Welcome to Casa 229, your premier Newport Beach getaway. This Bayfront 3 BR / 2 BA upper unit sits on a 50 ft-wide lot with a spacious 40 ft front deck offering unobstructed panoramic views of the bay, including the iconic Newport Lighthouse and Lighthouse Café.



Located just 30 ft from 19th St and Mother’s Beach at Marina Park, guests enjoy the perfect combination of bayfront serenity and beach convenience. You have total and complete private access to your Casa with a private entry and private covered courtyards for our 2 bd/2ba`s (no vacationing with strangers) and private decks for our 3bd/2ba`s



The Neighborhood:

In addition to our bay front location, the property is just a couple of short beach blocks (a beach block is about two houses..cross one street that divides the peninsula) from the ocean boardwalk and pier. And it`s within walking distance of many restaurants offering a variety of fare. Enjoy Mexican cuisine, seafood (including the famous Crab Cooker two blocks away, The Cannery, and Blue Water Grill), Italian, Sushi, and several fine dining restaurants such as Oceanfront, Nobu, Cannery, Shorebird, and The Dock. Try Louies` On the Bay..located next to Billy`s on the Beach!!



We are in a quieter location on the park beach front with the best views and location in Newport Beach. Our street dead ends into a small dock for picking and dropping boat passengers off...sort of cul-de-sac like.



There is plenty of activity including renting paddle boards and kayaks around the corner to be delivered on the beach in front. No schlepping!! Summer recreation camps available on beach.



From the moment you walk through the dutch door, you`ll feel "at home" - and maybe a little pampered at the beach.



Getting Around:

There are plenty of cabs, car rentals, bike rentals, Uber, and Lyft. We are located close to restaurants and shops so there is plenty to walk to. During the summer, the city has a "woody" shuttle that runs on the peninsula and stops a block away.



Other Things to Note:

Bring your fishing poles! The main pier is for fishing and our small dock is for loading/unloading passengers. There are electric and motor boats for rent at the Pavilion. And there`s a great tot lot on our beach.



Parking is not an issue. There is a NO SHARE garage (takes smaller than a minivan) for each Casa with one exception, Casita 216A (LOWER) has a parking space on the right of the building. Medium or smaller car accessed by short driveway on left (may need spotter for backing in if your desire). Space 8 1/2 ft wide 23 deep. There is plenty of metered (by pay station...free at night) and non-metered parking. You can purchase a parking permit from the city (Blue Pole) for Lincoln Nav size vehicle. Must move for street sweeping.



Must be 25 or over to reserve and must stay on property during entire reservation time period

Provide number of guests staying.

Limit number of day guests to depart by 10PM.

Quiet hours 10PM–8AM. Strictly enforced. Take your group inside.

No large parties, weddings, or commercial business activities.

Small family bbq's are fine. Check with Casa de Balboa regarding number of guests.

Pet friendly most small to medium dogs with prior approval of breed. Fee plus tax applies. NO cats



Interaction with Guests:

Our VIEW Casa's are located beachfront next to one another or in the same duplex building on 19th St. Bay Beach at Marina Park. Our Casita's in back on 20th St. Need more space? Reserve multiple units.



Our office is open 7 DAYS 8am to 8pm. We are also available after hours through email or text.

We truly enjoyed our stay here. You cannot beat the location. The beach in front of the house is so nice to relax and enjoy the sun and water without the wind and noise of the ocean. If you’re in the mood for the noise and wind though, you have a 5 min walk to the beach. They have EVERYTHING you need on property for the beach and otherwise. Honestly, can’t say enough about this property.

Beautiful property overlooking the bay

Great location, beautiful property with everything you need for a carefree stay. Owner provided detailed information for local dining and activities. Parking was a challenge for guests but thats to be expected during the summertime. Our trip occurred during an unseasonal heatwave and the property only had fans and portable A/C. It was very stifling, so take that into consideration when you book a place at the beach. Overall we had a wonderful stay at this property.

