Spectacular two level penthouse 850' to the beach and 1.5 blocks to 5th Ave.
2 Level Penthouse Condominium with a roof top swimming pool. Condo is approximately 1,200 square feet of air-conditioned space. With an additional 850 sq. foot private roof top terrace and 300 square feet on 2 additional balconies. Unit is large well spaced out unit with 9' plus ceilings, bedrooms are at opposite ends of the condo to ensure privacy.
850' to a beautiful beach in Playa Del Carmen and very equal distance to 5th avenue shopping and restaurants. Condo has smoke detector and carbon monoxide detector. Town of Playa del Carmen has just installed seaweed barriers all along the beaches September 2019. NO more seaweed washing up on beach !! Beaches are once again wide and beautiful for walking and swimming.
The home is spacious and light, has a fully equipped kitchen, 1/2 bath off the living room, and dining for 6. There is a additional balcony off the living room as well as a large private rooftop area with another 1/2 bath and outdoor shower, Jacuzzi, table and chairs and lounge chairs. Enjoy a coffee or cocktail with a view, or the option of a Jacuzzi dip from the rooftop with a view of jungle, the stars, and local palapa rooftops, a signature of Playa Del Carmen. The private rooftop Jacuzziâs only fills with temperate water it doesn't have a heater but if filled during the day will warm up nice, or keep it cool for hot nights. From the private rooftop it is only steps to the rooftop pool area. Our private rooftop is large with sun beds and large shaded area for reading or dinning.
Many excellent restaurant minutes away, easy walking as 5th avenue is 1 block away. Grocery stores are close with many options of local fresh meats, fish, vegetables and unbelievable fresh baked goods. Stores sell everything you need. Easy to stock up and eat in as much as you want. Grill out on the deck and enjoy. Make yourself a nice cup of coffee and sit on one of the 2 balconies or roof, read watch the birds or check your e-mails on the free wi-fi. Walk to town eat, drink & relax, walk back or take a 5.00 cab ride. Take a nighttime swim to cool off and lay on the lounge chair on your private rooftop, have a drink and look at the stars. Then off to bed with a windows open and a cool ocean breeze or air conditioning.
This unit is located in the building The Meridian, between 40 and 42nd Street between the ocean and 1st Avenue only 150 meters from the sand. Only 1 and one half blocks to the famous 5th avenue dinning and shopping but quite and peaceful. Several great beach clubs close by or bring the chairs and umbrella from our unit. Many scuba shops to choose from, 3 within a 2 block radius. Jet ski rentals and massages on the beach at great prices. Several beach clubs with restaurants and massage at beach within 100 meters.
Other items included: washer/dryer, new 58"' LCD flat screen smart web TV with Cable, dvd player, books, games, 100+ dvd's, I-Pod docking stereo, air conditioning in all rooms, and a private 800 sq ' rooftop terrace with Jacuzzi tub, bath and shower.
Fast wireless Internet and bottled water is included in the rental price. Property manger is close by and speaks perfect English, they will answer any questions and help you with any issues you may have. They can provide transportation, to and from the airport. baby sitting and many other services Reserved off street parking in front of the building and a security guard at the main entrance of the building all hours of the night.

Great location close to 5th Avenue and short walk to Playa Coco, a wonderful beach. Very secure building, with wonderful open interior space. Cold a/c in the bedrooms and full metal roller shutters in the living room to keep it cool when the afternoon sun hits. Owner was great with communication
We enjoyed our week at this condo. It is in a great location, close to lots of shops and eateries and beach access. We were a little disappointed that the beaches that are close by are pretty small (depth-wise) and cut off by resorts when it isn't low tide. But, we went to other local beaches and really enjoyed the rooftop pool, which was rarely being used by more than 1 other family. Our fav eatery was Piaggia - pricey but excellent food. We really enjoyed Tulum and Cozumel. The unit has everything you need. The kitchen is basic, but works! While we were there, the hot tub and the 2nd shower were both needing repair. But, the owner and concierge were very responsive and we would return. Very safe and clean area too! We really appreciated all of the beach/pool towels the unit had. Great stay!

My family had a wonderful trip to Playa del Carmen and our stay at this condo absolutely contributed to our experience. Great space for the entire family and a lovely rooftop to relax in the evening. Location is perfect as well if you are looking for easy access to the beach and 5th avenue.
