Nestled in one of the most desirable areas of the Newport/Balboa Peninsula, this cozy upstairs rear unit is just steps from the sand—tucked behind an oceanfront home with direct access to the beach via a private breezeway. While the unit itself does not offer ocean views, it provides the added privacy of a rear location, along with the beach lifestyle right at your fingertips. You'll be perfectly positioned between the Newport and Balboa Piers, surrounded by the area's vibrant energy and countless nearby attractions. This is one of three fully furnished units on the property, which can also be booked together (when available) to accommodate larger family groups throughout the year. Here's what you'll find:

LIVING/DINING AREA: 
- Sofa set
- TV (streaming)
- Dining table w/ seating for 4

KITCHEN:
- Fully stocked with dishes, utensils, cookware, bakeware
- Large and small appliances (no dishwasher)
- Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.)

BEDROOMS:
Bedroom #1: Queen bed
Bedroom #2: Queen bed

BATHROOMS: 
- One full bath with step-in shower

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. 

LINENS:
All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee.

DUE TO THE MODERATE COASTAL CLIMATE, THIS HOUSE (LIKE MOST IN THE AREA) DOES NOT HAVE AIR CONDITIONING

PARKING:
- Two back-to-front carport parking spaces, which can accommodate most vehicles (76" clearance for one space, no height restriction for 1 space).
- There is also general neighborhood street parking (metered, unmetered and pay-station).

LAUNDRY:
Shared coin-operated washer and dryer on-site

LOCATION:
Optimally situated between the Newport and Balboa Pier, our home is also a short walk to full access of Newport's beautiful bay and pleasure harbor for boating, kayaking, paddling and sight-seeing, along with multiple restaurants and other casual eateries and shops. Nearby Marina Park (one block away) is a must-see on the bay any time of year, but also the best spot in town to view the world famous Christmas Boat Parade.

ALSO:
The other two units located on the property (both are 3 bedroom/1.5 bath) can also be rented simultaneously, when available, to accommodate larger family or business groups on the entire property. See separate listings or contact our office for more details.

RECREATIONAL GEAR:
Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, rollaway twin beds, and much more! Contact us for more information

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Perfect location on the beach and close to pier! House was clean and kitchen stocked with necessary items. It did get hot in the afternoon but we were typically not there during that time. It was great to have two parking spots at a busy time! Enjoyed our stay!

Great location!

The location was amazing—just steps from the beach and close to restaurants and shopping! The house was cozy and best suited for no more than four adults due to the small, shared bathroom. While the interior was a bit dated and the lighting could be better, it still met the needs of our family of four. You can’t see the ocean from the house, but with the windows open, you can definitely hear the soothing sound of the waves.

Not great

The actual apartment was updated and clean. The hot water did not work in shower. We asked for help and the said it was working but we tried it every which way and it didn’t. The apartment was ridiculously hot. Since it’s on the back of the building there is no breeze and despite leaving every window and front door open and utilizing the old box fans it was stuffy and sweltering. We didn’t end up staying here despite paying over $1000. I would not recommend.

Beach vacation

We had a great week at the beach. The apartment fit my husband and I and our 3 younger kids. It was perfect for us. The only thing I would say is that it did need to be cleaned up.

Great location, but loud construction across the street

The location was great, easy check in, there are a bunch of forms and such to fill out ahead of time that are unusual but I think it has to do with CA and New Port. The huge bummer was that it was made very clear in the correspondence that we needed to be quiet between 10pm-10am. That apparently does not apply to home construction across the street which started at 7am on the weekdays. woke us up even with windows closed. Not sure why that is allowed.

Can’t beat the location!

Can’t beat the location! Walking distance from the beach was phenomenal! Especially with a family of four kids. Being able to have a parking spot was also huge! We were able to walk to all of our restaurants for dinner and didn’t have to fight the traffic. The house was clean sheets were clean and we loved our stay! The house was definitely old compared to a lot that were next to it, but that didn’t bother us! Without air-conditioning it was a little hot during the day but we didn’t spend that much time in the house during the day. Having the extra fans in the house helped a lot and by the evening it cooled down and we slept great every night! The vacuum was also so great to have. As much as we tried to keep sand out of the house it was really challenging and difficult. Every time I called Beachview everyone was very friendly and helped us out and communication was simple and easy. We would definitely rent through Beachview again!

Great place to stay with smaller group

This beach house is a great place to stay with a group of 6. The staff welcoming you in is wonderful, kind and easy to work with. If you are looking for a place close to the beach but don’t want all the crowds, this is a perfect option. It’s still close to the pier, walking distance, without out all the crazy! We have been coming to Newport for 25 years, and really enjoyed this beach house. Plus, the two parking spots are a bonus!
