River Road Villas is a private, gated neighborhood located on the Guadalupe River, 20 minutes from downtown New Braunfels. Just off River Road between the second and third crossings. The porch is the perfect place to enjoy the scenic cliff-side views with a cup of coffee and make memories! Another bonus, just a couple of hundred feet away from the front door is direct river access!

This is a luxurious 4br/3bath with a fully stocked kitchen with all major appliances including washer/dryer available for your use. Wifi and cable are provided as well.

***This is a non smoking house***

During the peak season, tube rental/shuttle service is available right next door for your convenience to float the river at Cap’s Crossing! You can enter the river straight from their location or rent tubes and get in at the private access at River Villas.

In addition, you will be close to many great “Texas Classic’s”! If you enjoy live music, the property is short drive the Iconic Gruene Hall! With many great BBQ options, boutique/antique shopping, and the largest water park, Schlitterbahn.

House was great, Brian gave clear instructions and everything was as listed.Looks like property is in the process of adding some rocks close to the river so the access heading down to the bank was not clean like it usually is. Manageable but not ideal. Can’t wait to see the improvements next year.

Great House near the river!!

Loved this house near the river! It had all the comforts of home! They thought off everything, from the wet bar downstairs, the smoker on-site to the private room with bathroom down stairs. We’ll definitely be back!!

Bachelorette party success

The property is very nice, we didn’t realize one of the bedrooms was downstairs and not part of the rest of the house but it was just fine and worked out great. We went after peak summer season so we were able to have the river access area to ourselves! Only downside was having to provide all of our own bathroom towels. Thank you Brian for a great weekend stay.

Property is not close to River. Pictures are deceiving, looks like River is just a few steps a way. Amenities not very nice for the cost. Would not recommend this place.

Great location and place!

Great place for floating the river with family and friends. Large living room and outdoor deck for enjoying the evenings. Kitchen spacious with lots of amenities. Location is prime with ability to walk to river and also walk to an outfitter next door. We went to the outfitter who gave us a ride a mile or two up river and floated back to the house. Brian was available and responsive when contacted. Highly recommend and we will be back!

Awesome Experience

Great experience. There is a tubing place right next door you can walk to and they will shuttle you up river. Also, beautiful piece of property with river access a short walk away. Overall would recommend this clean little condo complex to those of all ages.

Great stay on the Guadalupe!

We selected the property because it touted room for 14, 3 full bathrooms and easy access to the water. Our party of 9 had plenty of space and no significant competition to shower. The large covered deck was perfect for evening sitting and enjoying after dinner cocktails and a cigar. There is plenty of great dining in nearby Gruene. Even with all the neighboring homes being occupied it was generally quiet. Best stay on the Guadalupe yet!

Thanksgiving with family on the river.

The house was exactly as stated. We had rented 2 houses in area as a cousin owned a third. With 31 of us we had a great time. Everything we needed was there kitchen wise. Bring more bottled water than you thunk you need. We had a great time.

Great family getaway

Clean, well stocked- we cooked every meal, Outside deck is where we spent most of our time. Great location. The access walk down to the Guadalupe was tricky is you have bad knees - very steep but we all made it safe and sound!! We all had a wonderful time!!!

Amazing property would definitely come back private beach was great! Only complaint was it stated linens provided and that did not include bath towels so make sure to bring your own only hand towels provided.

Plenty of beds. Very nice kitchen and living room. Dish washer quit on us the next to last day so we didn’t bother to call. Kids loved access to river. We would suggest a lock box on the lower level as well as the upper level. We would consider staying there again

Perfect location, great house!

We had a blast! The location of the house is perfect and the house itself is great! Just one complaint; the floors obviously have not been mopped in a while. Walking around the house barefoot made for filthy feet. But everything else was on point!
