This fabulous 3 story Tuscan-style single family home is as close as you can get to the beach without paying the beachfront prices. Multiple levels of outdoor space offer ocean and beach views, and the location is just steps to the sand as well as dozens of local shopping and dining options.



The downstairs living and dining area flows to the kitchen with high-end stainless appliances, granite counters and a spacious pantry. The breakfast bar seats four for quick meals or drinks. The living room has a comfortable L-shaped couch perfect for lounging, a fireplace and a mounted flat screen TV. The high-boy dining table seats four for meals or games or sharing the days experiences.



All 3 bedrooms are on the second floor. The master suite at the front of the house has a king bed, fireplace, and balcony with ocean view. It also has an en suite bathroom with 2 vanities and a beautiful custom tile walk-in shower. The middle bedroom has two twin beds and shares the hall bath with granite counters and tile shower. The back bedroom is a “second master” with a king bed, a balcony with views, a flat screen TV and the adjacent hall bath. The third story has a full sized, pull out sofa bed along with a wet bar, mini fridge, flat screen TV and a half bath.



Outdoor living spaces are abundant at this rental. Three levels of open-air space include the front patio, the master bedroom balcony, guest balcony and to top it all off, the elevated rooftop deck—with a table and seating for 8, umbrella, stainless barbecue and views of the ocean, Newport Pier and the city.



The full-size washer and dryer are tucked away in a laundry closet off the kitchen.

This home includes a 2 car garage equipped with a 240-volt outlet. This property is available for leases of one to three months in the winter. You’ll be thrilled to call this lovely, modern space home during your stay!



Newport Pier is within view and Balboa Pier is a 30 minute walk or 15 minute bike ride away. The Newport Pier area features souvenir shops galore and iconic local eateries and bars. Balboa Village is a 30 minute walk and 15 minute bike ride away where you can find more shops and restaurants.

Perfectly located beach house, steps from the beach

This house was a perfect place for our stay. Everything from making the reservation to check out was seamless. I also took advantage to the grocery service before our arrival, which saved me so much time! I really enjoyed the location. Teens were able to walk to the beach, donut shop, and ice cream shop. This home accommodated our family and needs. The home was stocked with all basic necessities and more.

Great Location. Summer Beach Vacation

We had a great time. The property was spacious and even though it is not directly on the sand it had multiple ocean views from the main bedroom and rooftop. You are on the beach by walking less than a minute and the bars and restaurants are equally close. If there are waves there is great surfing as well. Parking is limited but this unit has a 2 car garage that can fit 1 big car or 2 smaller cars. The rental company Burr White was awesome as well. We would stay here again for sure.

We stayed March 28–April 4 (we extended or stay by two days because we enjoyed the home), and this was our second time renting here. Unfortunately, this experience was completely ruined by how management handled a serious issue after checkout.I accidentally left behind my husband’s electric shaver, additional personal bathroom items, and a denim Gucci purse in the master bathroom and bedroom. I contacted management immediately upon me arriving back to my home (approximately 2 hrs after checking out) and made multiple follow-up calls. Each time I called I spoke with Regina and she seemed helpful, today I find out she never informed management and there was no follow through. After nearly 10 days, management finally called, completely unaware of my case, forcing me to start over.I was initially told no one had entered the home, which was false—new guests checked in the same day. None of my items have been recovered, and there has been zero accountability or urgency. Given the circumstances, I seriously question whether the property was properly checked or if items were taken by staff.This level of negligence, poor communication, and lack of integrity is unacceptable. While the home itself is nice, we will not be using Newport Beach Properties again.

Great family beach house!

This property was perfect for our family including an infant. The location is so close to the beach, restaurants, and shops. The garage was big enough for 2 cars (Honda pilot and Toyota highlander). Kitchen had everything we needed to cook family meals. We had a couple requests that were handled with immediate speed and courtesy. We hope to stay here again! You won't be disappointed with this house.

Rooftop deck is fantastic. Lots of room in every room - not crowded with 8 of us at all. Seemed a little pricey for the area but you are getting an ENTIRE house all to yourself. Garage easily fits 2 cars (without bikes) and fit our Yukon. Will not fit a Yukon XL model, btw. AC worked great. Kitchen well stocked with appliances contrary to several reviews (what were they complaining about??).Great property - would stay again if we choose to spend the $$.

Overall was a good experience. There were a few things that we were not a fan of. I’m use to staying in properties that give you hotel amenities like shampoo and soaps. For the amount I paid for this place would have been nice to have coffee or tea. We did have a coffee maker that was full of mold but they brought is a new one which was good. The place could have. Even a bit more clean. You can tell it’s definitely a vacation house since things are a little beat up and there was a bit of dust piled up on things. Be prepared to bring everything.. soap, shampoo, laundry detergent. The kitchen had enough essentials so that was great. The views were amazing and it was close to everything. The property had no beach amenities at all which was a bummer since most places I stay provide all of that like chairs, umbrellas, and beach towels. If you want extra shower towels you have to call but they are not open on the weekend so make sure you get it ahead of time since they only give you one per person.

Nice , clean spacious beach house & faulty smoke alarms at night

Reviewer Comments: Our family of 5 adults stayed for 3 nights on the weekend of 10/23,24,25. The check-in was quick with friendly staff. We were given front door key pad code number and Internet access code. Internet Wi-fi was really slow . The living room has nice leather sofa, TV and book shelves but our adult children prefer using the loft on the 3rd floor with access to the sun deck with great views for sunrise/sun set. Bed rooms and bath rooms are spacious and clean with provided hand soaps and bath & hand towels. There is an extra toilet roll in each bath room. The 2 car parking garage is tight to get in and out due to 2 cars already parked in another unit in the back when we arrived. The kitchen has walk-in pantry with basic pots and pans and utensils. We did shop at our favorite Trader Joe's (about 2 miles) for additional grocery. We did a lot of biking and spent time at the beach. We loved walking to the pier and enjoying the street musician performing nearby. The farmers market on Sunday morning was fun and so was the fish market. Everything was great except that on Friday night, we were awakened by the smoke alarms ( either on 2nd or 3rd floor) at midnight and then at 2 AM and 4 AM . I reported the problem to the rental management on Saturday and a lady came with spare batteries to replace them. They also asked us to open windows on the 2nd and 3rd floors for good circulation but we experienced the same alarm problems on Saturday and Sunday nights. It bothered my husband and I since our sleep were disrupted and hence dampened our week-end stay. The rental staff followed up on Sunday and stated that she would have the maintenance guy stop by on Monday to fix the problem which would not help as we checked out that morning. As expected, those beach units are really close to each other so we could hear neighbor' voices. Saturday night was lively and loud in the neighborhood as people had group gathering dinners in the patio, sun deck.

Overall, I recommend this vacation rental. Reviewer Comments: The location was perfect! Lifeguard right out front and in between the pier and the jetty....for kids in the ocean all day. Walking distance to everything we needed. Steps to the sand and the house was big enough to fit all of us and have people over for a BBQ. We were there during the most humid week of the year. The only thing lacking was A/C in the third floor bedroom. We used the fans provided and the kids didn't mind too much...but it was hot up there. The house is very nice. The furnishings are nice. The mattresses are AMAZING in the master and other 1 bed guest room! The sheets are cotton and cool to sleep under. We had the perfect time and we ended up really liking the house. I thought I wanted to be right on the boardwalk, but this was perfect. Didn't really miss it. One house away...

Great Home in a Great Location!

This really was a very impressive home. My family and I were very comfortable and the agency was super easy to work with. I will definitely stay at this location again if we come back to Newport next year;)
