• Open May 1 through September 30 only. Bookings outside this window will not have pool access under any circumstances — no exceptions.
• Off-season guests (October–April) enjoy the full property, 3 acres of outdoor space, and stunning natural surroundings — without pool access. Please do not book expecting pool use during this period.

For the safety and security of our home, our host, and our guests, all bookings require a verified government-issued ID. The ID on file must match the name on the account making the reservation. Guests who are not ID-verified at the time of check-in may have their booking cancelled without refund. This requirement applies to every booking — no exceptions.

💳 Refund & Cleaning Policy
Once check-in has occurred, no refunds will be issued — including for early departure, change of plans, or dissatisfaction with amenities clearly described in this listing (such as the seasonal pool closure). The cleaning fee is non-refundable once a guest enters the home, regardless of length of stay, as a full sanitary cleaning is required after any entry for health and safety reasons.

• The person booking must be the primary guest staying at the property. Third-party bookings are not permitted.
• All guests must be disclosed at the time of booking. Unregistered guests or exceeding the 6-guest maximum is strictly prohibited and grounds for cancellation without refund.
• All communication and payments must occur through the booking platform — we will never ask for payment, personal information, or communication outside of the booking app.
• Minimum age to book: 25 years old.

Hummingbird Way is home to resident cats who live on the property when it is not being rented. While the cats are not present during guest stays, please be aware that cat dander and fur may be present in the home. 🏠 Accessibility
Hummingbird Way is a traditional two-story home. Most living spaces — including the kitchen, living room, full bathroom, and two bedrooms — are on the main level. The third bedroom is on the upper level, accessible only by a standard staircase. Please note that all entrances have a small step at the threshold. If you have any accessibility questions, please message us before booking and we’ll be happy to help.

Please reach out to your host exclusively through the booking app. All messaging goes through the booking app for the security of both host and guest — it keeps a clear, documented record of every conversation and ensures full support and protections remain active throughout your stay.
We respond within the hour during normal hours. Please note: Between 11:00 PM and 8:00 AM, response times may be slightly delayed due to overnight hours, but we will respond as quickly as possible. For any true emergency, please contact 911 immediately.
We kindly ask that any concerns, comfort adjustments, or issues be communicated as soon as possible — this includes temperature preferences, amenity needs, or anything that may affect your comfort. Prompt communication allows us to address your needs in a timely manner and ensure the best possible experience for you.

Hummingbird Way is a private sanctuary and we maintain it with care. We welcome responsible, respectful guests who will treat it as their own.
• No parties, events, or large gatherings of any kind
• No smoking, vaping, or cannabis inside the home OR directly outside near entry points, windows, or doors — any smoke or cannabis odor detected inside the property, or any physical evidence of smoking found on the property (including but not limited to cigarette butts, ash, wrappers, or related debris), is subject to a $750 deep cleaning fee, regardless of where it originated
• Quiet hours: 10:00 PM – 8:00 AM — please be mindful of the neighborhood
• Exterior security cameras are active at all entry points and disclosed per booking app policy
• Fireplace is decorative only — please do not attempt to light or operate it. Doing so will trigger the heat detector and may require emergency response
