Designed for families, couples, and small groups, the home combines comfortable interiors with direct access to swimming, fishing, kayaking, and boating.



Large windows fill the open living area with natural light and frame views of Seneca Lake. Prepare meals in the fully equipped kitchen, gather around the dining table, stream a movie on the Smart TV, or spend time together over board games. The heated and air-conditioned screened porch provides an additional dining and relaxation space in every season.



Outside, the private deck overlooks the lake, while the dock offers direct access to the water and may accommodate one small boat. After a day on the lake, explore nearby wineries, restaurants, shops, hiking trails, and attractions throughout Penn Yan and the Finger Lakes.

Kitchen and dining:



The fully equipped kitchen includes modern appliances, generous counter space, an island with seating, cookware, crockery, cutlery, and basic cooking essentials. An adjacent dining area provides space for shared meals with views of the lake.



Bathroom:



The home includes one updated bathroom with a tiled rainfall shower, contemporary vanity, storage, and provided towels.



Year-round screened porch:



The screened porch includes its own heating and air-conditioning system, allowing guests to use the space throughout the year. A dining table makes it suitable for meals, morning coffee, and relaxed evenings overlooking the property.



Outdoor space and private dock:



The lakefront deck and private dock provide direct access to Seneca Lake for swimming, boating, kayaking, and fishing. The dock can accommodate one small boat.



Guests planning to dock a boat must photograph the dock before use and send the images through the Airbnb or Vrbo message thread with the following note: “As requested, here are pictures of the dock in its current condition before we use it to dock our boat.”



Guest access:



Guests may use the entire home and outdoor areas except for a small number of locked owner cabinets. Please respect the surrounding residential neighborhood and observe quiet hours.



Location:



The property is near Penn Yan, a Finger Lakes village with local restaurants, cafés, shops, farm-to-table dining, and historic character. Guests can explore wineries along both the Seneca Lake and Keuka Lake Wine Trails or spend the day kayaking, paddleboarding, fishing, hiking, and visiting nearby parks.



A personal vehicle is necessary for exploring the area. Guests interested in guided winery transportation can arrange service through one of the region’s limousine or wine-tour companies.



Important information:



* Pets are not permitted due to severe family allergies.

* Parties and events are prohibited.

* The home uses a septic system. Do not flush or place anything in the toilets or drains that could damage the system.

* Train tracks are located across the road. Short trains pass occasionally but are not a constant disturbance.

* Exterior cameras monitor the entryway and driveway. There are no interior cameras.

* Propane is not provided for the gas grill. Guests must refill the tank when necessary and clean the grill after each use. Refills are available at Kwik Fill at 9 Main Street in Penn Yan.

* Early check-ins and late checkout requests cannot be accommodated.

* Please inspect the home upon arrival and report any damage or concerns within the first hour.



Natural lakefront environment:



Because this is a waterfront property, guests may encounter insects, cobwebs, and other naturally occurring wildlife. The home is thoroughly cleaned before each arrival; however, additional pest-control service or cobweb removal is not provided during a stay.

Emergency maintenance is available 24/7 for urgent issues such as flooding, leaks, fires, or sewage backups.



Non-emergency maintenance is available daily from 9:00 AM to 6:00 PM. Requests received after 6:00 PM will generally be addressed the following day.



Routine property services:



* Lawn care may occur during your stay. Please remove lawn games and personal belongings from the yard so the crew can work efficiently.

* Snow-removal crews work to maintain driveway access throughout winter. Short delays may occur during heavy snowfall because the crew services multiple properties.
