LIVING & DINING AREAS: The inviting living space features a sectional sofa with additional seating, a gas fireplace, and a 65" Smart TV with streaming capabilities, all set within an open floor plan that flows seamlessly to the kitchen and front patio. The kitchen dining area includes both a breakfast nook with seating for five and a dining table accommodating 5â6 guests.
BEDROOMS: - Guest Room 1 (ground floor): Queen bed and closet - Primary Bedroom (second floor): King bed, walk-in closet with additional built-ins, and 32" Smart - TV with streaming capabilities
OUTDOOR SPACES: The front patio offers a welcoming outdoor setting with a dining table, umbrella, and seating for 4â5 guests, along with a propane grillâperfect for casual meals and enjoying the coastal climate.
KITCHEN & AMENITIES: The kitchen is fully stocked for meal preparation and serving, featuring dishes, utensils, cookware, and bakeware, along with high-end stainless steel appliances including a Viking range, refrigerator, and microwave. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must provide their own food, drinks, and paper goods. Salt, pepper, olive oil, and coffee are provided.

ADDITIONAL DETAILS: Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2â4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: One full trifold floor mat with pillows and linens is provided and is best suited for children. Guests may rent a twin rollaway bed (subject to availability) with extra linens by making advance arrangements with management.
Laundry: A stacked washer and dryer are located in the hallway. Guests must provide their own laundry supplies.
Parking: This home includes a single-car garage, with additional general neighborhood street parking available (metered and non-metered).
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and more. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise-monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Property was beautiful and in a wonderful location. Check in and check out were so easy, no complications at all. I had a maintenance issue with a door and the owners were very efficient in having it addressed promptly. Would highly recommend this property for anyone looking for a relaxing and enjoyable stay!
This cottage was perfect for my wife and I. We could walk to all of our favourite restaurants in CDM. The garage was a little bit small but everything else was clean and well laid out.
