This 3 master Bed Room Villa is popular for hosting BAREFOOT WEDDINGS. We host group Wedding Parties for clients from The Sandals Grand and The St.Lucia Royalton Resort guest, who can't affordable parties at these resorts.
The villa is (3000psq ft) 2 mile radius from shopping centers, restaurants, nightlife, excursions and most touristy activities

The Neighborhood
Cap Estate is the is the touristtic Capital of St.Lucia, it is within walking distance of all touristic activities, including, restaurants, shopping malls, other beaches, nightlife, golf, excursions.

Difficult to find even with GPS.
Pictures are great but essential items in the kitchen are missing. Hot water was a problem at first but it was soon rectified.
View is spectacular.
This villa has the potential to be a five star place, but it falls very short of it.
To be clear, we were "upgraded" to the upstairs Villa Gina.
Here are our positives and negatives.
The positives:
*The floor plan layout is perfect for larger groups *The housekeeper, Merlin, was a delightful hardworking lady who did her best to maintain a clean villa and also made us some outstanding meals. *The location, being close to Rodney Bay, Gross Islet, and Pigeon Island is wonderful.
*The villa was fairly well equipped with dishes, pots and pans, towels, etc.
*The pool was great *The villa itself is beautiful in design and layout and materials used, as I said, it has the potential to be five star but please read on....
The negatives:
NOT BEACHFRONT!
The villa is advertised as beach front - it is NOT! To get to the beach you walk down a VERY steep hill, across a road, down a long narrow path, across Royalton Resorts boardwalk, past security ....NOT welcoming - we went elsewhere.
ACCESS!
Access from parking is via a long, dark, uneven, steep stairway- no lighting and a tall chain link fence, tarped with dark fibreglass sheeting. Stairs are uneven, treads sloped and risers vary in height - it's treacherous if you have any kind of mobility issues.
DIRTY SHEETS:
The first night we arrived the bed sheets had long black hair and blood stains. (Hubby is bald and I'm blonde) The owner indicated because he had "upgraded" us he didn't have time to ensure it was clean.
A/C
It is advertised as air conditioned - only the bedrooms have a/c. The master a/c smells musty and blows on your neck - we shut it off after the first night and used the ceiling fan and fresh air.
RATS!
We had a loaf of bread chewed into and asked maintenance if it could be birds but day 3 we came home, opened the door, & a small brown animal scurried up the stairs to the loft. Maintenance explained it was a rat and he would spread poison and have pest control come in the morning. We went out for the day but that evening we saw a rat five different times, again were assured everything it would just take a day or two. The problem persisted so we contacted the owner in Florida who was horrible to us - blaming us for disrespecting his villa! Two days of awful texts from him (we stopped responding) and on day 3 a semi-apology and begrudging offer of a meal or part refund - we did not respond. Maintenance caught 3 rats while we were there.
Space does not allow me to go into the issues of bugs and lack of maintenance- doors don't latch, cupboards screwed shut, dishwasher broken, etc.
My friends and I stayed here for 4 nights on a girls trip around St. Lucia. This place was all we could ask for! The view from the balcony is amazing, we walked to nearby Pigeon Island on our first day for some beach time and hiking, and were close to the Rodney Bay marina for sailing excursions (and lessons - also recommend "Jus' Sail" highly if you like to get out on the water). Cosmos made us feel right at home and Chris made sure our needs were taken care of. We love our stay here and are already planning our trip to go back!
My 24 year old daughter and I had a super time at Villa Gina. We could not believe the space! The kitchen had everything you need - big refrigerator, dishwasher, gas stove, oven, microwave, so many dishes, pots & pans, and glasses. You could have a large family stay there. The living space is open (kitchen, dining area, living space with large leather wrap around couch, small pool table, large glass desk, coffee table, etc.). Our air-conditioned bedroom was also so very big with the very large bathroom connected in it. There is construction at the beach that is normally used but that was not a problem because we just walked to two other beaches; Pigeon Point and one near Sandals Grande Hotel. Both had facilities and food available. Then other days we drove to Reduit Beach in Rodney Bay. Chris and Niah, who stay on the property, were a wonderful source of information. I can't forget the 2 dogs who also live there and 2 birds who fly in to visit also! Not annoying at all - just cute and
fun. The view is incredible.

Just looking at the picture above of Villa Ann Marie, I'm reminded of exactly why I chose the villa. My goals were extremely simple: to decompress from an extremely intense year of working weekends and of speaking at multiple events per week (as an introvert) & always having to run for planes or appointments every single day, etc. All I wanted was to unplug and soak up quiet, beauty and good food, and read and write. The image and description of the villa seemed to be just what I needed to recharge for 2017.
Starting with the positives, Cosmos who owns the villa with his wife Gina, was wonderfully communicative and accommodating before my arrival. They also provided a one-month rate, which was discounted over what I would have paid for 28 days at a daily rate. He arranged my pick up with Larry who was great and all went extremely smoothly, including a stop at the grocery store so I could get the basics. I think this villa could work wonderfully for someone with a very different situation and set of vacation goals as, Cosmos was very forthcoming with all of the great options for various excursions on the island, which would have been great for someone seeking an adventure. But, with constant domestic and international travel, I literally just wanted to be still and spend my time reading & writing on the veranda with only daily walks.
Challenges were post-arrival. First I was escorted to a room & told "this is your room" which was confusing since I rented a 3 bedroom villa so I didn't expect to be assigned a room? Then I was told that one of the rooms was "under construction" and I was shown the other room, which had no windows so it's true that this would not be my choice. That room was firmly locked. (It was like renting an SUV, showing up, & being given a 2-door economy car.) I don't use air con at all but was told that it could only be used during certain hours and they kept the remote. Plus, there were signs like "do not enter" "keep door closed" etc, throughout all of which felt institutional. Upon request, they shared the remote, covered the signs, and removed the pool table, feeding table & treadmill, as items I wouldn't use that cluttered the living room. They did try to accommodate my efforts to make the space more appealing.
Deal Breaker: Morning revealed that the view from the veranda (planned daily reading/writing haven) is a large hideous construction site with drilling, hammering, & trucks engines all day. Tranquil Paradise Lost!