This was a cute cozy stay with a great view minus the homelessness. We had a guy for 4 days sleeping on the beach looking at us like we were inconveniencing him. Hard to pay what we payed and have that liability fished out on fentanyl in front of us for 4 days

Excellent Location and Beautiful Place

We rented this location for a family holiday and it was just perfect - the only thing that could be difficult is the fact that there is only one parking space. We managed this just fine with a little of moving the extra vehicle around a couple of times so it worked out OK. Great location close to everything - Go and just sit back and enjoy all of the great things this area has to offer. The owner was great to deal with - no problems what-so-ever. So refreshing as the last thing you want is problems on your holiday. I highly recommend this property. I would just like to add that it is a FIVE STAR all the way!

Best on the Beach

We've stayed at Casa de Balboa before and will continue to stay there In the future. It's immaculately kept and the nicest place in Newport to rent for a great beach getaway. We spend three days on the beach and three days at local attractions such as Disneyland or the Aquarium of the Pacific (in Longbeach) both times we've been - I would also recommend a great Seafood dinner at the Crab Cooker - only three blocks away. If you've got small children, the beach right out the front door is perfect due to being on the harbor side of the peninsula and has no waves; if you want the big surf, walk less than 60 seconds across the street to the open Pacific. Thanksgiving Vacation

Loved the decor, quality of beds, linens and cleanliness. Beautiful view of the bay and very well appointed! Only complaint: Very noisy street in the am's. City of Newport blows off sidewalks every single day of the week at around 7am. Also the trash on the dock is dumped each morning at 6:30 am with a back up beeping noise. My husband and I enjoyed having the sliding door open at night, but after the early am wake up call, we had to keep it closed :(

Fabulous stay

This property is stunning! The decor is beautiful and interior design thoughtful and well done. My family of five (3 adult sons ages 20-29) were in Newport Beach for a family get together. We enjoyed waking up to the sound of the seagulls and view of the bay from the upstairs balcony. Our extended family has vacationed at Newport Beach many times over the years, and this property is better than every other unit, hands down. The location is ideal. It is a very comfortable home. There were plenty of fans in every room and we did not need to use the portable a/c unit provided. We slept well and enjoyed the relative quiet of the neighborhood. One reviewer commented on the long instruction list, but honestly, it is that attention to detail that keeps this property so attractive and desirable. We hope to visit again!

Absolutely perfect

Due to Covid we had to scrap our vacation to Kauai on short notice and scramble for a more local destination. Having grown up in the area, I thought taking the family to Newport would at least give us some sun and fun, but we had no expectations that it would be as nice as what we had planned for Kauai. But wow were we surprised at how awesome this property and location was. We're a family of 5 with three tweens. The two boys shared a room and my daughter the other room. The layout and space were great and we never felt cramped. The place itself is stunning. Super clean, top of the line appliances, comfortable furniture, a balcony you can spend hours on, plenty of board games including a full poker set, and a view of the water. In addition, the property had everything we needed including new beach chairs, umbrella, sand toys, plenty of beach towels, soaps, shampoos, etc. It was one of our only VRBO experiences where we didn't need to run to the store to buy essentials and the whole experience made it so that we all treated the place with care like our own home. The location is also unbelievable - literally steps from the bay where the local shop will deliver kayaks or paddle boards. And the nice thing is the bay has showers which are steps from the property entrance so you can rinse all the sand off of everything before coming home. And just in case, there's a hose in the side yard to rinse your feet before walking inside. The property is also only two blocks from the beach in case the kids want to catch waves. This is also where there are plenty of dining options and shops. There's a 7 Eleven a block away, a grocery store about a 10 minute block away, and a Ralph's that has a gourmet cheese section that's about a 10 minute drive (this was recommended by the owner and it did not disappoint!). Otherwise, we barely ended up using our car. Finally, Pam was awesome! She was super responsive both leading up to our stay and during our stay. We couldn't find the garage opener and she had someone there with a replacement within 10 minutes (no exaggeration). She also answered emails, calls, and texts promptly as I had a lot of questions given the local situation with Covid. I highly recommend this place!
