Our studio residence offers an affordable and convenient coastal retreat, available year-round and ideally located within walking distance of many of Newport Beach’s most popular attractions. Just a half block from Bayfront Marina Park and close to the beach, Newport Pier, restaurants, shops, paddle board rentals, and sailboat rentals, this inviting second floor getaway is a comfortable home base for enjoying the best of Newport Beach.

The living and dining area is thoughtfully arranged for comfort and convenience, with a king bed, sofa seating, and a flat screen TV with streaming cable. Barstool seating for 2 at the kitchen counter provides a casual dining space.

OUTDOOR SPACES:
The front outdoor deck offers a dining table, market umbrella, and seating for 4, creating a pleasant space to relax outdoors. A propane gas BBQ grill is also provided. At the rear of the residence, a balcony welcomes cooling ocean breezes.
KITCHEN & AMENITIES:
The small galley kitchen is equipped with fully stocked cooking and dining gear, along with appliances for easy meal preparation. Please note that there is no dishwasher. Guests must supply their own food, drinks, including coffee, as well as spices, condiments, and paper goods such as napkins and plastic wrap.

GUEST ACCESS:
Guests will have private and exclusive access to the entire second floor residence. This includes all interior spaces, the front outdoor deck, and the rear balcony. The ground floor residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger family or business groups.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided to accommodate a total of 3 maximum guests in the unit. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Shared free laundry facilities are located in the garage. Guests must provide their own laundry supplies.
Parking: One designated parking space is provided in the shared double garage. Access is via the rear alley. Standard-size vehicles only.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
