A big negative, however, is the check-in process. Locating the lock box for the key is very difficult, and the instructions to find it are unclear for anyone who hasn't been there, and are outdated. Instructions provided are written for someone familiar with the area, not for first time visitors.

Beautiful apartment

We had some difficulty finding the entrance to the place - not sure if that was us or our directions. Decent location within walking distance to everything. The host was responsive to some questions we had before arriving. The place is beautifully decorated and very clean. Would definitely stay here again.

Lovely place

We enjoyed our stay here. It was a very comfortable place with everything you may need. Its also easy walking distance to most of the sights. We loved the walkability while still being in a quiet neighborhood. The lockbox with the key took us a good amount of time to find. A map might be a nice touch for future guests.

Lovely location

This was a lovely flat to stay for a short break. Close to lots of attractions and city centre with public transport close at hand. The flat was located in a lovely part of Edinburgh which was nice and quiet in the evenings. Some elements of the flat looking slightly tired but does not deter from the stay.
