This property lives up to its "cozy" billing. (My wife called it our "tiny house".) We were in Beaver Falls for a week- long conference at Geneva College, so the location was perfect! The house is not high fashion but it is clean, comfortably furnished, and smelled fresh. (I particularly enjoyed the reclining sofa.) The beds were comfortable and the linens clean and soft. It was nice to have reserved parking in front of the door, but, since I didn't need my car for most of the week, the owner let me park in the (shady) back yard. The owner also recommended a very nice restaurant for a date-night. Shakespeare's: which i highly endorse as well. Overall, a definite "10".
