Great place for a great price. Staff was exceptionally friendly and helpful, the room was clean, sizable and well equipped, and the location while a bit far from the city center was directly across from a bus stop into the city. Breakfast was also standout, and I’d recommend getting it as the nearby cafes are mediocre at best.

Really happy with our stay here. Cost about £12 in a taxi from Waverley Station. Warm welcome from the host who offered us a cup of tea on arrival. Room had plenty of space for clothes and storage and a spacious bathroom with comfy bed. Great for the bus into town or a 20 minute walk which we preferred. Would happily stay here again!

A beautiful house that retains many of its original features. A tremendous host who did his best to accommodate all our requests. A superb breakfast aswell. And convenient for Leith and Edinburgh, very much recommended.

Our accomadation was perfect. Only gripe was thought i had payed for breakfast for the 2days we stayed but told becauase we had booked with expedia breakfast wasnt included . Bot confusing as i assumed was included in price of my booking

Fraoch House was an incredibly welcoming stay. Matthew was nothing but helpful from before to after my stay. I want to come back to Edinburgh just to stay here again!

The house was a very pleasant place with a friendly but unobtrusive staff. We were welcomed with tea and biscuits in the cozy sitting room and then pretty much given the run of the place. We had a key to our room and to the front door so we came and went as we pleased. The only negative thing was that they ran out of hot water one morning. Brrrr. I would definitely stay there again.
