The Space: Walking into this downtown loft, you'll be greeted by unique features original to this historic South Avenue building. A comfy living room area offers a spot to relax and the loft also boasts of a king size bed for a great night's sleep! Even the full size bathroom is full of unique details including a walk-in tile shower! And the private balcony offers a sweet little view of downtown from your own private space!
Guest Access: The entrance to the Black Palace is located directly on South street in downtown Springfield. This door will lead you up a staircase covered with mosaic tile to the Black Palace landing area, where you will be greeted by your 8 foot tall front door brought back from Mexico, made with solid wood and clad with character. You will be given your own access code for the front door keypad and the entire loft will be yours!
PARKING There is no dedicated parking. There are two options for parking. Most people just utilize street parking. You can often find spots a bit south of the lofts on South Avenue. There are also a few pay lots, one of which is at the corner of Pershing and South Avenue (also just south of the lofts). Another is at the corner of Robberson Ave. and McDaniels St. Itâs a bit further away, though.
The Neighborhood: This loft is located in the heart of downtown Springfield. Street, automobile, and pedestrian noise from below may be heard, as well as music from the neighboring Piano Bar on weekends.
There are 4 loft units in this building. Book more than one if traveling with friends or family.

We reserve the right to immediately terminate the stay if any guest(s) engage in such activities. If this policy is violated, the guest who booked the stay acknowledges and agrees he or she is subject to an immediate fine of $1000 USD, along with any property damages, and eviction. Guests forfeits their stay and will not be permitted to return to the property if there is any evidence of cannabis use on the premises.
We drove in to watch our son compete in national homeschool basketball tournament while also using it as a little couples getaway. The place definitely had a sweet, trendy vibe we were looking for. The location was PERFECT,
I Stayed at this loft in the heart of downtown Springfield and loved the energy! Youâre within walking distance of amazing food and entertainment on South Street. The whole block smells like great food. The interior from the front door to the terrace, is a conversation starter. Especially the bold wallpaper and 12-foot ceilings. Great spot for anyone wanting an authentic, stylish downtown experience! Thanks for a wonderful experience!
The location of this property is great. Check-in was fine, but beware that everything is very dark. Black door, black pin pad, black wall plates, black switches.... It was hard to enter everything without turning on my phone flashlight. Because of its central location, it was very loud at night. There are ear plugs provided, which i deeply appreciated, but I didn't fall asleep before 2am each night because of the loudness. I can't imagine what it would be like on the weekend. Overall, i appreciated the location and walkability but parking is on the street and can be limitied with space and time limits for parking. Plus, the noise level and overall darkness of the apartment was frustrating (there is only one small door window for light and one chandelier).
My friend and I came for an event and just needed a place to stay the night so we could drive home in the morning instead of getting home way late. It was a very colorful and unique style of space. The earplugs were a great option for keeping the late night downtown noise out when we went to bed.The only things I struggled with was not really knowing that parking was public parking on the street wherever a spot was available and having to walk around 2 blocks to the loft, and the other issue was not having two separate sets of full towels for the two people that were there.
Location was great. Downtown area is very walkable and lively at night. Historic building (the Black Palace) was modernized but kept vintage vibe. Driving and parking directions werenât easy to find ahead of time for planning our trip, but we managed. Host was nice and helpful but he was late in replying to our request for door codeâŠ.5:00 pm check-in was not perfect but late check-in meant we skipped dinner before the 7:00pm concert we were attending. (Gillioz Theater one block away..awesome!) Not a deal breaker. Would stay there again.
Very nice place to stay! Booked for me and my boyfriend and was a great location of the springfield downtown area! Streets are noisy but not enough to be a major issue. Had a great stay here!
