1700 sq. ft. townhome on the 2nd & 3rd floors which sleeps 8. Large deck with ocean view. Two parking spaces. One king bed, two queen beds and four twin beds. Third unit from Boardwalk (100 ft. to the ocean sand). Washer/Dyer, wireless WIFI, beach chairs and towels, kids beach toys, but no air conditioning.

720 Balboa Ct., is a Quiet Family Area, no noises or loud voices that disturb a neighbor are allowed as the units are close together. Loud BBQs or conversations on the deck can disturb neighbors. Older unit built in 1985 with bumps and bruises. There is also a unit below, and you must not allow noise to transmit to the unit below. College students and recent college grads do not work in this in this area. (5-star VRBO traveler rating or equivalent and 40 years of age required to rent this unit.)

Front deck faces south and gets sun all day long when the sun is out. There is also a third floor small back deck. Two parking spots, beach stairs, boogie boards and sand toys for the little ones. The kitchen, eating area and living room are one big open area, with Washer/Dryer off kitchen. Partial beach area view from the patio.

BEACHES
The beach to the west on the ocean side is situated by Lifeguard Tower 10. It is the longest and widest beach in San Diego, which stretches from South Mission to North Pacific Beach. There is surfing, body surfing, volleyball, other beach games and surf lessons .The second beach and water area are on the bayside. This bay area is quieter, less windy and 150 yards to the east.

DECKS
The front deck has a partial beach area view and is furnished with an umbrella table, 6 chairs, 2 lounge chairs, end table and a grill. Back deck is off the 3rd floor, it is small with no view.

COOKING AND EATING AREAS
Kitchen is stocked for basic cooking needs and BBQs. Indoor eating area has table and 6 chairs and there is also a kitchen counter with 2 stools. Front deck has grill, patio table with umbrella and 6 chairs.

LIVINGROOM AREA
LR has a couches and a futon, coffee table and TV and Wifi.

BEDROOMS & BATHROOMS
(Linens and towels are provided) 1st BR has a two twin beds, end table, and lamp. 2nd and 3rd BRs have queen beds, closets, end tables and lamps. Bathroom is across the hall with shower and 2 sinks.
4th BR is an upstairs loft with a king bed and two twin beds. There is an ensuite bathroom with separate bathtub and shower, and two sinks.

SUPPLIES
The house has linens, bath towels, beach towels, laundry, hand, dishwasher and dish soap, toilet paper, a roll of paper towels and a kitchen sponge. Please note we do not replenish supplies.

PARKING
There are two SMALL parking spots for a car or small SUV. The garage spot is: 8ft. wide, 19 ft. long and 7 ft. high. Large vans, large SUVs, Ford F-150 trucks or similar will NOT fit in the garage. Medium size SUVs, mini vans, small trucks and cars will fit, but it will be tight. There is on outside parking spot of similar size in front of the garbage cans.

There is NO PARKING In the alley behind the Garage. There is street parking, but there is street sweeping every other day at 8-10AM, and you can not park on the street during that time. There is also an overnight parking areas across from the roller coaster, which is a 1/4 mile away, and next to the jetty.

CHECK IN/CHECK OUT TIMES
Check in is 3PM on the scheduled arrival date. Check out is 10AM on the scheduled departure date. (Early check in and late check out may be granted based on availability.)

BEACH at OCEAN - Largest and longest beach in San Diego 100 ft. away, with swimming, surfing, body surfing and surfing lessons.

SEA WORLD - Water park shows and amusement park rides is a 5 minute drive.

No Air Conditioning, but opening all windows, blinds and front door, will cool the unit even in summer. Keeping all windows closed and the blinds drawn traps the heat in. Opening all windows, blinds and front door, will allow the ocean breezes to come in and cool the unit even in summer. There are some fans, but only use them while in the unit.
No Bathrooms fans.
No Bikes.
No Fireplace, as it is inoperable.
No shampoo or lotions provided.

NOISE, RAIN, CLOUDS
Planes take off from San Diego Lindberg Field Airport and fly over Mission Beach so you will hear plane engines flying overhead. The units in south mission are very close together and you can hear conversations from the neighbors while on the patio and in your unit. You will also hear footsteps from the unit above due to a lack of a subfloor between the units. Rain possible November to March and coastal cloud layer possible May and June.

Amazing Beach House – Perfect Getaway!

Our stay at Dave’s amazing beach house was absolutely fantastic! From the moment we arrived, everything was seamless—check-in was easy, the home was spotless, and every detail was thoughtfully arranged. The property itself was exactly as described (if not better!), offering a perfect blend of comfort, convenience, and charm.Dave was an incredible host—responsive, friendly, and truly committed to making our stay enjoyable. Week in San Diego

Everything about the property was great with one minor exception. The window blinds are in pretty rough shape and could do with repair or replacement - a minor point but because the rest of the place is great they stand out. We live near a military base so the planes weren’t a problem for us but if you’re not used to being near a flight path, bring earplugs if you want to sleep late. There were 5 adults and 1 teen in our group and the house was the perfect size for us.

Great time!