This is a great property with plenty of space for a small family. Location was perfect down towards the quieter, and I would argue nicer, side of 5th avenue and 2 blocks from the beach. Great restaurants everywhere, and several nice beach clubs within 3 blocks of the property. The rooftop deck and pool area really give you lots more options and space for things to do. There are 2 full bathrooms and 2 half bathrooms which adds convenience. 2 decks on the main level in addition to the roof. It really gave everyone the ability to find a quiet space if they wanted to read or sit in the sun. Everything was very comfortable and convenient. My Wife was particularly happy that there were 24/7 security guards (even though the area is nice and perfectly safe, it gave her an additional level of comfort). Communication with Joe and the property managers was also easy. Really enjoyed our time!
We enjoyed the location was closed to Quinta Avenida and the beach. This is in a quieter section of town but close to good restaurants and the Selecto Chedraui is very convenient. The upper deck / terrace and the swimming pool are nice amenities and they have everything you need for an enjoyable beach day- beach umbrella, chairs, sand toys, etc.
Our family of 4 with young adults 17 and 20 enjoyed our stay immensely! The condo has everything you will need; beach towels, boogie boards, beach chairs, coolers and washer and dryer included! The rooftop patio is the bomb and the small plunge pool was great to cool off in when you get back from a day of walking 5th or going to the beach. Although it is not a âhot tubâ. It does have warm water but when itâs in the 80âs you will want it to be cool water. Condo is close to beach and 5th Ave with so many bars and yummy restaurants! No need for a car rental. This is a great sized unit in a safe neighbourhood. We had no issues walking anywhere day or night.
PROS
- Property Manager - Veronica at Bric is very nice and was very responsive regarding our needs - water (which is free) delivery requests, maintenance, etc.
- Great location - Proximity of condo to 5 Avenida, 38th and the beach is excellent. Never any issues with late night noise. There is some construction in the vicinity but it was never a bother.
- Air conditioners work well - we turned them off each time we left the condo and they were quick to cool the unit down when we returned.
- Nice size unit with plenty of room. Good amount of dishes, glasses, cookware
- Entrance doors to the complex are always locked and there is a 24/7 security guard
- Common areas in building and the pool are nice and well maintained
- Close to grocery stores - Selecto Chedraui (5 to 7 min walk). Mega/Soriana (approx. 20 min walk)
- BBQ works great
- Dedicated parking spot for the unit
CONS (While these are not deal breaker items but we do feel they should be mentioned)
- There were some issues with the cleanliness of the unit, no staples on arrival, thread bare linens, maintenance items such as several light bulbs out in the unit, patio doors sticking, etc. However, after contacting the property manager while we were there, some of these items were remedied. We also contacted Joe (the owner) once we arrived home. He was very receptive to our feedback and he assured us that the remaining items would be addressed.
We would certainly rent this unit again if we return to Playa del Carmen.
FYI⊠There are 2 flights of stairs to get to the unit but we (as 70 year olds) did not have any issues.
RESTAURANTS:
- Osteria de Roma, Calle 6 Nte between 20 Ave Nte and 25 Av Nte. Highly recommend. May want to make reservations. Approx. 30 min walk from condo
- La Vagabunda on Quinta Ave - excellent breakfasts. There is also a âsisterâ La Vagabunda, cnr C. Flamingos and 38th (very close to the condo if you arrive late and need a meal before stocking up supplies). We never ate here but itâs alway busy when we walk by.
Overall - all meals were great except for Two Smokers Kosher Smokehouse on 5th Ave. - definitely do not recommend this restaurant.
VEHICLE RENTAL:
Rented twice (a one week rental and a one day rental) from Firefly at PDC Plaza Tukan, Av 10 Esquina 16. We had a positive, no hassle experience each time.
Hello, due to a travel delay we needed a short 3 night stay and found this property in Playa Del Carmen. We usually stay on the other side closer to Playacar however this location was greatâŠ. 3 blocks to beach or 5th avenue and very quiet at nightâŠ
Owner and property manager were very prompt and helpful with any questions we had, on-site security was a nice bonus and having a safe was nice as well⊠public beach was great and beach clubs available if thatâs your thingâŠ. Great variety of restaurants and price ranges ⊠property was clean and well stocked, comfortable beds , lots of towels âŠ..good value for its location and we would be back
We used the available shuttle service from/to the airport and it was worth the cost because they were prompt and professional and took that stress completely away from us.
Upon arrival at the condo, the ever-present, and friendly security guards were there to buzz us through the locked gate and directed us to the stairs and location of the unit. The courtyard is open with beautiful gardens and tall trees extending from the ground level to the rooftop.
