Luxury Eco-Villa Tzabcan is a private, professionally managed villa located inside La Privada, the most secure gated community in Aldea Zama, Tulum. Designed for families and groups, the home offers generous indoor and outdoor living areas where guests can relax, gather, and enjoy Tulum at their own pace.

The villa combines privacy and comfort with easy access to Tulum’s beaches, restaurants, and attractions, making it ideal for guests who want both convenience and a peaceful place to return to after exploring.

Bedroom four features a queen Murphy bed and can also function as a fully equipped private gym, allowing flexibility depending on guest needs.
Each bedroom includes air conditioning and a flat-screen TV, ensuring comfort for all guests. Sleeping areas are well separated from social spaces, making the villa comfortable for groups with different schedules or families traveling with children.

Villa Tzabcan is located in La Privada within Aldea Zama, one of Tulum’s safest and best-maintained residential areas with 24/7 private security.
The neighborhood offers a calm and green environment ideal for walking and cycling, while still being within walking distance of restaurants, cafés, grocery stores, and essential services.
Guests also enjoy access to shared amenities including a large community pool, padel court, and common leisure areas. As this is a residential community, guests are kindly asked to respect neighbors and community rules.


GETTING AROUND
Transportation in Tulum is easy and flexible. Taxis are readily available, and rides can also be arranged through the Eiby Taxi app, known for reliable service and transparent pricing.
Guests wishing to explore independently can receive assistance arranging car, scooter, or bicycle rentals, making it easy to reach beaches, cenotes, and restaurants.
Private transportation can also be organized for airport transfers or beach and restaurant visits, offering a convenient option for guests who prefer not to drive.

The house was very nice. There were some issues with stained sheets that we had to ask to be changed. The washer and dryer to handle laundry was not available to us. We were told to use a laundromat in town. The jetted tub did not work either.
