The front of the property faces south making the living/dining room bright and airy whilst the bedrooms are situated to the rear. There is a private front courtyard ensuring privacy from the road above.
The kitchen adjoins the living area and is equipped with Siemens/Bosch large appliances throughout (oven, induction hob, fridge/freezer, dishwasher and washing machine). Smaller kitchen appliances include microwave, cafetiere, kettle and toaster.

Many of the venues for the Edinburgh International Festival are also within a short walking distance and the Playhouse Theatre is situated just 2 mins walk from the apartment. John Lewis department store, the new St. James Quarter and the Omni entertainment centre are also less than 5 mins walk away. Topping & Co. bookshop is directly over the road from the apartment.
