Welcome to your family-friendly private villa inside ChampionsGate Resort — located in the Orlando area, just minutes from Walt Disney World, Universal Orlando, SeaWorld, championship golf, shopping, dining, and Central Florida's top attractions.

This spacious 5-bedroom, 4.5-bath vacation home was designed for families and groups who want comfort, entertainment, privacy, and resort-style living all in one place. Sleeping up to 14 guests, it features a private screened pool, attached spa, full game room, open-concept living areas, a fully equipped kitchen, and access to the resort's shared amenities.

THE SPACE

Step into a bright, open-concept layout with plush living areas, a large Smart TV, and direct access to your private screened pool. The kitchen is fully equipped with granite countertops, stainless steel appliances, cookware, dinnerware, coffee maker, blender, toaster, air fryer, and dishwasher — everything you need to cook and gather. The dining area seats the whole group for family meals.

PRIVATE POOL & OUTDOOR LIVING

Relax on your private screened lanai with a pool, attached spa, loungers, covered seating, and an outdoor TV — the perfect place to unwind after a day at the parks. Pool heat is available as an optional add-on you can request in advance for warm water during the cooler months. A BBQ grill is also available as an optional add-on; just request it ahead of time so we can coordinate setup and propane.

GAME ROOM

A fun, air-conditioned game room built for the whole group: pool table, ping-pong, foosball, poker table, and a Nintendo Switch — a guest favorite for evenings in.

RESORT & COMMUNITY ACCESS

Guests enjoy access to ChampionsGate Resort's community amenities, which may include resort-style pools, a lazy river, water slides, tiki bar/restaurant, fitness center, tennis courts, kids' splash zone, movie theater, and arcade. These resort amenities are managed by ChampionsGate Resort/HOA, so their hours, availability, and access are set by the resort and can occasionally change (maintenance, weather, capacity).

PARKING & GATE ACCESS

This is a gated resort community. For gate access, guests may be asked to provide driver/guest information before arrival and show valid photo ID at the gate. Driveway parking is available for 2 vehicles, with a community maximum of 4 vehicles per reservation (additional parking follows HOA rules and approval). To keep arrival smooth, we recommend sending guest and vehicle info ahead of time — especially for evening, weekend, or holiday check-ins.

GOOD TO KNOW

This is a self-catering vacation home, not a hotel — so there's no daily housekeeping or restocking. We provide a starter supply of essentials (toilet paper, hand and body soap, shampoo, trash bags) to get you going, and guests pick up anything more they need during the stay. Items not provided include paper towels, washcloths, groceries, and drinking water. The refrigerator's water/ice dispenser is disabled for sanitation, so guests are welcome to bring their own drinking water and ice.

A few simple house rules keep the home great for everyone:
• No smoking or vaping indoors (outdoor areas are fine, away from doors and windows)
• No pets, except service animals as required by law
• No parties or events — only registered guests on the property
• Pool heat and BBQ grill are optional add-ons, requested in advance

Your cleaning fee covers a standard turnover after normal use. We just ask that you leave the home reasonably tidy — trash bagged, dishes started, furniture back in place. Excessive mess, damage, missing items, or cleanup beyond a normal turnover may be documented and charged through the platform's resolution process, per our house rules.
