✅️ Guests have a private, separate front entrance to the main house which can be accessed with code that will be provided shortly before arrival time.
✅️ The entire main house has 4bedrooms, but this listing is a 3bedroom in the main house. ✅️ During your stay in this suite, the 4th bedroom remains locked and unused.
✅️ For guests needing more space, we recommend reaching out to us to book the 4th bedroom and 3rd bathroom for extra costs
✅️ The 4th bedroom is on the main floor and has ensuite bathroom and a buttler kitchen

ADDITIONAL HOUSE RULES
Our goal is to make the stay of our guests as memorable, comfortable, safe, relaxing, and full of positive experiences as possible. To achieve this, we have established some important house rules to guide our guests in navigating their paths and to help them create good memories.

★ We encourage guests to be respectful of our property with the amenities by keeping them in GOOD CONDITIONS. Keep the premises safe and secured by locking the doors and gates when moving in and out.

★ It is good to note that this is a NON-PARTY home. If we discover an unauthorized party / event happening at the property the booking will be immediately cancelled with no refunds.

★ Our home is equipped with exterior cameras that record 24/7 to ensure the safety of our guests. If they are tampered with in any way during your reservation your booking may be cancelled immediately with no refunds.

★ To avoid damaging the system, please keep windows and doors closed when the AC is running. Do not run AC 24/7 to avoid extra charges.

★ Please keep AC temperature setting between 22°C and 24°C, anything below this range can freeze up the system. During winter, do not set the temperature above 25°C.

★ Smoking, vaping, e-cigarettes, Marijuana or any drug activities, hookah, and incense are strictly not allowed in the property. Violations may result in immediate termination of booking with no refunds and a flat rate of $800 will be charged for smoke odor removal.

★ Glitter, confetti, and streamers are strictly not permitted on the property.

★ Please DO NOT SHARE your access code with anyone other than the guests checking in with you.

★ To ensure everyone enjoys a peaceful and relaxing moments, please be respectful of the City of Edmonton's stipulated quiet hours from 10pm to 7am. NO LOITERING on neighbor's property.

★ All guests must be declared during the reservation. Any undeclared guests may be removed and will be charged a $115 per guest per night of stay.

★ Excessive/commercial laundry (washer and dryer) is not allowed. Extra charge applies after allowable limit of 2 loads/cycles per night.

★ Please NO SHOES are allowed on the carpets. Outdoor shoes must be removed and placed in the shoe rack/tray. Violations attracts extra cleaning charges.

★ To protect the bedding, we encourage guests to limit EATING and DRINKING to the dinning and kitchen spaces. Violations may attracts extra cleaning or replacement charges.

★ We encourage guests to clean up after themselves. Wash your dishes, tidy up your space, take care of your garbage. Additional cleaning fees may be applied if the house is left messy. Please follow check out procedures prior to your departure.

★ Please DO NOT move furniture, appliances, decorative items around, or enter locked/restricted areas. Guests will be charged for any damages as a result.

★ Children must be supervised and controlled at all times. Any guests under 18 must be accompanied by adult from the booking group.

★ Check-out is by 11 AM and Check-in is by 3p.m. A late check-out or early check-in fee of $100 per hour will be applied, that is, $50 for every additional 30 minutes. Late checkout or early check-in must be requested and approved.

★ Any violation of the house rules could be grounds for immediate termination and removal from the property without any refunds.

⚠️ ATTENTION
Please note that our property is a multi-unit dwelling with separate rental suites below this guest suite and is not accessible to other guests. Each suite has its own separate entrance and no space is shared.

🐶 NO PETS ALLOWED - Any violation of this rule will result in a fee of $500.

🎯 LOST & FOUND
Please note that we are not responsible for personal items left behind. We recommend double checking the property before departure. Forgotten items will be stored for 7 days, after which they will be donated or discarded. Any pickup or delivery of these items will incur a shipping and admin fee.

📭 MAIL & PARCELS
This property does not include mailbox access. Please do not use the address for mail delivery. For postal needs, consider renting a P.O. box at a local post office. For parcels, arrange door drop-off or depot pick-up. We are unable to retrieve or manage mail or packages for guests.

🛠 MAINTENANCE & ACCESS
In case of emergencies, we may need to enter the home without notice. For non-emergencies, we’ll always provide advance notice and keep guests informed as quickly as we can.

🚫 CANCELLATIONS
We adhere to our posted cancellation policy. Please read and understand this policy before booking. To protect yourself from non-refundable last-minute cancellations, consider purchasing travel insurance for the desired level of protection.

Guests are responsible for their group. We are not liable for personal injury, loss, or damage. Please report any issues and return all items to prevent extra charges. Any violation of the house rules could be grounds for immediate termination and removal from the property without a refund. Our home is not a hotel—please treat it with care and respect.