This house is spacious and close to the beach. It had everything that we needed. Me and 4 of my sisters needed a quick beach getaway. Dave took great care of us. He even went out of his way to get a large stockpot for our seafood boil. I would definitely stay here again!

Terrific Mission Beach Getaway

Terrific location, large and well-equipped kitchen, and lots of space for families. It was really great being right off the beach, allowing for beach visits in the morning, evening, or any time in between. Parking is tricky with a minivan, but doable by carefully backing into the outside spot. We had a wonderful few days and loved staying at this beautiful Mission Beach home (wish we could have stayed a lot longer). Good host; recommended. Thanks so much!

Great beach access, perfect for family gathering

We stayed for 3 nights in February during a storm, and David communicated with us great. He looked out for us and made sure we were safe. The kitchen is great if you don’t plan on making meals, but warming up food. The kitchen is pretty bare of cooking supplies. No shampoo or blow dryer and the master is the loft bedroom with two extra twins and you can hear the noise below.

This rental has a lot going for it. It's just off the beach with a lovely deck, two parking spots, plenty of room to sleep, and it's decently priced in a high-rent area. We were disappointed, however, that the furnishings were worn out and dated, the unit did not include basic toiletries, and the ceiling leaked when it rained.

We had a great time! It was clean and cozy. There was a problem with the hot water and the owner fixed it fast with great communication. Super close to beach and other things to do. Loved it!!

Wonderful family on the beach and in San Diego

The property is a very short walk to the beach via the court sidewalk (less than 4 minutes). Front balcony porch is awesome. Being able to hear the waves from the porch was an added plus! Rooms provided sufficient sleeping accommodations along with privacy. Bathrooms (main floor and upstairs) allowed for much convenience for preparing for a days adventure. Kitchen facilities were super. The overall atmosphere is bright and cheery with plenty of light. Be prepared for jet noise all day and evening due to being on the flight path for takeoffs from Linbergh Airport. There is a CURFEW restriction for flights from 11:30 PM until 6:30 AM, but once 6:30 AM arrives, a steady stream of jets begin taking off. Due to the curfew, no issues sleeping through the night.

Great property! Family friendly in quiet neighborhood!

This property is perfect for families! Plenty of room and so close to the beach. The neighborhood is quiet and close to shopping and entertainment. We had 4 adults, 1 pre-teen and twin 2 year olds. There was a crib for the baby and sand toys, towels and chairs for the beach. We will definitely stay here again!

Great Location!

This location is perfect for families and adults. Close enough to walk to Belmont but far enough to be away from the noise. During our stay the BBQ grills didn’t work but we called the property manager and he replaced them right away. Wonderful stay at the property!

You cannot beat the proximity to the beach, even my father-in-law with mobility issues was able to make the trek to the shoreline several times over the week. The communication with the host was quick, and any and all questions were answered/resolved quickly. As forewarned in the listing, parking is VERY tight. We have a ‘19 Toyota Sienna and with a little maneuvering and a few curse words we were able to fit in the garage and get a Hyundai Santa Fe in the parking next to the garage. The weather was unseasonably warm and humid for September, so the lack of ceiling fans and A/C was difficult to acclimate to, but several fans were provided. I would recommend bringing large box fans with you just in case. Overall it was a great stay! The house was carpeted which made sandy beach living a bit messier, so bring house sandals! Great experience overall!

Beautiful location

This was a family vacation that included grandparent, adult children with their teen age children. Everyone enjoyed it. We often have a much quieter secluded VRBO for our vacations, but this year we wanted a West Coast experience that included the beach. San Diego area was the choice. One family is from LA. The location was perfect! Although it is a very busy one with homes/condos in very close contact, we were surprised that the quiet hours (9/10pm-7am) were totally honored. The distance to the beach was about a block which was wonderful. We could see the ocean from the decks. There were plenty of beach toys/equipment like boogy boards, nice beach chairs, etc. David, the owner was exceptionally responsive to all of my questions/emails before our visit. And we were close to San Diego to take advantage of the city when we wanted to. Like other reivewers, we did think the home needed some updating, the carpet especially. There is a lovely smaller deck off the bedroom updstairs with a beautiful view of the ocean, but it is basicallly not usable as there is full sun with no umbrella. Furniture is somewhat rusted. We would have used that so much if there had been just a few additions there. The deck off the main floor is large, we ate all of our meals out there; plenty of chairs, nice grill. The kitchen is not as well stocked as other VRBOs we have stayed at. For 8 of us, there could have been more dishes and cups. There were exactly 8 dinner plates, but not 8 of other size dishes. We would have to run the dish washer more often than needed to have enough dishes for the next meal for example. Having said that, there were 3 drawers full of flatware. There is no AC, but quite a few fans. For the upstairs, we thought a more powerful fan would have been useful to blow in the air from the deck at night as it did get quite warm up there. There are 2 parking spots--which was great-- but they are very tight off a small alley way. Our cars fit just fine but larger cars I think might be more challenging. We would recommend this place for its location, and we had a wonderful family week there and again David, the owner was extremely responsive and helpful.

Family first

As a family, and with our new son-in-laws, we took our family trip. Found this property and it fit our budget. 3 min walk to the ocean, plenty of things to do, and a great time, possibly future trip for sure.
