The Space:
This reservation includes both The Plaza and El Altos, two neighboring homes on one property. Each home may also be booked separately, but this listing provides both homes together for groups of up to 16 guests.
THE PLAZA
The Plaza has a modern design with an open kitchen, dining area, and living room.
Kitchen:
Fully equipped with an oven, range, refrigerator, microwave, slow cooker, Keurig coffee maker, cookware, dishes, utensils, and basic meal-preparation essentials.
Living room:
Features comfortable seating, a 70-inch Samsung Smart TV, and a queen sleeper sofa.
Primary bedroom:
King bed, walk-in closet, ceiling fan, and en suite bathroom with shower. A hair dryer and iron are provided.
Bedroom 2:
Queen bed, 43-inch TV, ceiling fan, dresser, and closet.
Bedroom 3:
Queen bed, 43-inch TV, ceiling fan, dresser, and closet.
Bathrooms:
Two full bathrooms are upstairs, including the primary en suite and a guest bathroom with a tub and shower combination. A half bathroom is downstairs.
Outdoor area and parking:
The private fenced backyard has artificial grass and patio seating. The home includes a two-car garage. Additional designated parking is available at the end of the street.
EL ALTOS
El Altos is a spacious two-level home with four bedrooms, a large living and dining area, and TVs throughout.
Kitchen:
The galley kitchen includes a full-size oven, electric cooktop, refrigerator, dishwasher, microwave, Keurig coffee maker, cookware, toaster, serving dishes, utensils, plates, glasses, and dining essentials. A breakfast nook seats four.
Primary bedroom:
King bed, reading chair, 50-inch TV, pool view, walk-in closet, and en suite bathroom with shower. Towels, a hair dryer, iron, soap, shampoo, and conditioner are provided.
Bedroom 2:
King memory-foam bed, Smart TV, walk-in closet, dresser, and nightstands.
Bedroom 3:
Queen bed, Smart TV, and luggage rack. This room does not have a closet.
Bedroom 4:
Trundle bed providing two sleeping spaces, Smart TV, dresser, and closet.
Bathrooms:
The guest bathroom upstairs includes a tub and shower combination. A half bathroom is downstairs.
Each home has a garage and an outdoor area. The heated community pool is approximately 30 yards from the homes and operates seasonally from mid-May through mid-September.
Guest Access:
Guests may access both homes, their private outdoor spaces, the garages, and the seasonal community pool when open.
Each garage contains designated shelving or locked storage areas reserved for cleaning and property supplies. Guests may not access or tamper with these areas.
Parking is available in each home's garage and in designated spaces at the end of the street. Do not block the street or traffic lanes. HOA fines caused by improper guest parking may be charged to the reservation.
Up to two approved dogs are allowed per reservation. Each dog must weigh 40 pounds or less. The pet fee is $250 per dog. Cats and other animals are not permitted, except as required by applicable law.
The Neighborhood:
The homes are near grocery stores, restaurants, parks, and Albuquerque attractions. Nearby shopping includes Sprouts, Whole Foods, Smith's, and Walmart.
Local activities include hiking, bicycling, mountain biking, golf, picnicking, skiing, snowboarding, and sightseeing. Popular destinations include Sandia Peak Tramway, Elena Gallegos Open Space, Balloon Fiesta Park, Old Town, Downtown Albuquerque, the ABQ BioPark Zoo, the National Hispanic Cultural Center, the Indian Pueblo Cultural Center, the University of New Mexico, and Isleta Resort and Casino.
Getting Around:
A vehicle is recommended for maximum flexibility. Uber, Lyft, ABQ RIDE, and other public transportation options may also be available.

BOOKING REQUIREMENTS
The Irvie Homes Terms and Conditions agreement and guest verification must be completed within 24 hours after reservation confirmation or before check-in, whichever occurs first. The primary guest must be at least 25 years old and provide a government-issued photo ID when requested.
Guests residing within 50 miles of the property may not book without prior written approval.
ACCIDENTAL DAMAGE PROTECTION
Each stay includes up to $3,000 in accidental damage protection, subject to program terms and claim approval.
Covered items may include accidental damage to furniture, fixtures, and appliances.
Coverage does not include smoking damage, intentional damage, pet damage, landscaping damage, house-rule violations, losses above the coverage limit, gross negligence, criminal acts, motor vehicles, aircraft, watercraft, guest belongings, credit cards, money, firearms, precious metals, business property, or electronic data.
Guests remain responsible for damage that is excluded, denied, or exceeds the protection limit.
POOL INFORMATION
The community pool is heated and operates seasonally, generally from mid-May through mid-September. Pool availability, operating dates, temperature, and closures are controlled by the community or HOA and cannot be guaranteed.
The pool is approximately 30 yards from the homes. Guests must follow all posted community and pool rules.
POOL RULES
Children must be directly supervised by an adult at all times in and around the pool.
No alcohol, tobacco, cannabis, illegal drugs, glass, food, or drinks are allowed in the pool area or water.
No diving, running, rough play, or unsafe behavior.
Do not add chemicals, soaps, oils, or foreign substances to the pool.
No confetti is allowed anywhere on the property.
Report low water levels, contamination, damage, or unsafe conditions immediately.
Contamination or misuse requiring draining, cleaning, chemical correction, repair, or service may result in additional charges.
Parties, events, and unauthorized gatherings are prohibited.
PARKING AND HOA RULES
Each home has a two-car garage. Designated parking is also available at the end of the street. Do not park in a way that blocks traffic, neighboring access, fire lanes, or community roads. Guests are responsible for fines or towing costs caused by their vehicles or visitors.
PETS
A maximum of two approved dogs, each weighing 40 pounds or less, is allowed. The fee is $250 per dog. Cats and other animals are not permitted, except as required by applicable law. Undisclosed or unauthorized animals may result in additional charges or termination, subject to the booking terms and applicable law.
ENTERTAINMENT
Smart TVs provide access to streaming applications such as Netflix, Amazon Prime Video, and Disney+. Guests must use their own accounts and log out before departure. Local channels may be available through antennas. Available applications and programming are not guaranteed.
Amazon Echo devices may be available for guest convenience. Guests are responsible for using voice-assistant devices appropriately and should not connect sensitive personal accounts.
HVAC
Air-conditioning systems may cool the homes by approximately 20°F below the outdoor temperature under normal conditions. Extremely low thermostat settings or rapid adjustments will not cool the homes faster and may damage the systems.
HOUSE RULES
Maximum occupancy is 16 guests.
Quiet hours are from 10:00 p.m. to 7:00 a.m.
No smoking, vaping, cannabis use, illegal substances, or unlawful activity on the property.
No parties, events, or unauthorized gatherings.
Do not move furniture or appliances.
Lock all doors and windows whenever leaving either home.
Report damage, leaks, safety concerns, or equipment problems immediately.
Reservations longer than 30 days may require a security deposit, background screening, credit review, and recurring cleaning service.
Lost or unreturned keys may result in a $100 replacement fee.
Smoking inside either home may result in a $250 additional cleaning charge.
Guests must comply with occupancy limits, parking restrictions, HOA rules, and all posted instructions.
Police involvement, serious disturbances, or material rule violations may result in termination without refund, subject to the booking terms and applicable law.
SECURITY DEVICES
For safety and property protection, the homes may have Ring doorbells, exterior security cameras, and NoiseAware devices or similar noise-monitoring equipment. There are no cameras inside the homes. Noise-monitoring devices do not record conversations.
