LIVING, DINING, & KITCHEN:
The second floor of the front main house serves as the primary gathering space, featuring a large sectional sofa bed, side chairs, a gas log fireplace, streaming cable TV, and expansive windows showcasing amazing ocean views. A sliding glass door opens to a large furnished ocean-view deck. The dining area includes a glass dining table with bench and chair seating for six, along with three barstools at the adjacent kitchen counter. The rear second-floor residence offers a comfortable living area with sofa and side chair seating, streaming cable TV, and a Dutch entry door. A window A/C unit is also provided in the living area. The kitchen counter includes seating for four barstools.

Both home feature full kitchens stocked with dishes, utensils, cookware, bakeware, and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have central air conditioning. A window A/C unit is provided in the rear second-floor residence living area.

Laundry: A washer and dryer are located in the main house garage, a complimentary starter set of laundry essentials is provided.

Parking: Parking includes three garage spaces plus one carport space, all accessed from the rear alley. Free neighborhood parking may also be available.

NEWPORT BEACH REGULATIONS:
This neighborhood is primarily residential and known for its peaceful, quiet atmosphere. Guests are expected to respect the community and comply with all Newport Beach Municipal Codes, including regulations regarding noise, maximum occupancy, parking, and other applicable requirements. Failure to do so may result in fines and/or eviction without a refund.

BEFORE YOU ARRIVE:
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking. This property may only be booked by a guest aged 25 or older.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