The condo was clean and cooled off for our arrival and had all the amenities needed for a comfortable stay. Use of the beach chairs, towels, and boogie boards made time down at the ocean that much more enjoyable. Because of the hard water, the shower heads were calcified and not working great, but a quick WhatsApp text to Veronica with the property managers had a repairman knocking on the door to fix them within 2-3 minutes. 5 minutes later he was done and the showers worked great.
The private rooftop terrace was wonderful, and made for enjoyable evenings lounging in the breezes and listening to sounds of the night.
Location is great. If you want to go the beach, turn left on Calle 40 and walk 3-5 min. If you want shopping and dinning, turn right instead and walk 3-5 minutes up to 5th ave (where there is also a taxi stop so you almost never have to wait to find a taxi).
We felt safe and welcomed by the locals everywhere we went and easily made friends with them as we passed by.
Last, but not least, working with Joe was easy and his communications prompt, even at seemingly all hours of the clock.
We would wholly recommend this rental and are sure youâll have an enjoyable and relaxing experience like we did.
Stayed here from Feb. 12th to 26th, property was just as described and looked exactly as it did in the photos.
Communication with the property owner was excellent, he was very fast to respond to my many questions.
We loved the location, close to the beach and famous 5th Avenue.
Enjoyed our time here and hopefully one day we will return!
This was a really great place and perfect for our family of five. The rooftop deck is massive, has both sun and shade, and is what makes the place. The location is good too and, short of being beach front, I am not sure I would want to be anywhere else in Playa. It's close to everything yet far enough away to be quiet. It felt incredibly safe. Finally, the courtyard inside the building and the rooftop pool were also well beyond our expectations.

We have been visiting Playa del Carmen on an annual basis since 2003. Over the years we have rented numerous Condos. This year we rented a condo at the Meridian #310. First class accommodations : a great layout with excellent furnishings. This condo has all the requirements for a comfortable and enjoyable vacation. Our dealings with the owner have been first rate. Joe is a perfect gentleman. He insured that all our questions and needs were fully met. We look forward to visiting Playa again, and will absolutely stay at this condo. Thank you.
We are 2 retired couples from Canada who rented Meridian 310 for the month of February 2020

The two bedrooms have ample space for your clothes and belongings and the linens and bedding are of good quality. Each bedroom has their own private ensuite so it is great for two couples. The kitchen is well stocked with all the dishes and appliances you would ever need for your "eating in" needs.
There is a huge dining table for 6+ people inside the condo, however when dining in, the four of us usually took advantage of the table and chairs and Gas Barbecue located on the balcony just outside the living room. This was a great place to start off the morning as well.
The private upper deck is an awesome place where you can catch either sun or shade depending on your mood. It has very comfy furniture and includes a variety of seating areas with its own hot tub, shower and bathroom. It is only steps away from the main public pool which is wonderfully maintained. The size of the pool and deck area is great, and the chairs and tables around the pool are very new and modern.
Besides enjoying the upper deck and public pool, we took advantage of the beach chairs supplied at the condo and headed a very short distance to the sandy beaches nearby. The beaches are in great shape now that the Sargasso issues are being addressed.
Joe, the owner, is very prompt and pleasant to communicate with. He checked in with us several times to make sure everything was in order and made himself available to address any questions and concerns we might have had (including dining and snorkeling suggestions).
The inner court area is beautifully maintained with gorgeous plants. The stairs to the third floor were not an issue as they are very gradual and the security staff were always visible and made every effort to help us with groceries and suitcases.
The property manager 'The Bric' provided outstanding service and were available to us any time we needed. Our water was delivered promptly and the Barbecue tank filled when we needed. The cleaning service provided was also impeccable.
There was a lot of construction noise in the day time during our stay but we realize this is temporary and uncontrollable.
It was a pleasure to stay at this condo. Thank-you to Joe and the Bric for your attentiveness during our stay.

A wonderful stay in Playa. All the comforts of home.
The Meridian Condo 310 is wonderful. It is supplied with everything you could possibly need. In all our rentals in Playa we never had the use of beach items. Chairs,umbrella,coolers, boogie boards etc. These items gave us the opportunity to enjoy the local beach without needing a beach club.
Because we stay the month, we enjoy being able to cook. The condo is equipped with everything you need. We enjoyed the use of the grill and being able to eat our dinners on the rooftop. Speaking of the roof top, it is furnished beautifully! We were hesitant to rent on the third floor but made the decision based on the use of the rooftop area. We were glad we did. The three flights of steps were not bad and the security people helped with carrying luggage and groceries.
