The second building you walk through (2) Restaurants and an ice cream shop to get through the other building. No ice and the cable go on and out!!

Wasn’t sure about this property when reading the reviews, but found it to be quite nice. The room was good and clean. Nice shower and bathroom. Very slow elevators. Staff were pleasant and helpful. Was nice that they had beach chairs and towels available. Had bikes as well but we ran out of time to use them. Parking is terrible in the aires, we ended up using the valet parking which was very expensive but convenient. Valet said they needed 15 minutes notice to get car as they use various parking garages in the area. We gave them 1/2 hours notice and it took an hour to get the car which ran us pretty tight to make a tour we had booked. Next time we needed it we gave them an hours notice and it was there when we needed it. Now for the best thing this hotel is in one of the best locations in south beach. Right in the middle of all of the action, walking distance to the beach, restaurants and shopping. Nice walking and biking trails in both directions from the hotel. Would definitely stay again.

The Breakwater is right in the heart of South Beach - so if excitement and liveliness are what you are looking for, this is a great place to stay! There is an outdoor DJ on the property as well as a Cuban restaurant with live music. Our room was spacious, clean and modern - however the toilet wasn't quite working. The staff was all super friendly and helpful and gave us lots of tips about what to do in the area. Parking is valet only and fairly pricey - run by an independent company. However, the front desk at the hotel have a direct line so you can work with them if you have issues finding the valet. And it was very convenient having someone else deal with parking in this area. We had a lot of fun staying here, but the noise does reach the room so bring earplugs if this bothers you. Otherwise, I'd highly recommend staying here if you want the full South Beach experience.

Location of property was great. The layout and inconvenience of second building property was not clearly advertised. Access to the rooms are through a dance floor, bar restaurant and rear of an ice cream parlor (which flooded out when we were there). The elevator is small, dark and extremely slow. Taking the stairs isn’t any better being a maze of doors and corners. While the rooms are clean, they lack closets or armories. While you pay extra for room services, the actual service was lacking, failed to show up until 4PM by which time it was too late for us having just returned from the beach. FYI, Valet parking will not take larger SUV’s, so you will need to self park 6 blocks away. Tried to confirm that ahead of time to by the way. Felt the desk looked down on 3rd party customers, mentioned that fact a few times as if it was absolving. Maybe these accommodations and service levels are normal for South Beach? Unfortunately for the money we expected more. . .

I always stay at The Breakwater Hotel! Lily, Oscar and Martin are so friendly and make me feel like a VIP when I check in every time!! It is the best location in South Beach and great value for money. Quiet, clean, safe and located minutes away from all the nightlife not to mention the beach and boardwalk.

Terrible beds

The beds were absolutely terrible. They were like sleeping on a cardboard box. The music from the club downstairs was very loud but there isn’t much the hotel could doe about that.

The area of this hotel was great. Lots of nice restaurants in the area, and the beach was very close and the gelato shop on site was amazing. The hotel itself was not the best though especially for the price. The room wasn’t ready at check in time. There were white stains on the curtains, the elevator to get to your room made a loud alarm for every floor, the walls were thin, so you could hear every other person and door closing in the hallway. Then there was music blaring until 3am right outside the window from the DJ. Wouldn’t stay here again.

I misjudged how exhausted i would be on a redeye flight so when i came in they bent over backwards to take care of me. now im sipping mojitos watching the waves roll in on south beach and life is wonderful again.

My Wife and I really enjoyed our stay. check in was a breeze. The room was very clean and spacious. The pool needs some work but everything else is awesome. You are right in the action and it was a lot of fun.

Good afternoon, My name is Jennifer Charles and I had a stay over the weekend for one night at Breakwater Hotel in South Beach room 302 . With my stay at almost $300 a night I at least expected to truly love being in the room but opted to stay out of it as much as possible, being that the smell was horrendous. Not sure if it was mold or the latrine. When I complained about that, housekeeping, left a can of air freshener for us to spray to get rid of the smell. We had to stay with the windows open and no screen for the rest of the night. There was also leaking on the floor as if it was coming from the bathroom into the room. The TV did not work as well. with all this being said, the staff was lovely. I write to speak to a manager, so I can ensure that this doesn’t happen to another patron. Thank you for your time.
