All two professionally designed bedrooms are located on the second floor and are fully furnished with luxury bedding, Smart TVs, dressers, and closets. You will feel at home in no time with the warm and cozy decor!

The master bedroom is perfect for parents, with a comfy king-size bed and a private ensuite bathroom with a massive walk-in shower and dual sinks.

The Minion themed bedroom is a fun for kids, complete with one double bed and a triple twin over twin bunk beds, and an ensuite Superheroes-themed bathroom, complete with a shower/tub combo, dual sinks, and a large changing table.

If you have more than seven guests, the comfy queen-size sleeper sofa in the living room is an additional sleeping option.

The bathrooms are outfitted with fresh towels and a starter supply of basic toiletries in case you forgot to pack anything. An additional half-bath is on the main level, not far from the lounge.

**Uber taxi service charges around $10 door-to-door to Disney.

**Kissimmee Free Shopping Shuttle: free shuttle provided to Lake Buena Vista Factory Stores.

**Please ask Regal Oaks Resort front desk for details:

Shuttle pick up at Regal Oaks Resort: 11:10am

Shuttle return to Regal Oaks Resort: 1:10pm, 3:30pm 4:30pm, 6:00pm, 7:00pm

Groups: 1-hour advance notice requested for pick up.

Lynx Bus: 7-minute walk from the resort to #56 Lynx Bus Stop on Old Town and US 192 to Magic Kingdom, buses run every 30 minutes from approx. 6:00am to around 11:20pm, please check the GoLynx site for a more detailed schedule.

This is a self-catering property. If any initial supplies (Keurig K-cups, trash bags, paper products, soaps, detergents, etc.) that have been provided are used up, you will need to purchase your own for your use. Stored are just 5 minutes away.

**AMENITIES:
All Clubhouse and Waterpark Amenities are included in the rate.

**PACKAGES / ONLINE ORDERS:
We are not responsible for any loss or undelivered packages. Please make sure your package is delivered during your stay.

USPS: Package will NOT get delivered as USPS does not recognize vacation homes as regular addresses and the package will be returned back to the sender.

AMAZON / UPS / DHL / FEDEX: Packages will be delivered and left at the doorstep of the property.

**HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. If you need mid-stay cleaning services it can be requested for an additional fee.

**SUPPLIES:
Our Starter-Pack includes the following items:

- 2 Toilet paper roll per bathroom
- 1 Mini Shampoo/Conditioner/Soap per bathroom
- 1 paper towel roll in kitchen
- 1 garbage bag in each garbage can
- 1 spare garbage bag in each garbage can
- 1 kitchen sponge
- 1 liquid dish soap/detergent
- 2 dishwashing pods
- 2 laundry pods
- 2 Bottles of water
- Some complimentary Coffee K-Cups

These are complimentary items for first night, but guest is responsible for bringing their own supplies for the rest of the stay. We do not supply additional/unlimited toilet paper or toiletries.

**FOOD:
As per Florida law, we are not allowed to leave open food in the refrigerators or kitchen closets. Items like oil, vinegar, condiments, etc will not be provided prior to check in.

**TRASH DISPOSAL:
Garbage goes in the bin under the bench at the front porch. It will be collected on the days indicated on the note posted on the bench. Large items should be taken to the dumpster located at the intersection of Corvette Ln and T-Bird Ln.

**GAS GRILL (OPTIONAL):
Our home is equipped with a propane gas grill. It is located in the patio and has an extra optional cost. This fee is to cover the rental, propane refill, and cleaning.

For guests staying 14 days or more, in the event of the initial propane tank runs empty, kindly arrange for purchasing your own propane for continued use.

**PEST CONTROL:
We understand that Florida`s natural environment attracts various insects, despite our monthly pest control treatments conducted inside and outside the property. Occasionally, insects may enter the house through open doors or brought in by previous guests` shopping bags or luggage. To minimize this, we kindly ask guests to clean food crumbs and dispose of garbage daily to prevent attracting insects into the house.
#1 This is a family friendly property. Children are more than welcome but each one must be specified on your reservation.

#2 No overnight visitors not listed on your reservation.

#3 Occupancy limits: There cannot be more than 9 people in or on the property at any one point in time.

#4 Guests will respect and follow all community guidelines listed inside the property and Resort.

#5 Services outages of power, TV cable, internet, water, and/or phone are not responsibility of the host. There is no refund due outage of any of mentioned services.

#6 Guest understands and agrees to the following conditions and fees:

a) Smoking: Smoking (of any kind) is prohibit. Guest must pay $400 fee for each day of smoking in the property.