One word of warning. We were told to be conservative with electric. We would be responsible for usage over 200 . We did not use the air during the day when out, or in the evenings. The air condition was used in only one bedroom most nights. We still went over and were charged $117.00. I canât imagine what the charge would have been if we were not so conservative. In our previous rentals we never ran over our electric allowance.
We would highly recommend renting this cond! You wonât regret.
We had a great time in Mexico! Joe and Deborah were very responsive any time we had questions. We loved the 3 different levels--main living area, outdoor shower and sitting area, and small rooftop pool. Great places to congregate and meet lots of great people. The location is on the north end of 5th and hence is quite quiet. Easy walking distance to great food and taxis.
A few issues at the condo largely due to age: mildew smell still seems to persist (alluded to in an earlier review). This is difficult with the concrete of the building, so we just took advantage of the outdoor spaces as much as possible. Cabinets also need some repair. I mentioned these to both owner and manager and they sent someone to come take a look. Also, the hot tub doesn't have water in it and there was only a trickle when we tried to turn it on, but we didn't end up missing it. Just good to know that it may not be available--Deb said that all condos are having that issue.
The north end of 5th is seeing lots of construction, so where there was a view of the ocean a short time ago, it no longer exists. The road to the condo has recently been upgraded to cobblestone from dirt, and is a beautiful walk right up to 5th. Doormen were wonderful and helpful throughout our stay.
This being our first trip, we learned a few valuable lessons that cost us some dollars, but we'd still return. Let me save you some hassle:
-"Mexico Flexico" is the phrase to remember in regards to price. Just know that you can negotiate just about anything. Ask Google what you should be paying before you pay.
-If you are looking for more culture, spend lots of time off of 5th street. There are so many great restaurants on 10th-30th.
-Vegan or Vegetarian? Check out The Pitted Date and Ojo de Agua over on Ave CTE--just two blocks from this condo.
-Runner? Head up to 5th and take a RIGHT instead of a left. Beautiful street art and a lovely path. Run up to Esmerelda Beach and check out the spring.
Check the seaweed (sargassum) situation before you decide where to head for a beach day. Joe has all kinds of gear available, but we ended up going to Kool Beach Club to take advantage of a maintained area of the beach. Sad to see how climate change is affecting the natural beauty of this area--at least in the month of Feb 2019.

The Condo is located in a nice section on the end of town, close to everything. The unit contained everything you could want and was very clean and comfortable. The top floor is a nice getaway, however, the wi-fi doesn't work on the top floor. We experienced issues with the hot water, however, that may have just been our experience. The 3 bathrooms come in handy, it has a nice kitchen, plenty of drinking water and a nice main floor balcony for eating, drinking and socializing. If you want to watch a DVD at night the family room has a large couch and chair. You can walk anywhere in Playa Del Carmen in 10-30 min.
The reason I gave this 4 stars instead of 5 was partially due to the lack of hot water ( may not be an issue) but I wasn't wild about the nearby local beach. True, we only went to the local beach once so I could be wrong, but, it didn't feel great to us on our only visit. We walked 20-30 min to the easily accessible beaches near the ferry the other side of the ferry near Playacar which had long white sand beache and was only 30 min walk from the condo. There are lots of shops and stores near the ferry for water and snacks.
Tip. Exploring beyond the tourist area is fun. Walk up to Av 30 N (towards the freeway) then go right toward Calle 70 N. This can be a short 30 min walk and once you leave the tourist area you feel like you are in Mexico, very nice. Everyone is friendly and lots of little shops and small food places to explore. Our favorite tour was Puerto Morales, it's a quaint town about 35 - 45 minutes towards Cancun. Puerto Morales is a small fun town to explore the shops and cafe and has great beache and a world class reef for snorkeling. Have fun
Wonderful week in Playa. My family (wife and 2 daughters) spent the week at the condo. It is clean and well maintained as pictured. The roof top deck and pool were great places to unwind in the evening. Condo is well stocked with beach towels, chairs, cooler and umbrella. Kitchen was nicely supplied as well, but there were too many good restaurants to make food at the condo :).
The condo is almost equally located from the beach and 5th Ave. The public beach was a bit crowded, but we could have certainly found space if needed. We instead decided to get pampered at the Encanto Beach club (located just a block and half away from condo. A daily fee includes use of super clean bathrooms, full length lounge chairs, and umbrellas) with food and beverage service. The condo is located on the North end of 5th Ave (Calle 40), which is a bit quieter than the South end of 5th Ave. It's an easy walk into the heart of Playa, and we were happy to be a bit out of the epicenter.
We found plenty of great restaurants within a couple of blocks of the condo (for Breakfast: Que Huevos and La Brioche. For dinner: La cueva del Chango, De Local, and El Taco Mexicano (cheesy sign but great tacos and margaritas).
The area is safe and clean, we walked around 5th Ave as family until 11pm without any issues. Off street parting was great as we rented a car and drove from Cancun. We ended up driving down to Tulum and Coba to see the Mayan ruins. Also took day trip to see the Cenotes.
Wonderful location to get beaches, shopping, dining, and location for day trips.
The condo was spacious for our family of four. We were impressed by how clean and and spacious it was, two decks with table and chairs. The rooftop space was awesome, with the Jacuzzi and bathroom. The condo has pretty much everything you need, silverware, cooking utensils, and the water cooler was very much appreciated. The kids loved the boogy boards and we liked there was two coolers there to haul our beverages to the beach, a 5 minute walk. 5th Ave is 5 minute walk were there are many grocery stores there where we could get milk, pop, other things we needed. The secured building that it is in made us very safe. I would recommend staying here when traveling to Playa del Carmen
This condo is perfect. I recently took my three teenage children and there was plenty of space for everyone. The condo has all the amenities of home so all you need to bring is your clothes. Although the kitchen is well equipped to fix meals we chose to eat out to experience the cuisine. There is a jacuzzi on the roof along with a pool. The condo is very clean and well taken care of. It is in a secured building and I felt completely safe there. There is a 7 11 just a short walk away where I picked up milk, cereal and snacks for them. It is close to the beach and 5th Avenue where we spent a lot of time! You can walk and do so much! Shops, food, massage you name it. You can also easily get a taxi and visit other areas of Mexico. I highly recommend this condo and would stay there again!

Lost one star for the odour in master bedroom ensuite, and the leak under the kitchen sink which caused a mildew smell. Was told water cooler was going to be replaced, but never happened. Fix those minor inconveniences and condo is excellent.
For nine glorious days 6 members of my family (ranging from 4 years old to 80 years old), enjoyed the comforts of Joe's BEACH condo.
Full disclosure, I have traveled to Playa del Carmen a handful of times now, and I am simply in love with that location, so it would be hard for me to have a bad vacation there.... but this place made this trip extra special.
When I say that it had everything you could possibly want, I mean EVERY. THING.
There are a huge supply of bath towels, beach towels, kitchen towels, all the towels you could need.
There are boogie boards, three beach chairs, a beach umbrella, coolers and bucket of beach toys for the younger kids to make castles.
There is a gas grill and all the grill utensils you would need.
There are a couple brooms and dust pan, plenty of garbage can liners, a washer and dryer, and cleaning supplies.
The stove in the kitchen works like a dream, the fridge is big, and the sink has dish soap, a sponge and a drying rack waiting for you.
There is every kitchen utensil you could need....plates, cups, coffee mugs, glasses, knives, silverware, kitchen scissors, spatulas, can opener, peeler, coffee maker, toaster, blender, cheese grater, MULTIPLE cutting boards.
Honestly, my mom, dad, husband and I kept proclaiming "everything you could possibly need is here! This is so comfortable."
Other than the items listed above, the two bedrooms are very comfortable, the bathrooms are plentiful, the outdoor spaces are peaceful, the pool is clean and beautiful, and the proximity to the beach and the end of 5th Avenue is ideal.
Joe, the condo's owner, is a great communicator and his group of people who help once you are in Mexico are friendly and accommodating.
We had water delivered once and the condo cleaned once during our trip, but other than that we just made ourselves at home to relax and enjoy.
It is on the third floor, which wasn't too difficult for any of us, and it gave us access to that rooftop patio that is such a bonus.
I highly recommend this place. I would definitely come back.

the condo was everything it was said it would be, all in good condition and working well. the support staff was great as well. for us we would like to have been closer to a better beach but i think this winter some of the sand at that end of town has washed out, the beah clubs at the end of the street were a good option. Gotta say i must have missed that there is no elevator and the unit is on the third floor, not a real problem for us but could be for some people.Joe the owner was very helpfull and responsive before and during our stay. thanks Joe!
